This was how I got to know. When I checked their website I saw that we were given rate for 90% LTV.

Why not start by having a chat with your MA.
I'd expect an MA to tell me if my deposit was close to the next treshold. If contracts have not been exchanged or you have not moved in, then there should be room to switch especially if you are looking to remain with same lender.

When I buy, my MA tells me what the next lower and higher LTV rates are should I need to touch-up my deposit. If there are fees on some products, as part of the comparison, they should also tell you what the total cost over the duration would be (including fees) so you can make a better decision.
On my resi, as there was some allowance above what I was borrowing that would still not push me into a higher ltv, my MA also mentioned taking out some cash at same rate and as part of my mortgage should I need to e.g to cover moving expenses.

We have not exchanged nor completed.

For better context; the current offer will have us paying 941.17 per month and if we are able to go with the lower product fee. We will be paying ~899 monthly.

Resi mortgage is more straightforward than it seems for most. This is the case if your history is clear i.e a regular job, no adverse rec on your credit report, decent duration in the country/visa...


Majority of lenders would have their rates published on their website and a MA is unlikely to get you a cheaper rate with same lender. From this page, you'd know lenders that offer products to folks on a visa e.g Barclays (https://www.barclays.co.uk/mortgages/fixed-rate-mortgage/). You could visit their website and see the rates for your corresponding ltv. That's what your MA would also relay if they use that lender. Once you visit a few lenders, you'd get a feel of the market and what the average rates are. Remember rates from major lenders track themselves as they need customers.
The MA helps streamline the process, look at lenders you may not be aware of and make sure the application process is less stressful for you.

To your questions
1. The EA is unlikely to double as an MA. They'd likely pass you to an MA they have contact with. You can always chat with multiple MAs as some seem to have ways especially if your history is complex.

2. As far as it's not a hard check, it shouldn't be an issue I believe.

3. If looking to move in March 26, this is about the right time. For most especially first time buyers, it takes sometime to get used to the market and what average prices are (except if you're going for new builds). Average conveyancing would take 2- 4 months or more. Listings tend to slow down in winter. You can also sensibly drag your completion by a month or two. Even if you complete a bit early, you'd need sometime to put your place in order

For the elders in the house please, I need clarification.

Our MA showed us when she was doing the scouting for lenders and we got 4.46% for 5 years, when I went to this link and did further digging, the deal is for 90% LTV and for 85% LTV it's 4.12% for 5 years. I feel we have been short changed because we already paid for product fee. Can we still go back to let her know ? I think this issue was caused because the LTV on page showed 85.01% so it probably pushed us to the 90% ladder. What you do all advise please ?

My missus has just done ambulance service interview and she did well (she was called), however, the visa status is the limiting issue due they mentioned it's not on the shortage occupation list, I could have sworn I saw it on the list for health and care visa under ambulance service and it says excluding paramedics. it's a band 4 role.

please how can I confirm if it's really not on the list or should we just let it go?


Update: they sent in conditional offer today, should we go ahead and continue with it then see if we can speak to HR?

They should be able to sponsor even if the role is not on the immigration salary list as the salary exceeds the threshold.

Just remember that for ease of stress as well and in consideration of travel side of things to apply for baby’s passport when you can as Nigerian HC wastes time

we need to resume travelling ASAP that is why I am starting the process now.

Apply for the visa with birth certificate. U do not need passport for it. When they ask about passport in application, just write passport not made as baby born in uk. No problem. You have to add parents details and sign consent form online. Nothing difficult

Hi People,

Please I am in dire need of a driving instructor in Leeds. I have done driving lessons in Bradford, however, the earliest test date I could get is sometime in July. I have changed to a closer date (23rd of this month) and just need an instructor in Leeds for about 3-5 hours lesson so as to familiarise myself with the route. The test is for an automatic car and I already have 5 years experience back home.

Please recommend a good instructor as I don't want to move dates. I have contacted a few driving schools from my search online and they said they don't take in candidates with less than a month to the driving test.

why not try wakefield instead. pass rate matters too and I don't think that of leeds is that good compared to bradford and wakey.

very true, i went to Montenegro and saw all them roads by the cliffs and mountains.. and it was also late at night sometimes with no lights .. just car lights..

then a few weeks after i got back, i saw on the news a Brit tourist died from an accident passing the same road i did.. the vehicle drove off the road.. scaryyyyyyyyy..

Your best bet is use your friend in the company for the reference, not the HR or MD.

What can someone do if they suspect their current employer is bad mouthing them to prospective employers. Like whenever it gets to point of reference, the previous place employement is always sorted. However when it gets to current employer everything scatters it has happened with two people and with about 5 different prospective employers.

And this current employer is the one sponsoring them.

we rented a car, it cost 25 a day. it can be lesser depending on period

I think about 4 hours from Tirana, but we didn't go from Albania, we went from Ohrid, Macedonia. but from Sarande back to Tirana it took us about 3 and half without stops.

the weather wasn't bad high of 17 and low of 12 late November (you know compared to UK, this weather is very good).

you will definitely enjoy driving tbh, especially if you are going with people. when i checked price for bus it showed like 35-50 euros for return ticket and they were going once a day.

oh no. I didn't get a separate visa for Greece. It was the Germany own I got for 6 months I used . It elasped 31st Dec. So used it to enter multiple countries when I was on leave
