I was going to refer you to the fact that Teebawse said he wants this same type of door which includes the frames and architrave. Looking at the his 2nd pic. I can see a PU aerosol can and the architraves on the wall. A subframe is not required in this installation.

However, the installation of this door can be pricey ranging from 3-6k per door depending on site conditons and negotiations.

In the project i did, the client rejected the finished quality of the china doors he bought and condemned them. He later got a company in Abj who fabricated new doors with MFC. These new doors were quite heavy that the double door hinges on two of them failed before the installation was over. Both installs were done with PU.

U're right, I just noticed. His engineer shld have advised him to get such frame, instead of getting frame then constructing subframe again

Since the doors already come with frames, doing subframe is not compulsory. But adding the subframe will make the doors look more beautiful.

I asked cos I wanted to be sure, cos I knw it as architraves. Having architraves is not compulsory because it's function is just aesthetic, it's part of some door frames. But in this case the door frames can do without the architraves. What's best is to advise the owner of the aesthetic value of adding it to the door frames instead of making seem as if without it the door won't function properly. It's always good to be honest with clients.

What about Polyurethane foam spray. Thats what we used to install architraves in one house at Abj.

Those frames are designed with architraves so that's why the foam works with them. For the ones they're talking about the frames are hardwood/metal frames. The architraves here are just for aesthetic only, but the ones u install the architraves are part of the door frames.

I really don't understand sub-framing, what's the function of the sub-frame?

Seems it's only those in the south and east that are building O, where are those in the north & middle belt? I'm at ur service O..... architect with about 10 years site experience, residing in Abuja.

He really has done a good job conserving the space especially giving his positioning of rooms. Do you have any future plans to raise if so some allowance for this might come into plan.

It really is so busy and I would suggest that it has some symmetry. Need to keep it simple.

Do you really need 3 toilets in 2 beds. You can have a master ensuite and then have the second double as a visitor toilet. If it’s not a high rent area then it really is a waste of resources.

Your plumbing cost will be astronomical due to layout and no of them.

2 of the kitchens are backing off one another and in an enclosure too not ideal and intrusive. Increases opportunity for theft.

Generally it just does not work for me he really can do better.

I don't understand why we are more considered on been disturbed than giving immediate access to other rooms like that of children in case of emergency. There are other ways of separating disturbances from master room yet you can access other rooms with better noise control. Sometimes we think we keep them away from us only because we want to have some rest but forgetting what they can do behind us.

I didn't quite get ur point, but all I'm saying is no matter how close a family is the members still need some privacy. The family living is a general space for the family, for the master bedroom or any other bedroom to open directly to the living is quite inconveniencing.

What's all these privacy, privacy for MASTER. The master must be LORD at HOME. It is a FAMILY lounge upstairs not for visitors. I wouldn't want to be PRIVATE from my own family.

I like the flow of the design. Very airy and light. If the poster needs to be so PRIVATE from his own family, then he may change the position of the door, but to me it is just much ado about nothing. The design is good to go if it were mine.

Take it or leave it, accessing a bedroom directly from a family living is a design flaw. As a married man how comfortable can u be knowing that whatever you do or say can be heard from the next room? Ok, ur cousins, nieces and nephews, in-laws are they not part of ur family, abi they'll not be allowed into the family living? or imagine trying to take a nap and your kids are busy making noise, you go shout "keep quite" tire.

thank you all for pointing out the errors in the first drawing,we decided to do a new drawing so the building can face rigth side since a building will still be in front of it,here is the new drawing,God bless you as you drop a comment.the floor plan is for the rear building.

This great improvement, it's almost perfect. Just one suggestion, I feel accessing the master bedroom from the family living is not ok cause it affects the privacy

On the ground floor
1. Need to have an ante room
2. Guest room and v. Toilet shld be where the
kitchen is currently
3. The staircase shld be somewhere in the center propably where the dining is currently reason being that it's current position is affecting the upper negatively. It's actually not proper to access the bedrooms from the family living on the upper floor, so if the stairs is a kinda central position creating a lobby upstairs will be possible.
