I suggest you use light yellow or milk colour, combine with white + brick wall tiles for the balconies.... facade design not looking good, the roof of the front pillars looks irregular to me, good house though

Often times, the problem is not always lack of DPM in the foundation. DPM should always be applied on the likely wet side of a building.

ok, I feel there is no barrier between the foundation and that wall, maybe is that kind of building the foundation wall runs straight to the roof, then they sand fill and pour concrete on top, so how do one fix it, I have always believed if it is not done properly during the foundation work it can't be fixed?

The dampness is from the foundation, no damp proofing was done, either no damp proof membrane was installed at the junction where the wall connects with the foundation e fit be say you no even do German floor self, or the foundation height is same as the ground level, I will recommend you put tiles up to the height the dampness is showing, make it look like an interior decor, as water can't penetrate through tiles

prices are dependent on What the designer charges. But before an Architect will be able to give you a price, you must have communicated to him in details the following:
*Type of building i.e bungalow, duplex, terraced,
semi-detached, with penthouse.. etc)
*The partitions, number of rooms and other relevant spaces
*How big the spaces will be
*Size of plot
*Luxurious or basic designsl.

But because designers set their own standards, Most Architect charge between 30k-50k for Bungalows and 50k-150k for duplexes, some charge 100k for bungalow, while some charge 300k for duplexes according to standard set by the designer, some people fit use experience map out design on ground in the site, some will charge nothing only if it is certain he will build the house.

But sincerely it is more about producing a drawing that is can be easily be approved, and easily be built without altering the design on site.

There's no standard fee, everybody get him own price, just negotiate within wetin you go fit pay

Is it 1 to 4 units = 127,000? Or 1 to 4 units = 127,000 each?

With the small fund I have been able to save, I wish to build a three bedroom flat on my land. What are the processes, yes I am aware I need the services of an engineer, builder etc but I equally wish to sound professional while engaging them before they deal with me lol
