This is how it works, if you are the one serving them a quite notice, then according to the law they have the right to stay for 6 free months. In this case most landlords will usually serve the notice 6 months before the next rent is due so that they won't need to stay for free. That means as their rents expires so they are leaving.

However if your tenants are saying they won't pay you for 3 months after which they would leave that's breech of contract so you can throw them out.

I stand to be corrected but that's my understanding from experience.

I dont think it will work like that and besides there is no way u will know that they are going to owe you prior to the expiration of their rent fee.
So how come u will know that they wont pay you after some months meanwhile their rent never expire.
