Just do the maths! Regardless of how crazy the inflation gets, there’s no way anyone would spend 30m to finish 1 unit of one bed apartment and don’t forget there’ll still be about N20m profit per unit. I don’t know what feature will make a 1 bed apartment attract such huge price tag though! Life is bigger than coming online to complain about life not being fair. Always go to the last mile. It’s rarely crowded! |
The best hedge against inflation in this time is good investment in real estate (commercial properties). I mean multifloor projects and shared apartments Property price tend to increase with general material price level. ======= Case Stufy A block of flat used to sell for N30m before we commence my ongoing project about a year ago. Right now, it sells between N45m and N50m. The more apartments, the merrier. However the inflation is not going to look good on those doing small builds and it might make more people to abandon their projects

topsy23:Location! Location!! Location!! Light has not gone for up to 10 mins in the current location I’m working and I’ve been on the project the last 7 months. Whatever Kanji is generating does not really matter, there are people enjoying premium power supply in Nigeria and it makes me feel like Nigeria is not as bad as we think it is if money dey and you’re getting value for your money. Nigeria’s problem is systemic and until we flip those archaic systems of managing our infrastructure and addressing our shared social issues, we won’t see a significant improvement in any of key sectors of the economy. There’s a dam in the south west built in 1982 . It is the 3rd largest gorge dam in the world and year in year out, successive governments have not been able to make the dam work. The only thing they do there now is fishing! ________ Let me go make some tea 🍵 The electricity uptime here is 99.5%

The art of being wise is knowing what to overlook. #usingbtain |

|
bolu1986:And you don’t know a police station to go and report theft?? How about me and you meeting at a station so that we can solve this? Maverick that rent marine boards from me on his project. Abi dem no tell you that one?? ======== Pics: See the boards in the attached, they’re being moved from Atilantic View Estate to the project. I moved other boards there from Akoka and some from 3strikes site. Contrary to the stories you hear, all of them rent my boards then😀😃. ========= I already invested a lot in those constructions tools, equipment and reusable formworks then. 🌚

The only thing that keep me going is my large heart. I don’t repay people back in their own coin. I let God give it unto everyone according to their wishes for other people. |
sonnie10:Shey you dey whyne jesus?? 🤣🤣 |
I’ can’t count the number of projects I push to other people silently on this forum but then because one person with an entitled mind missed an opportunity, I’m a fake person because of it. 😀😀 On top say make we help each other Is there anyone here who can point out that brabus/n3xt or Bosun asked him/her kickback on any project?? I can’t count the number of people I sponsor to go and carry out survey on clients projects here. It’s well! ======== N23m in 2016 for a bungalow no be small thing o and I’m happy to give it out without asking for anything. Now one person who want to do less than N2m gate and tank stand is making noise.
|
Michilins, I’m waiting for your fake project bro. This explains the reason I will never delete any of my posts here. Neither will I rush to deactivate any of my account. Truth will always trump lies!!! |
Ibadan Project by NextHome Abeg make una no vex too much! Come up with another one
|
michlins:This is a job of 11 years ago ![]() Do you have pictures to back your claims? I know a desperado when I see one. I’ll send you more pictures of the build and the link to the August 2020 project In fact, I wanted Kolashangone to build the house but the owner insisted I do it. Kola has visited the site and submitted his bid if im not mistaken. Call out your own references 😀😀 Nairaland desperate minds
|
Oya so pe otilo 😀😀
|
I love this in mat and not the shine shine bobo type. Just as ordered.
|
michlins:If it’s this gate you’re talking about, it has been done and I’m not sorry you didn’t get the job from me. So call me anything you like, it only tell a lot more about you and your likes with entitlement mentality. Regards!
|
michlins:You’re doing too much to paint black blue. Where were you 11 years ago?? The tank in ile oluji was done by the same guy who did my Ibadan project which you bid for. It remains one of the cleanest bolted steel structure you’d find around here. 😃 It’s not the usual welding stuff that’s so common. I have a great team trained by me working for me but then We might just want to try out other people.
|
michlins:Ohhh!!! My Ibadan project wasn’t fake. The distance ruled you out! I’ll share pictures of the gates every from the Welders shop till installation for you. I’m not under any obligation to give you the job bro. Is this the reason you think I’m a fraudster 😂😂 |
michlins:And you assume this is fake 😂😂Just wait! |
michlins:Pleas mention the particular project and the location. T’s good to debunk fake! Quite exact date and time, I’m very good at journaling. |
Here’s the interesting position of the police: You can say someone defrauded you if you paid him to build a house in Ondo state and we found the house in Abeokuta but if you paid him to build a house for you in Ondo state and we found the house in Ondo, that’s not fraud! You can’t say someone defrauded you because he delivered 18 windows out of 21 windows. Remember he’s dealing with subcontractors here. So we can only ask him when will the windows be ready! |
bolu1986:What else do you need to complete on the project if I may ask? Abi the structure I shared was in that location before NextHome was engaged? |
sonnie10:Conflict is good when it’s healthy. It allows room for mutual respect and it produce better outcome. Conflict is childish when you’re hell bent on drawing blood - one person must die 😂 |
Clement in Ile Oluniyi, Ondo state 😂
|
Clement 2023 More to come.
|
sonnie10:Smiles. Baba lati still dey reign ![]() It’s nice engaging you. I miss my elder brother from Ibadan. |
Through me, Clement is a proud house owner in Cotonou 💯 Go and Verify! |
Wow! This project will be exactly 11 years tomorrow. https://www.nairaland.com/1089928/paper-brick-journal-construction-activities/1#13077322 Let me use the opportunity to appreciate my lead carpenter, Clement for dedication and commitment to service. Dem talk day we no dey pay our workers but our we are proud to showcase the same worker even a decade after 💯 I know many who silently engage them on many projects here but are unable to showcase them because everyone will know they’re using brabus workers 😂😂 Laughable! I’m happy to be a part of their success and they’re happy that to choose me as a boss and leader 😂😂 Pics 1 - 3: Clement’s first documented project on Nairaland. Clean, Neat and NextHome standard Pic 4: Clement

sonnie10:What you know and understand precast to be does not necessarily translate to what other people understand it to mean. You must have heard of precast parapets which are usual done without reinforcements or with less reinforcement. Greetings and Happy New Week |
sonnie10:He specifically argued that prestressed concrete elements are different from the regular precast concrete element we see around daily. If you do a search for precast on Nairaland, the search result won’t bring you image of concrete elements like what you shared.
|
rotecch77:💯 |
rotecch77:What we need to take note of here is that in most cases these guys use prestressed concrete lintels (lightweight and even with hollow core in some cases) and the quality of their blocks aren’t the same with ours. They build with quality load bearing blocks or bricks.
