There have been so much issues surrounding AMAC land ranging from fake,demolition etc. AMAC is the best place to buy land amongst the AREA councils,yet AMAC is the most problematic of them all. The desire to own a land and cease being a tenant in Abuja, considering the high cost of rent as led to the need to buy land in Abuja. In buying these land a lot of buyers are not well informed,they depend absolutely on what their agents told them.Most of the agents too are not well informed,if an agent is not well informed what information would he/she give the prospect/client? The demolition in Lugbe was to be expected,because it is being regarded today as ABUJA PHASE5 and it is the gate-way to Abuja.The FCDA have so much interest in that area,any buyer should have verify any land in that area very-well before committing money.I would not want to comment on the demolished estate because I really don't know the fact of the matter. HOW TO BUY AMAC LAND Tthere are so much fraudulent activities involving land purchases,sales,documentation,allocation,approvals in Abuja especially AMAC land.A lot of people are still buying these lands without having problems of demolition or duplication,how are they doing it? I am going to use Kurudu layout as an example.Every land you want to buy have a layout,some of those layouts are not approved(they are mostly produced by fraudulent surveyors with connivance of some insiders in AMAC.Such land when you go to verify it by conducting search,it would be in the system.How do you know that it is fake? After conducting the search and it is okay,what you have to do is to go to the survey department in AMAC to find-out if it is in the approved layout.I would rather you verify first from the survey department before conducting the search.Another way of knowing that it is in the approved layout is if the data of such a land is in AMAC office,where the data is not in AMAC office just forget about the land.Sometimes your agent or surveyor would tell you that the man who did the layout was not paid by AMAC and that is why he did not submit the data or that the data is not in AMAC,it is with a surveyor,DO NOT BUY SUCH LAND. If the land pass the above test,you can pay for it.After paying for it, does not give you the full ownership of the land.You must get a surveyor and locate the land(you can do this before paying),on locating the land,you put beacons and dig it round or fence it round. Please note that buy digging it round or fencing it, does not still make you the owner of the land,you just don't buy land and keep the document,you have to do the documentation;do change of ownership to your name,open a file in AMAC,then you do the official TDP,then you do the re-certification and then do the certificate of occupancy.If you don,t have enough money to do the whole documentation,you must open the file and do the official TDP.The official TDP is not done by any surveyor(they would collect your money and give you a useless TDP).It is done by a licensed surveyor registered or conversant with AMAC TDP. Some layout in kurudu are not approved(not authorized,fake or revoked).You may have seen jikoyi-kurudu layout,or jikoyi-kurudu relocation layout,they are not approved.But if you see Kurudu-Jikoyi relocation layout with the alphabet 'R' before the number(e.g R609 Kurudu-Jikoyi Relocation Layout,it is an approved layout and it is a very good layout). A lot of layouts in Kurudu are not approved.what some fraudulent sellers do is that if the last plot in the approved layout stops at say plot 1234,they would produce from plot 1235 to whatever number,an unsuspecting buyer seeing that it is an approved layout would just buy it. please do not get scammed because you want to buy a land,take the necessary precaution or meet an expert on land matters to help you. Basically, abuja land are being allocated by the FCDA and Area councils. The FCDA land are more expensive,while the area councils land are cheaper. The cheapest FCDA land are in Kuje south and karshi.But I want to write about Kuje area councils land. The land here are quite cheaper and are very good for investment.The land are sold in 1000m2 to as much hectares as you want.This land are within the airport road-immigration office axis(sauka village extension). you can get 1ha of land in this area for just N300,000 and 2ha for just N500,000.But what you should know is that these areas are not where you can develop now,you can only buy this place for future development or for future sale. On purchase you would be the original allottee(meaning that the land document would carry your name). Now, how much do you think that land would be valued when development start to catch-up.Do you want to remain a tenant forever.Have you noticed the rate people are buying land in Abuja now,dont you think it would get to a time that most of the land available for sale would be re-sale ones and how expensive it would be. I had written a post on this platform regarding land in Kuruduma and Guzape. Now I am giving you additional information on those land. Guzape is located between dantata or old CBN junction and Asokoro/kuruduma. Guzape land was going for N10m when the construction of the roads an infrastructure started, today each plot is sold for N35m to N60m.Note that Guzape is better planed than Maitama. This is where I am going to: Kuruduma is beside Guzape and Asokoro Extension. The road construction on that area is ongoing(caterpillars are already opening some in-roads),and this place would soon turn to another Guzape and the price is relatively cheap.
