Do they still take blood? Thanks! Go with Biro, jotter and 17,500 for first payment. Please go early, at least before 8 because they'd explain the process of registration to first timers. Making payments takes a lot of time and you can't do scan and Laboratory test without paying. After the lecture kindly go and write your name down for scan before going to the paypoint. After paying ensure you collect number for the Laboratory test too, you can monitor simultaneously and see the one that will require your presence first. Don't wait till you finish scan before picking a number for laboratory. 2. Your hubby doesn't have to go the first day, you will be told to bring him the following week when you are going back for your results. My hubby went with me today though so I got the blood donation sorted today as well. |

If you want to register for antenatal, first time, pls go on Tuesday as early as 6 am if you want to leave that hospital fast. My own antenatal is next week Thursday and I usually leave home as early is 6 am cos 9f too much crowd. But since its first time you are going ,please go on Tuesday thats when they register new mothers. It can take u 2 weeks to finish all your registration..then the will now schedule you for antenatal says which is either Monday or Thursday I was Team August, 2018. I got there early today, did scan and Laboratory. I've been assigned to a doctor and my next appointment written on my scan results is 6th of April. I'm asked to come next week Tuesday for my test results. I got back home around 2pm. |

I have a small construction that I'm perfecting documents for at LASPPA. But they complained about some setbacks and exit stairs being close to the fence. So, they are planning to give us Condolence approval (instead of the Final approval). My concerns now are:
* What's the implication(s) of that. * Is the Condolence approval tenable at LABSCA for Stage permit? To be granted a condonation approval, it means you made submission of AS-BUILT. What it means is your setback and airspace didn't meet it the requirements but you were given consideration since it has been built already. Yes, it is tenable at LASBCA, however before certificate of completion and fitness for habitation is granted by LASBCA, you will be asked to do Non-Destructive Test(2floors and above), submit letter of Structural stability and Indemnity and other documents. |

In addition: What if the old building does not have a building approval, how then will the renovation permit be processed or issued? Officially Architectural drawing indicating the new modifications that you want to do, I mean what you want to renovate the structure to. The architectural drawings with your survey and other documents will be submitted to LASPPPA district office. It will be processed like a new approval. When the assessment is calculated ( the one you will pay to LASG), You will pay the total money calculated for you(100%). If there was an old approval for the same building, 25% of the total assessment is what you will pay to be granted renovation permit but since the house doesn't have any approval before you will be asked to pay 100% assessment fee. Hope this helps. |

Copies of old house approval will be required in order to give renovation permit. Cost is subjected to size of property and Location 3. When there is change in ownership of a property, survey should be done in the new owner's name after the deed or transfer of ownership. The name on the survey will be the name on the approval. |

Donoppy: Thank you for your concern, I wouldn’t mind for sure but they demanded I pay them 100k since an approval scheme hasn’t been set yet for the site which is at boys town ipaja(just handed to the family over court judgement) and that I needed to get the permit from them too. But if there is anything otherwise I could do , for sure I would welcome the idea not to pay that sum of money that is off the records P&T Boy's Town is not yet free, the land is said to belong to Nitel. Though we heard they've resolved it in court in favour of the Omo Onile. But until Gazette is released, no property in that Estate can be granted approval. I digress, LASBCA now request for letter of Authorization to Commence construction, that's where you will be nailed despite not giving approval. And when your site is sealed for residential it's 400,000. 250,000 for contravention fee and 150,000 for unsealing fee. Send me a DM. |

Not all field officers are bad, at times it is even better to deal with them than the district heads. They are the ones on field, whatever they report that they saw is what the district head will accept. When you have good rapport with the field officers you won't have any issue. Also NO District Head will allow you go free or waive Unsealing fee for you without you tipping him(not little tip). Even when you have your approval, there are still ways to milk you  . Your dream house or your choice of house might not be approvable, drawings submitted for approval are not always the same as your working drawings, that's where conformity check comes in. |

Anyone that studies Estate Management in the Higher institution is not an Estate Surveyor and Valuer, but a graduate of Estate Management. To become an Estate Surveyor and Valuer, you must be certified by RICS (Royal Institution of Chartered Surveyors UK) or By ESVARBON (Estate Surveyors and Valuers Registration Board of Nigeria)

Yes, you need approval before you can carryout any development in Lagos State, as dictated by the Urban and Regional Development Planning Law 2010. For you to pull down a building, you must get approval. For you to construct, you need approval.
Lagos State Building Control Agency (LASBCA) is an enforcement agency under the Ministry of Physical Planning and Urban Development of Lagos State. They are responsible for sealing up illegal development. Your development is illegal.
Illegal Development is described as any development without requisite approval from the MPPUD Lagos State.
But LABSCA does not have any write to demand such, unless the site is sealed and you're told to pay unsealing fee to LASG, which is N250,000. Not as bribe, but to be receipted. To buttress your point, when a site is sealed by LASBCA property owner will be officially asked to pay a certain amount which is dependent on the type of property, commercial or residential. For residential: 250,000 for contravention fee and 150,000 for Unsealing fee. Commercial: 250,000 for contravention fee and 250,000 for Unsealing fee. According to Lagos State Urban and regional law 2010, you should have your approval (development permit) before you even do your setting out. Cc |

I have seen many of those tiny buildings in Lagos island, I wonder how do they get approve for those buildings The drawings they submit to get approval is most times different from their working drawings. Someone who has the intention of building 4bedroom flat, gate house and shops will make submission of just 3 bedroom apartment. The standard residential airspaces and setback is 6m setback at the front, and 3m on all other sides while for commercial is 9m at the front and 6m on all other sides. |

You can imagine one being taxed 1.5m for Duplex and rentable flat after showing tax clearance from his country of residence.
I wrote letters to appeal that, yet the district head kept replying me with the same memo. Just changing dates. 1.5m for a duplex and flat. Waoh, that's on the high side. Most people don't go beyond tax, they just hold on to their registration number. Try writing a letter officially to LIRS and attach your client's tax clearance |

Good morning, when you've started building the architectural drawings and Structural drawings won't be titled PROPOSED, the title will be "AS-BUILT UNDER CONSTRUCTION" or AS-BUILT when the structure is at finishes stage. Thenext: Well I was told to bring all the documents marked in the checklist before they proceed with the approval process. I was told I will pay approval fee(I think that’s the property tax you are referring to) which will be charge according to size of the building.
More so, please who knows like how much I can be charged for my building (4 bedroom with two unit of self contain flat). I am sure the person ticked all what is required to get approval for you. However it is done in stages. From your description I am guessing it's a bungalow, I'll list the stages below. Stage 1: Survey Architectural drawings The survey is charted to be sure your land is free of Government acquisition, your drawing is vetted and ensure comply with the required setback,airspaces etc. Stage 2: Someone from the district office will go for site visit to be sure of the size of land and confirm you've not started building if it is a proposed drawing. Stage3: Calculations are done using your architectural drawings to calculate assessment, the amount is depending on the size of the building (Length,Breadth and Height), the rate also depends on the location, Lekki fee is not same as Ikorodu fee. Each LGA is categorized into Low, Medium and High density. Stage4: After payment is done, the receipt for payment, deed of Assignment for the land, Affidavit with stamp duty and your passports with your drawings is used to open a file for you, a registration number will be issued. The file is then forwarded to LIRS Last Stage is the tax clearance stage. I hope this helps.  |

The tax clearance is the last stage, approval comes out in less than two weeks after tax clearance. That's why I asked if he was issued any letter. Two letters will be issued to him, one stating the amount he is to pay for tax, they use the clause that the tax is not up to date thereby so so amount has been issued to him, this particular letter is from LIRS. The second letter is from planning office, stating that without clearance from tax office (paying what was calculated from LIRS) he can't be granted the approval etc. |

See attached documents for the required documents requested as marked. The tax clearance means he has been cleared off property tax, meaning he has paid property tax. |
