rotecch77: These guys are funny, is it that they are baby in construction industry or they don’t know what they are dining thinking such beam will not work after the approval of the drawing. Or I don’t get the statement right nii .
You know when you see wetin pass you, you’re likely to assume the worse.
For instance, some people will cringe when they see a 4m cantilever or a load bearing slab resting on 30m + beams without intermittent columns.
rotecch77: Hmmm it’s beta to be cautioned bcs I can see that your building approval didn’t permit that from beginning. And your foundation wasn’t constructed for this afterthought additional.
Olewu ooo
Smiles.
Your assumption wasn’t right though and the foundation in the structure can safely carry more than 4 floors.
The least column base in that structure is 2100 x 2100mm. I’m not sure I’ve seen 2600 x 2600mm column base around here.
All our columns are done with 20mm rebars with lateral ties (stirrups).
This is a completed standalone structure that has nothing to do with the existing structure.
This wasn’t a project being supervised or managed by a fresher in the industry. The major consultant on the project is a big name in NSE.
These are guys who deliver solid structures with 22m beams without intermittent columns and they’ve been in the game for over 4 decades.

For me to spend 4 months on groundworks alone, you should understand that khaki no be leather. 😂
segcymoor: Meanwhile, Lagos state building control agency follow up with our own work from the onset
LASBCA men were actually around during the groundworks in April and they told me our cantilevered beams are impossible 😂😂 but I’ve done 3 and I’m currently on the 4th one.
I took them inside our main building to see a 20 year old 16.1m beam carrying 4 floors.
Omoapena: Many reason attached, you're not the direct tenant that made agreement with the landlord, he can easily throw you out and you will have no case with him, you cannot complain or talk to landlord or care taker in charge of the property since you aren't the direct tenant, the frustration that comes with living in a sublet apartment can have effect on your mental health.
The only way I will advice you to go for sublet is if the main tenant will introduce you directly to the landlord and he/she is ready to stand as a relative for you, so should in case of any complain from landlord to the main tenant, he/she won't deny you and tell landlord he can do anything he wants with you.
You’re very correct!
In 2008, I sublet an apartment from a big bro relocating his family to Dublin. I bought many of his properties.
Though he introduced me directly to the landlord, the experience wasn’t a palatable one.
The landlord was always coming to me to tell about one agreement he made with the main tenant that I’m not aware of. I got tired of calling the guy to prevail on the landlord every time and eventually moved out of the building.
kopell: Hummmm, so do I. Sharing knowledge is the idea reason this platform is created. Many of us are from the beginning of the website. We are here to learn from the experts sharing their knowledge free of charge. I hope we get back to that good old days , we most be very diligent to whom we engage with our hard earned money.
Here’s the thing baba kopell:
What you celebrate quickly becomes embedded in your culture.
Nothing happened to the good old days, it’s what you celebrate that’s becoming your culture. Instead of chasing vision, we were chasing… 🤭
Is this how it’s done in the developed world or it’s only black man thing? 🌚
Our differences won’t stop me from saying “Good Afternoon to you Baba Kopell!” 😀
As an adult, we must learn to disagree with others without being disagreeable.
I agree completely on applying stabilizing solution because the only area of my building where the paint was peeling after 9 years was the wet area (the bathroom) and that’s highly commendable for a locally made product.
As a matter of fact, if I’m going to do anything exterior now, it’ll be gravitex or a similar product.
gbadexy: It may stay but I doubt the bond between them would be strong. It would also consume more graffitex due to porosity and high absorption. Stabilizing solution may be applied on the block before application of graffitex.
I think you should carry out the experiment. Cost-efficiency is very important factor in today’s construction.
sonnie10: I didn’t even know there was anything like marble dust in paints until you mentioned it. Now I am considering using it for my external entrance steps instead of tiles.
The guy is legit 💯
=======
Here’s another thing I saw online just now (see pic below).
Gbadexy, pls kindly confirm we can use gravitex directly on external walls without plastering. The guys promoting this even gave 15 years guarantee.
The gravitex on my wall is almost 10 years now and it’s still looking great and I’ve never had to repaint or do touchups.
Note: unlike the image attached, my walls were plastered before applying gravitex paint.
gbadexy: I'm not holding conversation with nobody. I'm very mindful of the main purpose of this thread which is to share useful knowledge. I posted knowing full well the information may be useful for several other people who may be in need of it. I won't pass over any opportunity to share information to assist members here at no cost to myself and to show potential clients I'm knowledgeable in the painting industry. I'm not endorsing or actively/passively supporting or encouraging next. Stating my position, I'm of the opinion next should have settled with somehow if he really wanted to and urge him to do so.
If I’m not doing it here, I’m doing it on a bigger platform and what this does is that it establishes you as a thought leader in your field of endeavor.
gbadexy: You can add the marble dust grades that could be fine or big sized sand particle type. Just ask of smooth or sharp marble dust in building materials market. Add between 5 to 10 kg of it per 20 liters of the floor paint.

n3xt: Suggestion for where I can get the best anti-slip paint. There’s a slipping ramp in asked to fix. I’m considering using anti-slip paint or replacing the existing ramp with checkered aluminum plate.
The option of anti slip pad and mat is ruled out.
Good morning Sonnie baba! I know you’ll have something to share on this.
Gbadexy, pls help 🙏
Thanks in advance
In absence of a response, I’ve decided to go with checkered aluminum ramp.
Reason: it’s a movable structure and it can withstand harsh weather conditions.

I intend to do something similar to the design below. Simple and functional

Good morning Sonnie baba! I know you’ll have something to share on this.
- including preliminaries - including production of blocks at subsidized rates - including start stops by LASG over approval - including delays caused by omo onile’s brouhaha - including delays caused by accessibility issues eg digging of estate drainage preventing access to the site.
…and the contract no pass roofing. It does not even include plastering!
