*Straight to the point*
What would you do if you were in a situation were you had a client who so needed a house for sale after searching for quite sometime, he got nothing. *not mentioning any names* Realtor or no Realtor pls help me.

This supposed buyer need a 4bedroom semi detach house with 1room bq and had 35m for the house in an estate around chevron that's the area we could try searching for a terrace not duplex for that amount, at that amount but we couldn't secure it. I recalled my client wanted to sell his house off so he could commence other projects.

It was almost impossible if not after a week of constant calls and friendly discussions, the owner agreed. The privately developed house was been sold in lekky county estate, valued at 45m and after much he heeded after days of constant discussion on why he should sell at N35m.

Earlier, the buyer was happy and said ahh! Bro if you could secure and convince the owner to sell at N35m, I'd give you an additional 100k asides the 5percent. I didn't care about the promised additional 100k but my 5% commission which we already had undertook an agreement for effect of agency fee after House documents has been transferred.

This was in August 2015, Now his finance wasn't even transfer or direct but a supposed bank finance that was to take 3weeks, I had to convince the owner that buyer is a serious man. Meanwhile the owner was in the UK, doing distant convincing was another ball game entirely.

This has been a very annoying, stressful transaction that has really weighed and stressed me out for months, but I no shout. smiley I can do all things through christ who strengthens me.

I had to be convincing the owner in the Uk that this man his serious and wants to buy, we were yet to hear from him since 2weeks after his offer for N35m was accepted. He said he was waiting for the bank to contact him with the ready funds, that they have opened the facility for him to buy the house that they would send their valuer to come and inspect the house. Now the story had changed after some of his bankers inspected and said a valuer would come for inspection. It was now a mortgage company handling the transaction. This now had turned to one month, owner was pissed that his giving this offer cheap and yet all this back and forth.

I was just in the middle of the tragic drama. The Buyer now sent a letter of exclusivity that the owner should remove the property off the market so he'd be convinced that as he has paid the bank to facilitate the transaction to buy the house and doesn't want the money to hang that he'd lost it because it wouldn't be refundable if he sells the house. The period that was to last was for another 2weeks.

I adviced him to drop money to commit some funds to owner so he'd believe he is serious, he told me he doesn't have that bank is financing I should just be talking to the owner and convincing on his behalf.

The owner was unhappy with me because he had been stressed with documents here and there yet no head and no tale and no commitment from buyer after 2months, He trusted my judgement and believed I knew what I was doing, how can in the 3rd month your buyer hasn't come through, even to commonly drop 500k to commit he can't. Before buyer put pen to paper was something else.

I still cajoled and professionally lead the owner on to know he is very interested. I had met the mortgage bankers and I inquired from them and they say *we are on it* they had been on it for months.

Even going to the head office to get documents which wasn't my business, as owner accepted 35m that's were my business crosses.
Basically, i was in the heat for 3 and a half months but didn't complain but I have to. Fast forward to yesterday : 10/11/2015 they exchanged documentation and the house key and buyer is saying the light connection, house transfer documents cost him like additional N4m and an Outstanding management fees on the house from year 2013- year 2015 and he paid that yesterday.

After handed documents I asked for my cheque because in the morning he told me that he'd sign Me a cheque because exchange, I asked for my change. He said change of plans that he used that money to pay for those fees and till tomorrow(today 12/11/2015) he call me for my cheque.

Last night(11.11.15) the buyer mailed a new agreement and said the old agreement is cancelled because I told him only after the transaction had started that there were extra charges.

That he'd pay 700k and that's after convictions.
I am a family man and have my own responsibilities, 3months took a lot.
I still have my agreement dated on 24/08/2015 that he acknowledged paying me 5% commission as soon as transfer of document has occurred.

My Brothers and sisters, if you were in my shoes and someone is ripping you off from your hard, stressed earned funds.
At the end of year you were expecting to get of N1.750m but surprisingly telling you he will give 700k, he actually said 600k before, what would you do? Seriously need your opinions.

Please, what would you do if this was on you?

Your story is quite interesting. However, it's heavily one-sided. I'll tell you my own experience from the other side of a property acquirer. I don't intend to put all you "agents" in the same boat, but i know for sure there's a common streak running through you guys' activities.

When I got back from the US and wanted to get an apartment on the island, I went through hell from one agent to the other. The only thing i saw in all of them was an intent desire to simply take my money and vanish. Some of them hadn't even been to the house they wanted to let out for years and yet are willing to immediately claim that everything was okay and working. And each time i ended up in the house, there was much more i had to fix with my own money. Even at this, the agents are never willing to let go one naira of their own money/agreement, which for the life of me i don't even know what it means.

Did you verify first that the house was in order and papers complete before moving to sell and supposedly putting in hard work? I think the owner was well within his rights to pay you less cos u didn't do a good job to start with. Apparently, all your attention was on the paltry 1.75m to start with, and never was on doing a good, thorough job.

Let me take on this question. I will try to skip the part you do not want to hear: "mathematicians can work anywhere"(even if my trajectory of arguments will spiral through that path).
In our present society mathematics plays an important role in the development of science and technology. This spans over several fields like {medicine, epidemiology, engineering, finance etc}. I usually do not divulge information, but for this question let me make an exception. My second degree was in mathematical modelling in the u.k. Mathematical modelling is the process of capturing real life process into mathematical framework, solving it in the context of using mathematical techniques hence gaining insight to real life process. Let me give you an example for instance if there is an outbreak of a disease, what are the strategies one can implement to try to curb the spread of the disease. should infected people be isolated? the effect of implementing an awareness program? will treatment of the infected people suffice? what is the asymptotic behavior of the disease? . Now these questions can only be answered by knowing the nature of the disease, basic reproduction number(a measure of how the disease spreads) and the asymptotic behavior of the equilibrium states. That's when you hear of the SIR models and so on.

My current work is on Physiology. trying to formulate mathematical model to describe the transport mechanism of the lymphatic vascular system. We hear of elephantiasis(the swelling of the limbs) this as a result of the failure of the lymphatic system. There is no cure for it and one of the problem is that no one adequately understand the transport mechanism. Now this means i have to understand the physiology of the lymphatics to make rational assumptions for my model. So you you see you are covering two sides: i.e. it must make both physiological sense as well mathematical sense.

Also in finance you cannot undermine the power of mathematics. Sorry for the deviation, my aim is for you to see the application of mathematics in your every day life. Having said that, you should know that there is a huge difference between learning mathematics and knowing when to apply them. The problem with our educational sector is that they don't teach us how to think , they just give equations you learn how to solve, or memorize the theorems, go into the exam hall and reproduce it and you get a first class. But when you go to a top tier school in the western world and meet your contemporaries then you realize your weaknesses (don't worry this was exactly what happened to me). My advice to you is for you to keep pushing yourself, and please don't hesitate to learn programs this is very necessary.

The kind of work you get as a maths graduate ultimately depends on your productivity and creativity. A run-of-the-mill graduate will work anywhere basically, from selling insurance to punching keys at a bank.
A more creative, intelligent graduate can easily get work with investment firms, financial houses and core finance firms, that'd be like Kakawa Discount House, e.g. Also as a consultant in a range of services from analysis to statistics. Finance houses, especially, realize the importance of mathematics as a modelling tool and will require the services of a maths graduate for this. Of cos, this is not to mention a whole field of opportunities for a graduate of applied mathematics, depending on where the "applied" is oriented.

Time to walk = 8/v
Time to cycle = 15/2v
Total time is 2 + 35/60 = 2.583hr

8/v + 15/2v = 2 7/12
(1/v)(8 + 15/2) = 2 7/12
(1/v)(31/2) = 31/12
v.2/31 = 12/31
v = 6km/hr....walking speed

I hated textbooks as a child. The ones here were boring. To understand Geology more, I went to the Grand Canyon. I even visited Hoover Dam in order to learn. It makes so much more sense to visit and see things. Some lecturers here in Nigeria try but we can do more.
The Grand Canyon is a piece of history. I'm pretty confident there are a number similar sites in Nigeria; there just isn't much knowledge about them. The country needs to work on making such sites topics of public discussion. Just like the canyon is.
Just keep visiting and collecting knowledge. It'll serve its purpose in eliciting curiosity in your kid. That'll go a long way

A three-digit number N has first digit a (≠0), second digit b and third digit c. N = b(10c + b) where b and (10c +b) are primes. Find N.

N has three digits in it, so N = 100a + 10b + c

N also is, N=b(10c+b), and b & 10c+b are primes

This means b is a single digit prime, while 10c + b is a double digit prime.

Since b is a single digit prime, b can be any of 2, 3, 5 & 7 which are the single digit primes possible.
Now, since 10c+b is also a prime, that means it is a double digit prime which ends with the digit b. The digit c multiplied by 10 will produce a number that has 0 in the second digit. This number will add to digit b and produce a prime. Thus, for 10c+b to be a prime, b cannot be 2 or 5, which don't end a double-digit prime.

Thus b can only be 3 or 7.

Now, 10c+b is also prime.
And N = b(10c+b); 10c+b = cb, with c in the tenth and b in the unit. Both are single digits.
N = cbxb. Since b is multiplying itself to produce a value in the unit, and b can either be 3 or 7; and also 3.3=9, 7.7=49, we have a unit value of 9. Hence c=9, since c is the unit on number N.

Thus N = b(10c+b) = b(90+b).

Now b can either be 3 or 7. Let's try out 3, N = 3(90+3) = 279; here b = 7, which is inconsistent with our assumption of b=3.

Let's try b=7
N = 7(90+7)= 679. Here b =7, which is consistent with our assumption.

This means N = 679 smiley

inserting into the formula gives
X1=2-(0/30.73)=2
its obvious we going to have a reoccurring solution
thus , x=2.

Also doing the same for Xi=3 gives same approach.
we conclude that x=2 or x=3

Olympiads are cool. My time, I only did the Cowbell competition where i came far from 1st, but less than 10th (1<x<10). I never r got the chance to attend the international Olympiad.
