1, assuming I want to collect 250,000 ($1000) for 1 room self con. If I collect one year, 250k is 1000 dollars. Next year, 250k might be 500 dollars. The money has lost value by the minute.

2, let's say a tenant pays for one year, after the first year he starts telling you story for 3 months, you get tired and give them quit notice. You give them additional 6 months to move. They have lived in your house for 9 months without pay. Now its not their fault sometimes, it's the govt that is telling u how to collect rent that is owing them.

The landlords are not the problem the govt is. If for example I want to build a house that cost 10m but I have 5m. The government gives me 5m loan for 10yrs at 3%. There it will be easy for anyone to become a landlord.

There will be more houses. Then there will be competition in pricing. It is now landlords that will be begging tenants to come and take the houses on their own terms.

But when you leave the landlord to bear all the burden alone, you have no right to dictate to them.

Whenever the govt wants to do something they tell you how it is done in western countries. But when it's time for govt to live up to their responsibilities, they tell you we are a developing nation.

Price of dollar and building materials are stable in developed countries. Landlords can plan over a long period because the currency is stable.

Govt supports the citizens, both landlord and tenants.

In Nigeria, you are on your own. You pay for light, you buy fuel for gen, you buy fuel for car. You raise your own capital for biz, you buy land, build. Then govt comes to tell you how to charge.

Let the govt fix financial policies, housing will address itself.

Why are you guys being ignorant. Landlords started the 1yr/2yr system because the government failed in it's duty to provide a credit rating system. The reason landlords would rather collect advance payment is because they have NO FAITH in you. Landlords do not want to have to beg for rent every month. There are areas where electricity bills are shared. Do you know how much effort, it takes to get the tenants to pay every month? Some tenants will refuse to pay while putting others in jeopardy.

Also, if a tenant refuses to pay, there are laws protecting the tenant. You can't just evict them right away. You have to go to court, give them eviction notice etc. At the end of the day you will lose 2 months or more extra rent. Then you have to start looking for another tenant again.

This is a foolish policy. Nigeria is not ripe for this yet. The only way it will work is if they ENFORCE direct debit from the tenants employer.

Well, there are diffrent angles to see a matter from. The fact i didnt see it from this angle does not make one ignorant.
Your arguement is spot on by the way. In as much as i dont like the 2yr down payment, i dont also think the monthly thingy is fair on on landlords with the current situation of d economy
But as u know, we are not d one that makes this policys we can only argue about them.
But what i would have prefared is at lest a 6months-1yr down payment. And ur rent must be renewd 2months before expiration of the rent so in such case if a tenant defaults he would use out of the months he has paid for on court case if he wishes and at the end of the court duration the house owner dosnt have to loose rent.
This is how fair on my opinion could help both parties.

They collect at least 100k for agreement and commission without any paper signed + two years house rent + damages etc: this means you are spending an amount in the region of nothing less than 450k on a room self-contain. Now, how can an average graduate collecting 40k cope with this?

My last leave I spent in Ivory Coast opened my eyes to some evils being perpetrated by landlords. Their rent is being collected monthly and no tenant will pay you a dime till the end of the month.

Does this mean that the Landlords were not paying tax nor pay for some community projects undertaking? Did government help them to build the house? Are they paying for house material instalmentally?

For me, there is no doubt that this will be of help to common man if a law could be enacted and implemented to curb this menace.

Even if he is collecting 100k every month its still not easy to count 450k just for rent let alone 40k

Where I stay then in lagos, Landlords will buy the land, pay up to 100k to omonile I'd you want to do foundation/ German floor, you pay again when you want to deck it(for story buildings), you pay for roofing too

Then it's the landlord that will cooperate and fill the street, drainage, extended the light to there street, pay for transformer/ wires to run it.

Then all those fashola people(different levies) will show and paint red in your house, you will pay. Then you want to now tell landlords how much to collect... SMH

Discipline yourself to live on 30%
After the 10th generation, invest 60% of the savings and reward yourself with 30%. Save the 10% for rainy days.
E.G.
Income: 100k
Savings: 70k
Live on 30k
By 10th gen.: 70k x 10 = 700k
Invest 60% of 700k= 420k
Reward yourself 30%=210k
Save 10%=70k.
