OnetimeOnly: I'm going to be keenly following this thread. Just asking is there any way you could have cleared the site without cutting all the trees... sometimes the trees add a nice flavour to the compound instead of just interlocking blocks.
Btw.. does your plan make use of the land slope or levels it..the fence makes it look like you are taking good advantage of the slope.
Thanks Thanks for your question. It was very necessary to cut down all the trees in order to assess the size of the plot bought and to provide access to the site. I will definately create some landscaping green space and plant some exquisite trees. The bungalow is located at the bottom of the slope so we had to level it for the foundation. At the top of the slope there is space to build a 3 storey building which would have a basement/underground bunker included due to the steep slope. |

I started by fencing the plot of land in order to secure its perimeters. I had to be physically present to commence this phase.

The land had 15 Palm trees and was like a jungle. I paid N75,000 to fell the tree's and clear the whole site (150 x 100)

I have decided to diarise my building experience involving the building of a 3 bedroom Bungalow + Penthouse at Calabar (close to Tinapa). Since i'm based in London I have decided to project manage the construction in phases by myself each time I visited Nigeria. I bought a 150 x 100 plot of land in June 2014 and visited in December 2014 to oversee the fencing of the plot. In August 2015 I visited for the excavation phase to the German floor phase before leaving. I also annexed a 50 x 50 plot next to mine during my visit (a good place to locate the 2 x 3 bedroom flat BQ, Borehole, Generator room at the back of the plot).
Features: Ground Floor Ante-room, Lounge, Dinning room, Kitchen/ Store, 3 Bedroom (ensuite -including Visitors room), stairwell, visitors toilet.
Penthouse: Masters bedroom ensuite with balcony, Second bedroom ensuite

As an investor in the NSE since 1996 I have followed Warren Buffetts advice that you shouldn't have more than 10 stock in your portfolio.
I have just re-balanced my portfolio and I have 8 stock that I've invested in for long term purposes with the occasional CICO/JIJO when the opportunity arises. I am looking for recommendations from my bnsitl for which 2 stock I need to add.
In my portfolio I have: FBNH (since 1996) Dangote Sugar GTB Zenith Access Flour Mills Oando UBACAP (my wild card for speculative purposes)
Any suggestions on any 2 stock that I should add to balance my portfolio ?

An employee ( given employment contract letter) slapped our tea girl ( not given contract letter). The girl was dissmissed after bringing soldiers to office premises to beat up the one that slapped him. Now she has sued the company saying she was dismissed unjustly and the company should pay her 500,000. Pls how do i handle this? Help its urgent. If the Tea girl does not have a contract of employment, the employer can terminate the contract of service being provided by the Tea girl for being a party to an assault on a member of staff (thats a sackable offence). The Tea girl was not an employee and can not therefore sue the employer for breach of employment contract. Call her bluff and tell her that you will see her at court to defend the 'unjust dismissal' allegation ( and think about a counter-claim as a deterrent) Even if the Tea girl was an employee she should have been summarily dismissed for gross misconduct (after an investigation ) for her role in beating up the staff member . The staff that initially slapped the Tea girl should have been given a 'first and final warning' for his unprofessional behaviour. (In most organisations that is a summary dismissal offence). However, the Tea girl can sue the Employer as a result of vicarious liability, that is, the law that holds an employer responsbible for the actions of the staff that slapped her and claim compensatory damages from the employer. In a workplace siutation, an employer can be liable for the actions of its employees, provided it can be shown that it took place in the course of their employment. There is culture of gross indiscipline and bullying in your organisation which needs to be addressed by yourself. You also need to put in place robust policies e.g Grievance, Disciplinary and Dignity at Work policies in order to create a conducive atmosphere of employee relations in the office. Lastly, go and read books on HR and build up your HR competencies to enable you to excercise the credibility to perform your role as the HR Head. |

LondonCool: All Bank statements do get verified by the Risk Assessment Unit. The only way for an "Oluwole" bank statement to get confirmed as authentic by the BHC is if the Bank manager or Bank Official who verifies the bank statement corroborates with the person who made the visa application (i.e an insiders job). Once the bank confirms the statement as being authentic the RAU of the BHC rarely overturns the confirmation.
@ernal, When you submit a company bank account for the purpose of proving financial ability to maintain yourself throughout the duration of your UK visit you have to also prove that you have access to the funds and that you have the mandate to use it for the purpose of travelling. You should be able to show a resolution of the company where it was agreed that you could use xxxx amount for the purpose of travelling and that you are also a signatory to the account too.
Also, ECO's are now directed to refuse visa applications based on all 5 reasons of Section 41 of the Immigration Rules, so it would not be only your company bank account that would have been a problem but also the fact that they were not satsified that that you would be genuine visitor based on the whole of Section 41
[b]Section 41. The requirements to be met by a person seeking leave to enter the United Kingdom as a visitor are that he:
(i) is genuinely seeking entry as a visitor for a limited period as stated by him, not exceeding 6 months; and
(ii) intends to leave the United Kingdom at the end of the period of the visit as stated by him; and
(iii) does not intend to take employment in the United Kingdom; and
(iv) does not intend to produce goods or provide services within the United Kingdom, including the selling of goods or services direct to members of the public; and
(v) does not intend to study at a maintained school; and
(vi) will maintain and accommodate himself and any dependants adequately out of resources available to him without recourse to public funds or taking employment; or will, with any dependants, be maintained and accommodated adequately by relatives or friends; and
(vii) can meet the cost of the return or onward journey.; and
(viii) is not a child under the age of 18.[/b]
An ECO does not have the sole right to issue a Visa they are all quality-checked by the ECM before a Visa vignette is endorsed into any passport. It is not a lottery whose outcome depends on the "feel-good factor" of the officer in charge, the reasons for refusal are always given so if you are aggrieved with a decision you are free to seek for an initial reconsideration or appeal. 50% of Appeals do get overturned by the Appeal Judge at the AIT. LondonCool: My friend, go to Travel lodge website and book their London hotels they are the most cheapest you can get. They also have hotels around Tower Bridge, Stratford , Blackfriars, Aldgate, Kings Cross, etc which are in Central London (apart from Stratford).
Get a proper convincing travel itinerary. E.g. Day 1: Taking the Big Bus Tour around London Day 2: Visiting Westminster- House of Parliament, Big Ben, Buckingham Palace, Change of Horse Guards,etc Day 3: Visiting London Eye, London Acquarium and taking a Cruise across River Thames. Day 4: Museum day- visiting Natural History Museum, Science Museum, etc Day 5: Checking out Demons at the London Dungeon Day 6: Shopping day : Shopping at Liverpool Street Market, East Street market , Oxford Circus, Westfield Shopping Centre. Window shopping at Harrods and Selfridges. Day 7: Visit the Tate Modem Art Gallery, strolling by the Embarkment, locating Trafalgar Square. Jermyn Street is close by , so include shopping at TM Lewin, Hewes and Curtis and Savile Row tailors. Day 8: Visiting Nigerian restaurants- 805, Wazobia Restaurant and Calabar Kitchen ( all along Old Kent Road). Day 9: A visit to Emirates stadium ,etc
This is how a proper traveling itinerary looks like( no need to add visiting London Underground, lol).
Day 5 was only tongue-in-cheek, you can remove the Demons there. Greetings !! |
