She stayed in the RCCG family house at Yaba, later she saved and got a small students bed space in Yaba. eniorisha:Hope is not a strategy. Let me give you 2 experiences of people who faced similar situations. I had a room mate in the University. He studied Economics and graduated with a First Class. Upon graduation, he was looking for lecturing job in the University and wasted about 2 years there. Subsequently, he went back to his home town in Ekiti state and was teaching Mathematics and Economics there. We got talking and was saying the same thing you're saying. No one to help, nowhere to stay in Lagos, etc. I gave him the same advice I'll give you now. Your location is limiting you. You aren't doing too badly by the general standards of your location. The problem is that you desire what your location can't give you. I suggest you seek greener pastures in other locations. My uncle entered Lagos with only his "portmanteau" and his Law degree without knowing anybody. He was squatting with his friend in the old Nurses hostel in Ikoyi. He went to Law school in this Lagos and got his first job thereafter. Today, he's the Legal Director of a Multinational company here in Lagos and a wealthy man. My friend I mentioned in the beginning moved to Lagos, got a fantastic job in a Telecoms company and the last time we spoke, he was in China on a business trip. I understand that you are risk averse but please, how do you want to be great in life without taking risk? You want God to help, remember Abraham also relocated severally in the Bible? I suggest you find a way to connect with those who require your skills and are willing to pay better than you currently earn. |
light099:Edoairways is correct, let me use myself as an example. I got my first sim in 2003, that was 16 years ago. I've been using Mtn since that time as my major line with another Zain line (now Airtel) line as backup. Cos of my work, I'm always online. I buy airtime of 4k per month, I then buy Mtn data of 500 Naira per day, every damn day, 1k on weekends. Calculate that in a Month and then a year. I spend quarter of a Million Naira on a single MTN line in year. In October, I got a glo line for something else. I always heard Glo network was terrible, so I didn't buy it for data. Upon activation, I loaded 1k airtime and was given tons of bonuses. I tried browsing with it and it was surprisingly fast. I thought it was a fluke and loaded 1k for browsing, I got 1.8G data and 2G bonus, making 3.8G for 1k. That was the last time I spent a kobo on data on my Mtn line. MTN lost the 20k I pay monthly for data and very soon, I'll only be using them for receiving calls. The fact that you see many MTN users doesn't mean jack. Those who spend much don't need adverts and promo, they need value. Telcos make more money on data than voice calls. |

redcross:You can decide to buy land close to Uniben OR you can decide to lease from Uniben and they'll give you part of their own land. If you're buying, the land and property becomes yours 100%. The cost of the land is factored into your costs and increases the cost of the project. However, you can decide to sell off the hostels as they are yours 100%. For the PPP option, you approach Uniben and they give you land for lease. You pay a premium on the land, build your 200-room hostel and collect rent for a specified number of years after building. Usually after 20 years. You can't demolish, sell or otherwise part with the ownership of the hostel. The thing is that hostels built on PPP model are usually more lucrative cos they are within the school property. If situated towards the school gate with a separate entrance into the hostel, you're made. To decide which to go for, consult your investors and assemble a team with indepth knowledge of the business and have done it before. They would tell you the smartest ways to go about it. |
redcross:How do you intend to monitor either of both businesses? Else people would ruin you, I can assure you of that. I have had clients who built student hostels in different parts of Nigeria. What I'll advise you to do is this: if you want to build student hostels, don't build 200 rooms at once. Build it in phases. See what you're doing clearly and make mistakes before going all in. A smart way to go about this is to approach Uniben for a PPP arrangement. They give you land big enough to build your 200 room hostels and an Irrevocable Power of Attorney for a specified time (usually 20 years). You assemble your architects, lawyers, engineers, surveyors, etc to build according to the school's specifications. This way, you're sure of full and consistent patronage and chances of you getting cheated are minimised. In a couple of years, you cash out. In Nigeria, monitoring your business is more important than starting. Your own family can mess you up. In construction, only involve those you can use Police to deal with if they defraud you. |

From my professional experience, most Real Estate companies are worse than Omoniles in fleecing clients.
