Under the Lagos state tennancy law, once a rent is accepted by the Landlord for another year the quit notice becomes obsolete and null and void.
FYI, as a yearly tenant, You are only entitled to 90 days notice and not 6 months as you expected and afterwards 7 days notice of repossession of property. Your failure to comply might result to litigation.
