Ytechconst: This is a major crack, not minor. From the picture i am looking at the crack has been patched with cement mortar down to foundation level, that does not solve the problem.

Techniques for remedial of major cracks in building

1. Identify the problem and where it came from
2. Tackle the problem from where it came from
3. Observe the solved problem
4. Finishing of the visible cracks.


In this case

1. The problem in this cracked wall is differential settlement in the foundation

2. Reinforce the foundation at that point(Take a distance of 1metre to the right and left from the point of crack, excavate beneath the foundation(Make sure you have solid formworks to underpin the walls when doing this to avoid collapse of walls), compact base properly, blind with concrete and introduce a ground beam(225mm x 225mm cross section 2Y16mm btm & 2Y12mm top) spanning 1 metre to the right and left from the cracked point. After introducing the beam build blockwall to meet existing walls.

3. Before back filling, observe rate of settlement, mark the level of your compound on the side of the ground beam and confirm day by day for at least 7day to know rate of settlement. Day 1 & 2 & 3 should record slight settlement not more than 25mm, from days 4 to 7 no settlement should be recorded further. Then You can back fill the foundation.

4. Now you can patch up the crack areas on wall by hacking the walls across the cracked areas at 600mm intervals and introduce short sizes of 12mm bars across and fill up with pure concrete mix with lowest sieve size of granite. Also patch up other areas with cement and sand mortar.


I hope this will be helpful because i have used this method to solve problems in cracked walls due to differential settlements in loose soil, vegetative soil and refuse dump sites

A team of psychologists and medical doctors associated with the Technische Universität of Berlin, have announced this morning that they had proven by clinical experimentation, the existence of some form of life after death. This astonishing announcement is based on the conclusions of a study using a new type of medically supervised near-death experiences, that allow patients to be clinically dead for almost 20 minutes before being brought back to life.

Near-death experiences have been hypothesized in various medical journals in the past, as having the characteristics of hallucinations, but Dr Ackermann and his team, on the contrary, consider them as evidence for the existence of the afterlife and of a form of dualism between mind and body.

Most common memories include a feeling of detachment from the body, feelings of levitation, total serenity, security, warmth, the experience of absolute dissolution, and the presence of an overwhelming light.

The scientists say that they are well aware the many of their conclusions could shock a lot of people, like the fact that the religious beliefs of the various subjects seems to have held no incidence at all, on the sensations and experiences that they described at the end of the experiment. Indeed, the volunteers counted in their ranks some members are a variety of Christian churches, Muslims, Jews, Hindus and atheists.

“I know our results could disturb the beliefs of many people” says Mr Ackermann. “But in a way, we have just answered one of the greatest questions in the history of mankind, so I hope these people will be able to forgive us. Yes, there is life after death and it looks like this applies to everyone.”

eghosajohnny: This is normal in building where there's a little challenge on weak cement mixture at that particular point things like that happens and the only thing need is for you to crack that place a little wide get some pieces of rods place in it crossed like this sign (*) 3 or 4 places and fill with hard cement and that's it go on with your plastering.

diordaves: This may be due to Subsidence. It is possible the soil is made of clay or a greater proportion of the soil type is made of clay and you may have not excavated deep enough to a stable sub-soil structure and you have built on clay soil.

The water table may have dropped due to a long dry spell or surrounding trees and bushes have sucked water away from the soil.As the clay shrinks, it pulls the foundation leading to the visible cracks. Underground water movement [underground river] or historical mining in the area may also have caused the Subsidence.

There is normally no cause for alarm, if the crack did not appear suddenly and if it is not more than 3mm wide. A permanent solution to Subsidence can be lengthy and costly. But this should not be much of a problem since it is a "small" single storey BQ. As a solution, you need to engage the services of a geologist to investigate the soil. This is very important as you may need to erect a bigger structure on the land in future and you don't want this to happen on a larger scale. If it is established that the soil is clayey, you will need to reduce the surrounding trees and bushes and/or underpin your foundation. For underpinning of foundation, please talk to a structural engineer, though this may not be necessarily as a greater percentage of subsidence is caused by trees and bushes. However, you need to take note of this information when designing the foundation of the main building.
