Engineers in the house, I would like to ask : which is the better way - Plastering inside before outside or plastering outside before inside. I mean considering it's done with bamboo that weakens overtime. And what's the experience of bamboo? How long can it last when mounted? A year?

The engineer argued that the 4 way gang is where you want to distribute electrical wire to 4 places. That using 4 way where you are supposed to use 2 doesn't make sense that it's a waste of resources. At this point I am tired. I will let him do what he wants.

The quantity of conduit pipes quoted above might not be enough based on your description of the project and. 6 flats(but number of bedroom was not stated). Your design drawing could have helped in giving a proper quantities of materials needed and also to guide you more on the installation process and procedures. Thanks

I was waiting for them to send me the design drawing so that I can reply you but I kept getting tons of excuses. Well I am not into the Wall bracket light. It's a 6 flats of 2 and 3 bedrooms on each side. Thankyou for the information.

I was thinking it will be plastering and art works but I spoke with someone today and he said water connector, windows, doors and the rest. philipok, I didn't write you because I think your state will come later. But the decision will be pending after my consultation. I think it's best to let the doors and windows to come in before the plastering and art works.

Dear good people of the property section, I have finished my woodwork and there's a bit problem here.

The people that did the woodwork who knows that I plan to buy from them the roofing materials mentioned that the total meters is 660. I sent some carpenter I know and he mentioned that the total meters is 457. Now the gap is quite much. The drawing showed 432 meters. So I am confused here.

I was wondering if I could get the contacts of a good carpenter here. Location is southeast, Onitsha to be precise.

Thank you for this well write up. This is one of the stages coming for me and I am glad I read more about it. From the bill of quantities that I have, it mentioned septic tank with internal size 3.0 m x 2.0 m x 3.60 m and soakaway 2.0 m X 2.0 m X 3.0 m deep.

So I am asking, what's the size of this three chambers system? It's a residential building and is everyone familiar with it? I am just heating about it for the first time.

From your post you may have done the same mistake 90% of homeowners do. You have built a TWO chambers septic tank. Not actually an effective SOAKAWAY pit. A Soakaway pit by effectiveness should have THREE Chambers (see attached photos).

The soakaway lasted for three years. That demonstrates that your water table level is ideal. So the soakaway filling up so quickly after evacuation has nothing to do with the water table but all to do with the TWO Chamber. This is the reason:

In a typical septic system, wastewater from the residents flow into the system where it undergo a separation process. Heavy solids settles at the bottom forming a SLUDGE. Lighter materials such as grease, oil float to the top creating a SCUM layer. The liquid between the SLUDGE and SCUM is the EFFLUENT which is relatively clear water. So, over time at the bottom of the septic system, the sludge will build up considerably preventing the soakaway from soaking away waste water.

What may have happened in your situation, when the soakaway was new, there was not a meaningful build up of sludge, so the system was soaking away water and this lasted for three years. But after three years the sludge has built up considerably and when you evacuated, you probably only evacuated the effluent and the scum leaving the sludge at the bottom and as a result the soakaway was quickly filled up again because the sludge is preventing the soakaway from soaking away waste water.

SOLUTION
Option 1: Evacuate again but this time get people to manually shovel and pack out the sludge. The tankers don't soak the sludge.

Option 2: If you've got the land, add a third chamber. How a Three Chamber system works is this: The toilet waste go into Chamber One. The bathroom and kitchen waste go into Chamber Two. There is a pipe link from Chamber One to Two that direct the Effluent ONLY into Chamber Two and a pipe link from Chamber Two into Chamber Three to direct the Effluent ONLY. So in Chamber Three is only the clear Effluent without the problematic sludge. Chamber Three will soakaway effectively for many many years.

They will do some serious calculations to gain from other aspects like labour, accessories and manipulation of total dimensions .
It could also be that when they are given like 10% rebate from the company, they share it with the customer in form of discount.
For instance, on a total of #3M , if the company gives 10%, that would be 300k . The agent could give the client a discount of 100k . So the client pays #2.9m (instead of #3m) but #2.7M actually goes to the company. Agent still gained #200k. This is money the agent will never get if he is not smart enough follow this strategy.
Win win for everyone.
Remember that most companies do not want deal with individuals because of technical issues that might warrant return or going back and forth . These issues have implications in terms of damage, cost of restocking and transporting back the items.

Why are agents selling so lower on roofing materials? I was once directed to a company and the price they are selling is more than a 1000 naira per square meter.

A few people or roofers are selling much lower in comparison to the company? Why is that so?

Funny enough, these days stone-coated tiles are actually cheaper than aluminium longspan…
The only thing is; they gulp a lot more wood during installation because of the batten system.

So while the sheet price is friendly, you have to budget for the extra woods compare to aluminium roofing sheet.
Everything has its balance. 😉

I am glad that roofing is a topic at the moment. An engineer recommended flat roof for me as a way to save cost. I smiled when I read here you are against it. I decided against it too.

Now I am at the point of roofing my project and I can't decide between aluminium and metro. The latter is cheaper in terms of the material but I was told that when I combine the cost of Purlins used to do it that it will amount to the same cost of using Aluminium.

Now I am confused : they say for aesthetics that Metro looks good in the eyes.

I was wondering in terms of heat resistance which one absorbs more heat because I plan that my folks will stay at the top floor when done.

Why would anyone one of you go for Metro and not Aluminium?

I will always prefer the send down the rain roof' because I have seen luxury properties built decades ago with such roof design yet the beauty is still obvious in till today. The first day I saw send down the rain roof done with Romano stone coated I was marvelled by the beauty, I couldn't help but pause and watch. I will go for it anytime, any day not because it is cheap but because it is beautiful.

I have some piece of land that I bought a while ago. Now some miscreants are coming to point to people that the land is for sell. I collected all the necessary documents for the land (survey) and did a deed of conveyance for both lands. Both lands was sold to me by two brothers.

I haven't fenced the land because I have a project at hand.

Now my plan is to survey both lands and put them together as one piece of land since it was only one land that was surveyed.

Yes you need recognition. It's a regulated profession. So depending on the state you want to work, download the information from their regeriumpresidium on documents you need to translate and submit. I can't really give you more information on it.

It's different from the normal Anabin because Nursing and Midwifery are regulated profession. Go to the website of a body that does recognition and download their document for recognition. Usually the regeriumspraesidium of a state. The documents are free. They will say that they need a certain amount of language before they can issue you, but you can already translate documents with a dolmetsche/Dolmetscherin or Übersetzer It's not cheap. Then gather the documents and send to them while learning language if you haven't reached B1. This option opens you not only to chance card but also to other work visa options. At the
end they will tell you that your qualification is not up to that in Germany and that you will do an adaptation course. Don't worry. They will still pay you during the adaptation course. And after that you will write an exam that qualifies you as a nurse or midwife.

Do try to get your qualification recognised. Midwifery is a regulated profession. The process includes translation of your documents, sending them to the body that will do the recognition. This is state specific. You will now get a defizitbescheid which you will now be asked to go for further training. You will be paid while undergoing the training.

PhD should be category A. Your spouse have to provide a blocked account too. She can join as dependent or with a family reunion visa. I assume your PhD is a paid position on some certain percentage? If not, then blocked account applies to you too.
