Still in the site this morning, we bought a tank of water and pumped up to a quarter of each tank here. We are currently testing the connections, the flows and areas of leakages. We are fixing up all noticed leaks now.

Oga spyder, I was unable to see full picture of the toilet/bathrooms but it seems u use shower mixer all through. Considering this project is for commercial and residential, I want to believe shower cubicle may be too much in cost and difficult to maintain by occupier. Pls correct me if I am wrong.

Sorry for d rework. I want to assume one sumo pump will be used to supply from well to all flats. Please, I am interested in knowing how water will be pumped to each flat by occupied tenant without sharing control with other tenants. As little as this matter is, most often is a challenge in multiple flats.

The building is plumbing equipped but this is to serve as an alternative water supply point. We planned to sand fill this well and close it but considering how this well helped us with water supply during this project, we decided to leave it where it is and now raise it above the compound level.

If you understand Enugu and the water scarcity here, you will see the need to keep this alternative just in case. Meanwhile the occupants can use this as water supply for washing up clothes, cars etc while the main water supply will be for domestic uses in the flats.

Spyder, sorry to take u back on water distribution. I always imagine how pumping of water in mutiple flats is being managed. I can assume perhaps one tank per flat is used but who control the pump especially when only tenants occupy all flats? I will like to learn from u if this challenge is managed during your design. I have witnessed fight btw tenants over who will use his/her electricity/generator to pump water for all. Do you install heaters for hot water in all bathrooms of this luxury flats?

Well done team. I can say, I followed most discussion on property section with less time to talk (mean write). One of the best take away from this section for most of us who struggle hard to make this money is getting more and better done at reduced cost. I appreciate all comments and contributions so far.

Recently, I am at finishing stage of my project, getting ready to intsall windows and I have been going through many quotations for the job. Before now, I am an ardent fan of Tower product. I used it for my 1st house 10 years ago and I loved the colour,thickness & weight. Recent discussion with an installer pointed that I may be disappointed with available Tower profile thickness and variation in colours (for same order) compared to 10yrs ago.Though, I found this statement suprising and wish any house member can shed more light on the allegation.

From my discussion with the guy, I asked my self if I go for other product of lesser thickness and save 30-35% project cost won't that be worthwhile. Am I missing any other thing that the window won't be heavy? why do I need the profile to be thick or window heavy any way? I should feel cool, In as much as my window design does not introduce much overhanging weight. At least,those louvers windows with less metal used by early generations are still there intact (no shaking). With all these economy crunch, man needs to wise up and know it is not business as usual.

I really love the finishing on the Turkey Metal Doors but the price is not easy in the pocket, especially if you need to buy a lot in the 4ft format.
They are not compared to the Local doors at all.. but for the budget, I am sure the local doors will also serve the purpose.
But some of the Local Metal Doors from "Muyesky" design really look good, you may want to take a look at them too..

Thank you very much sir but your definition of "expensive" seems to be very subjective. Roofing aluminium has ranges, grade and different prices, depending on the quality and the make. I am sure you are aware if this since you already have the impression that this is too expensive. Its a 0.55m and not 0.45m aluminium used here, a step tile and not long span(metral) aluminium also used. Its a Tower and not China. The total square metre is 500+, add that together with labour, accessories and transport down to Akure and let me know what you come up with. Should I be found wanting, please feel to castigate me. For now, let me work in peace and let the people that appreciate that quality and quantity are two different settings. By the way , its N1350/sq metre. Pls, get you calc cool.

Welldone Muyesky. I need clarifications on these roofing stuff. Does the the total square meter include facial cladding, ceiling cladding, ridge/gutter? I am just imagining if that is for only roofing sheet. Is this price (N1350 psqm) still obtainable for Tower as of August (this period)? What about these other product Qualitec, MINL, Kolokote, 1st Aluminium- are they of good quality and can match Tower? From ur experience, on stone coated sheet, are the local product (Tower and Qualitec) actually better than foreign product? I laernt they cost more than those imported.

Weldone KK. It seems as well that the security house is going to be at a distance to the gate. I can't see any space that can accomodate the house close to the gate. Are u considering upstair security house? for effective gate monitoring and security.

I am also interested in knowing about the gypsum. So so waiting. Meanwhile, I need clarification on quality of aluminium roofing sheet and stone coated. From my little finding, nigerian made (Tower and Qualitec) are more expensive and learnt are better than imported ones ( not made for tropical region). For aluminium sheet, many local products (tower, qualitec, MINLMINLlokote, 1st aluminium, AGEX) abound. Which one is the best in quality n price. Pls share ur opinion? Trying to avoid confusion of the desperate marketers on & offline.

You should re-read what I wrote. I do not object to using science but for beginning and ending of Ramadan, physical sighting of the moon takes priority. Visual aids people used to search is also from science and is accepted but scientific calculation can only support the sighting.
It is just like weather forecast that someone will say considering all these dat rain will fall but Allah can still do otherwise to prove science wrong and to show His ultimate control of his creation. When people come with calculation and say new moon can not be born in a specific day(within the end and start of new month), ask them if they are Allah who created the moon. On the last note, if our leaders committed an error on this, they are to answer for it. I believe our unity is more important than the division. pls I am still looking for where Eid prayer will be said close to Agege/Ikeja. I prayed Allah guide all of us aright.

ShehuAba: Eid Mubarak to my fellow Muslim brothers and sisters here. Though these controversies are tiring but am pretty sure the NSCIA will come out better and stronger.
But to me, oloyede didn't do the right thing, at least he should have told premium times to wait for him to confirm from the sultan. Now this is a big issue as most south west, I believe won't observe their Eid today.
But as a Muslim in Nigeria, you don't have to fast as it's contrary to the sunnah and sharia. As for those comparing us to some other countries example Saudi Arabia that doesn't hold water as Islam never taught us that.

Alhamdulilah for the end of ramadan. I anticipated the difference of Eid- fitr day at the end of the fast. The controversies btw physical sighting of the moon and using scientific calculation should never arise in the first place. As muslims, we are directed to physically sight moon to start and end the ramadan. Once anyone that testify to Shahadat claimed to have sighted it and announced by the muslim leader, we are to follow. If they are wrong, they will answer for the wrongdoing of other muslims but if they make mistake, I know Allah will forgive them of the wrong doing of others. For anyone to now base his start and end of Ramadan on scientific calculations and eventually that do not conform with physical sighting, he/she will account for his action individually.
I live in southwest and already listen to announcements that tomorrow will be Eid as against Sultan's announcement. I will not fast today and can go to eid tomorrow. Can anyone let me know any eid praying ground close to Agege/Ikeja that parayer will be said today? I wish to attend.

You failed to realise a golden rule of doing to others what you can accept back. This war can be traced back to 1948 when Isreal was made to occupy palestinian colony by the west. By then, palestinians were not terrorist and suicide bombers but many things change along the way. In as much as I will not support terrorism, truth must be said, who is more of terrorist btw isreal and paletinian? Check the map of that region from 1948 and you will realised how isreal has occupied palestinian land forcefully over time. Also killing them is also to aid more occupation. You talked about palestinian should not be independent inorder not to purchase nuclear weapons, but Isreal has and use other massive weapons on palestinian people. Any reasonable human cannot support what isreal is doing to Palestinian. Beyond religion differences, it is inhuman. The only way to peace is to be just, address the injustice and do to one another (Palestinian/Isreal) what you can accept.

Brabus NG: Beyond Design: Is the land so precious in thy sight?

A piece of land that looks gorgeous to the buyer’s eye may look like trouble to an experienced builder. Issues such as soil type, the presence of ledge, high water tables, poor drainage and accessibility are just some of the issues that can complicate construction and drive up costs. Obviously Sir Qc-1's site is no exception. In his words, he keeps saying "Bosun, iwo lo ni ki n maa bò o" (Bosun, you asked me to come.)

What we are up against

So many issues with the land. First it's the last plot at the end of a steep slope which drops more than 12ft below the road level and worst still, it is in a water-logged zone. So, we will be fighting against surface water, including runoff from rainwater and drainages, efflorescence, rising damp, erosion and flooded compound.

Good reason for prospective homeowner and landowners to follow this thread.
I believe this is the best time to sneak into the class after watching (reading) all drama through the window. Men, chairs and tables have been flying around. I can only assume that Brabus has same problem just like me. There is time to say NO and stay within your limit/boundary rather than rubbish yourself. Over the weekend, my wife reminded me how I managed construction of my 1st house. I allowed friends, workers and suppliers get away with many things (poor quality & high price), I could see them but kept mute, just because I don't want to cut relationship. I later learnt business is not meant to done as such. My sincere advice to Brabus is set your boundaries for your project and come rain or shine, ensure you do not go out of it. At the stage you are now, you should stop jumping on available jobs rather finish one well and let clients refer you based on quality job done. Learn from Spyder's experience. Money and jobs do not come easy. Fumbling on available ones is not acceptable to anyone. Kindly resolve your current problems and move on. Please let's hear happy ending on Qc-1 project. Wish you well.

spyder880: When the owner of this house first invited me to come and join in the building of this mansion, I had a fairly good idea of how the final product will look like. But I never thought it will be as beautiful as it turned out to be. It was challenging from the first day till even yesterday, but we all fought the war till the end. All glory be to God for giving us the power, we thank the landlord for giving us the opportunity to serve, and for being very supportive through the ups and downs of this project. As this project is coming to an end, we want to thank everybody.

We thank all the members of my team both the inner and fringe members who worked tirelessly to make this possible, we thank the community of people we met here, we thank the suppliers and contractors who helped us arrange everything. And finally I thank you all of you for being here for us. I will mention names later but una sabi unaselves sha grin May God bless all of you. We will continue to post here but this is to officially bring all updates on this thread to an end. I am bringing the costs together and will reveal a rough final figure for everything.

Major problem most of we Nigerians have is that patient to go through things thoroughly. Jumping from 1st page to the current page can't make any explanation or reasoning behind cost change to be clear. Spyder gave more than enough info on this house and the least anyone should do is to go read them out. Most of these information can never be gotten from many places or professionals. If to say Spyder moved from inital quote to the current one without explanation, most of us would have asked same question on why price change. As a potential client, the least I will expect from you is to research your contractor fully. In summary, we u take or leave this mansion at N14M offer?

My friend, welcome to the thread. I assure you of one thing, you are entitled to your opinion and it helps allof us here to learn some things about the building process.
Let me begin by stating the initial challenges we had in this site, we overspent on the first stage because of the terrain we met. I was expecting to work in a dry soil without water, but the area became waterlogged after the first few feet. This made us to take additional steps to fortify the foundation by doing a mini-raft foundation which was not in the budget. My client was also very understanding and approved additional funds.

The second stage was almost level with the previous budget, our costs of granite was high, but the quantities I gave were correct from the start. I did not budget for the type of window we did in this house, neither did I budget for the frontal porch projections, the heavy double (or triple sized) arcs. It was single in the house plan but since my client wanted them done, he paid the extra.

The parapet was unusual in its heave from the wall, more funds were needed to fortify it, more metal reinforcements, more labour and materials, he approved the overspend. We raised the height of the roof, and I immediately knew we were going to overspend on roofing materials, but that was what the owner wanted, and we must do it.

We are still doing more homes, the learning of this location is a guide to me as to future costings. But we will continue to build strong, beautiful houses for Nigerians with utmost transparency.

We are currently building a 2 storey, 6 flats of 3 bedrooms block with only N16m in Enugu, YES WE CAN!!! grin

Spyder, to say the least I am impressed. Building house is not theory. Present cost being above the stimates was expected and known to all of us following the thread from initial stage. Simply put to anyone who has not followed and can't take the time to go through the pages,if you are offered to buy this mansion at this stage with N14M, will you take it or leave it? At least we see many carcass sold at higher prices. Back to ur football with son, hope is not local El-classsico? Enjoy urself with ur family.
