spyder880: The rooms are formed at this stage, what I usually do at this stage is to call the attention of my client if he is in the country, place a line of single blocks and let him see how large or small each room is in real life and where doors and windows are positioned. We do this so he or she can make last minute adjustments to the plans before we lift off the ground.Spyder, I just picked something important from this idea. My builder have started raising the blocks and am feeling uneasy that some errors may be committed. When I last visited site, i noticed some extension beyond what's on plan. I pray the error in block workswill not be catasrophic. Feeling like jetting to site 2morrow. |
spyder880: we started the plumbing of this house, the pipes for the waste and water must be fixed now so we can cast the DPC on it.Kindly explain why u are starting plumbing at this stage. I just want to know my builder has not commit blunder by completing the DPC without plumbing. Is this another way of doing houseplumbing? |

spyder880: borehole works in progressSpyder, is it really better at this point to sink borehole? I believe cost will be saved from buying water but getting power supply and safety of the equipments(pump, generator) can be an issue. On second thought, your guys are permanent on site and can protect things. For some of us who do not have our site fully cover, it may be better to keep buying water till Carcass is finished. My own opinion. |
all4naija: The building foundation looks a little odd to me. It doesn't look like something done by professionals. I think the durability of this building is highly questionable.I am suprised by your statement. Anyway, we are here to learn, can u share what u saw that make you draw that conclusion. Nice one. The speed is good. But how are u managing Obio-Akpor boys? By experience, hardly can go for a while before they will surface. Pls u need to plan for their arrival to avoid unneccessary delay. keep it up. |

I will be taking from ur experience on this project to correct my mistakes of the former on my new project. Just to think of it, since cost is to be managed at this site, why was the water not saved for later use (pumped into the tank)? |
diordaves: It is not clients that demand foundation type but the properties of the soil. When you say clients "demand" you make it sound like its some kind of dress fashion where clients can "demand" slim fit or regular size. Most clients do not know the technical implications and so are not in any position to "demand". One cannot just impose an arbitrary foundation type just because one loves it with a passion. The question we should ask is if the architectural drawing was signed off by a qualified and experienced Structural Engineer. And again if it was approved by the "Town Planning Authorities". If yes (qualified and experience) the client should not worry overtly: the work is fine. But if the client is not too sure about the integrity of the principle actors; then he should worry.I have asked this question earlier on this same thread about type of founation. For area (lekki upland-with sandy soil) that is not water logged but flood proned, must I use raft foundation? Segcy moor replied that with block foundation,the building walls may be damp in such area. My next question is shouldn't placing water proof after filling the foudation before doing DPC take care of that? In this country, one just need to be prudent with money since is not easy to comeby. I will not to spend so much on raft foundation and later realised I can use blocks as well. Kindly help in shaping my thought. |

I am a muslim and I know some muslims have been radicalised to take the hatred level to killing anyone (including muslims) that they perceived does not share their concept. I will want to belief that the perpatrators dont't care the victim is muslim or non muslim. My worry is that this type of attack could happen to anybody. Except the guys claimed they know the soldier. Leaving that aside,the main one I can't comprehend is events after killing the guy. After killing in daylight, with people around seeing them, walking to show their faces on camera to the whole world and waiting to be captured by the police required answers. I could remember of an event during the peak of terrorism in Pakistan that an american/briton was kidnapped by terrorist group and beheaded. The video recording was done but in total contrast of what happened at Woolish. In the video, the terrorist masked, not to be identified and the killing was in secret. Unlike a perceived normal guys walking the street, butchered another man in a daylight and with no cause to run away. Another side to the event that keeps popping in my head is being hypnotized. When we first watched the video, my wife reaction was "were they remotely controlled from their village in Nigeria or what could make them do that?" I then remember the documentries I watched on national geoghaphic channels this year on how people can be hypnotized. In the programme a clean,law enforcement,morally upright guy was hypnotized to pick a gun, kill and rob victim. He carried out exactly as informed. People need to know a lot is going round and need to be very careful and prayerful. I do not for any reason or circumstance support what these guys have done and I believe it has nothing to do with Islam. Several hurrendous events have also happened and not done by so called "muslims". I hope things get clearer when the guys speak. But are we going to ever hear their own side of story, time will tell. Not heard till now from Boston bombers. |

I will advise you look for another properties. If you are to leave in there it won't be enjoyable at all.What is the benefit of owing a prop one can enjoy quietly. If it's for commercial, it may be managable to an extent. |

Kx: It sounds funny but it is true.People need to understand what secularity actually means. Nigeria is a secular country. From Wikipedia "A secular state is a concept of secularism, whereby a state or country purports to be officially neutral in matters of religion, supporting neither religion nor irreligion.[1] A secular state also claims to treat all its citizens equally regardless of religion, and claims to avoid preferential treatment for a citizen from a particular religion/nonreligion over other religions/nonreligion. Secular states do not have a state religion or equivalent, although the absence of a state religion does not guarantee that a state is secular." It is clear the muslims are not asking Lagos state to make use of Hijab mandantory on all pupils but muslim students only. It is part of the faith for muslim girls to dress in certain way anywhere including schools. This can not be compared to Cele/traditionalists who chooses certain dress for certain event. Mind you nobody have said the muslim boys should wear jalamia(long robes) or turban to school since it was never compulsory to do so. kindly note that issue being discussed is about public and not private schools. I will also not support any muslim going to fight for hijab in any private school owned by non-muslim. That is not fairness. |
Its quite educating following this thread. I just need some clarifications from the experts on type of foundations. Before now, the only type of foundation I know is just 3 to 4 coaches of blocks buried in the ground. Perharps, I relate most with constructions on dry land. Through this forum, I have seen & learnt about raft foundation in water logged area especially in Lekki axis. I could also see that it cost much. So if I buy land say Beechwood estate or area upland of Lekki/Ibeju that I can see is dry land, must I still construct raft foundation? Is it just in case of tsunami from the nearby ocean or everywhere on Lekki must have raft foundation? In these era of austerity measures, isn't that waste of my hard earned money. |

Good day guys, I need ur help on these estimates. I am just about starting a project of 4flats of 3BR and 4BR duplex in Ibadan. When I got the estimate my jaw drops and I feel I may need to know the total cost of this project.For foundation only (on dry land)excluding DPC, I received an estmate of N2 million & N1 million for the 4flats 3BR and 4 BR duplex respectively.That is to cover both labour and materials. The 4flats 3BR dimension is 27m by 12m and d duplex is 11.5m by 9.5m. Pls help me if this estimate is for real and likely estimate to finish the project. Here is the total breakdown: For the 4 flats of 3BR: Materials: 2500 9" blocks@160 = N400,000 Laying of blocks- Cement 50bags @1700=N85,000 and 40-ton sand-N80,000. @Nissparts, I lost my radiator cover before and since I changed it I do loose water from my 05 pathfinder. I have changed about two but the problem still persists. I suspect the cap am using cant withstand the water pressure under hihg temp. is this right or any other cause? If this is correct do you sell and have in stock new 2005 pathfinder radiator cap? How much? |
