The only way to prove this is to take your surveyor to the land, pick the actual coordinates from the portion they want to sell you for charting at the surveyors general office in Alausa. The chart result would tell you the actual status of the land.

4. Ensure the Zoning Classification permits you to build

It is said that whoever owns the land owns it from the crust of the earth to the sky, however, this law don’t apply in some location according to government policies and zoning classification.

Before you purchase into any property, ensure you make proper enquiry on the location to double check if you can actually get state approval to build structures according to your taste.

Don’t make the mistake of concluding that because the person next to the land you intend to buy is building a high rise then automatically you should also get approval for high rise building.
This still brings us back to the No. 1 Commandment of real estate investment, which is having a goal.

For instance I have seen cases where people thought buying a land facing the express, they automatically have approval to build structures that would face the express road not until when they get to the land bureau they would discover that they do not have such approval to build structures facing the express.

5. Evaluate the Potential Returns on Investment on the Property

This point is very important when considering buying land or properties in any location. There are so many factors that contributes to capital appreciations and good returns on investments that you should look out for in the location you choose to invest in. Such factors include some government policies and economic indicators.

“Excision is the right of the indigenous land owners” How true is this?

So many potential land investors often ask me how true is this above sentence and my response has always been yes, excision is the right of the communities as the 1979 land ACT recognizes ancestral ownership of land but also it is the right of the government to regulate how excision is been granted to the villages applying for excision.

I presume the question that may be popping up in your head right now is what is excision?

Excision is the process of taking a part from a whole and that part that has been EXCISED will be recorded and documented in the official government record of the state called GAZETTE.

From the above definition, then an excision in process land is land that is still undergoing the process called Excision.

Highlighted below are some basic facts you need to know about excision in process land that most real estate developers will never want you to know.

FACT #1: Excision in Process is not a Land Title

Often times I see in some real estate companies advert that a land title is Excision in process. Well before Excision title can be granted to a land, it must undergo the process but it is not a criteria to give such land the title of an excision.

It is in the power of the government to decide if excision will be granted or not to a particular excision application.

FACT #2: Excision Application is 50/50 Chances

Most real estate companies selling excision in process land will never tell you this even though it’s a risk too on the companies selling. It is not all excision application submitted to the land bureau that is granted even when the land in question current status is not committed for any government purpose.

The fact that a KL file number has been given at the Land ministry does not guarantee that excision will be granted.

FACT #3: You Can’t Get a Red Copy Survey on Awaiting Excision Land

Do not be deceived, survey drawn for land awaiting excision cannot be lodge at the surveyor general office because the land does not have an approved land title.

FACT #4:  You Can’t Build on Land Awaiting Excision

Buildings erected on an excision in process land stand at a risk of being pull down by the government of the state.

As I have said earlier, the government recognizes the indigences have a right to existence, a right to the land of their birth and by default is expected to cede a portion of land to them. The natives are expected to do whatever they wish with the portion that have being ceded to them, any actions outside this can result to the government taking actions that may not be favorable to the natives and investors alike.

FACT #5:  In an Excision Application, the Total Area of Land Applied For is NOT Always Granted.

What this simply means is that if a community applied for 50 hectares of land to be excised, the government may decides to grant 30 hectares.

Now the implication of this actions for real estate companies that bought land from this community is that the 20 hectares that was not granted will lose their lands.

Some real estate company may compensate its subscribers by relocating them to another location different from the ones they initially subscribed for.

One sweet thing about land awaiting excision is that it comes cheap and capital appreciation is certain if excision is fully given. Therefore real estate subscribers should understand the risks involved

When excision is given then the land is no longer under government acquisition and processing of CofO (Certificate of Occupancy) is possible.

The term Omoniles means the traditional land owners. These omoniles are mostly feared because of the many havoc they had caused to real estate investors. These set of people never bothered if the day suddenly turns into night whenever they’re on rampage.

The omoniles antics includes selling a single landed property to multiple buyers, reselling of already sold land to another buyer after discovering that the land has appreciate in value and relocating the previous buyer to a more distant place, collection of taxes and fines on land already sold, selling of dispute land to buyers etc.

Recently, Lagos state government has made moves to find a lasting solution to curb the criminal activities of these unscrupulous elements called Omo Onile on commercial activities because of the nuisances and threats they pose to the peace of the citizenry and investors. The state government has taken it upon itself to enforce its rights over land in Lagos and to also to work with all security agencies to implement state government and private property rights in the state.

But before these laws will be put in place, here are 10 basic things you need to know about the Land grabbers (Omoniles) before commiting your hard earn money into their hands.

1. Just like you and I, the Omoniles are human beings with flesh and blood running in their veins and therefore should not be feared. Rather, you should strive to understand them and what makes them tick. By so doing you would understand them and know how to deal with them.

4. When Omoniles sale land to you, they never thought of keeping any for the future. The next thing on their mind is to marry more wives and bear as many children as possible.

6. If the above occurs, they become militants and will find a way of extorting money from you.

1.The Lekki Free Trade Zone area is geographically located in Ibeju Lekki. This area cut through Eleko Beach road to the free trade zone road to La Campagne Tropicana Beach Resort.

2. The Master plan of the Lekki Free Trade Zone area is designed to be built as a satellite city in Lagos for eco-city for residents, dynamic commerce and trade and modern industrial business.

3. The Free Trade Zone is being developed as a multi-product and logistics hub for the entire West African Region. Strategically located 60km east of Lagos, the zone is well connected by road, sea and by air. When fully developed, it will be spread over an area of 805 hectares and will house a number of petroleum and petrochemical complexes, agro-commodity and other manufacturing industries.

4. The Dangote Refinery and Petrochemical Industry is just 4 minutes drive from the Free Trade Zone. Dangote Refinery is a $14 billion project set to be completed in 2016. On completion, the refinery will have the capacity to refine 650,000 barrels of crude oil per day.

5. Opposite the Free Trade Zone is the Lekki Deep Seaport. The Deep Seaport is designed to handle about 6 million Twenty-foot Equivalent Units (TEUs) of containers. The deep seaport is proposed to be in full operation in 2019 and it is estimated to create 169,000 jobs directly and indirectly.

6. Dangote Fertilizer Plant is 4 minutes drives from Dangote Refinery. The refinery and fertilizer projects of Dangote Industries Limited were expected becomes it becomes operational in the first quarter of 2019 and were estimated to create a minimum of 235,000 new jobs, both direct and indirect.

7. The La Campagne Tropicana Beach Resort is another landmark on the Lekki Free Trade Zone axis. The Beach Resort is about 15km drives from the Dangote fertilizer plant.

That was the same way you called Lekki link bridge white elephant project, today it is standing as one of the prides of Lagos. May God keep you alive, healthy and prosperous to witness the day you and your family will ply the bridge in your hummer jeep in Jesus' name.

The present day Lagos State government under Governor Akinwunmi Ambode should look into the Lagos Badagry express way project as work have stopped for some few months now and the people in that axis are suffering due to the old bad road.
