Properties › Re: Pile Or Raft Foundation Which Will Be Ideal? by opalu: 7:37am On Nov 01, 2013
SIR BANYE: I am a civil engineer, in my years of practise, i ve never heard or seen anyone use pile foundation for a single storey building. No matter how bad the soil is, raft is best recommended. I always advice clients building in very swampy area that are not too sure of the soil bearing capacity to the soil replacement. Soil replacement is done by replacing the top soil of your land with solid sharp sand to a depth of about 2m, depending on how poor your soil is. Upon doing soil replacement, a proper compaction must be done. After which you can use a properly reinforced raft of about 1m for your foundation. Soil replacement is the guaranteed way to improve your soil irrespective of how poor it is. This way i can guarantee you of a stable structure free from sinking or foundation tear. You can contact me on udoka.banye@yahoo.com for further advice
We all learn every day. However for you †̥☺ say that since you have never done, heard or seen a pile foundation for 1 storey building means it can't be done or not being done means you don't want †̥☺ open up for new ideas.
I have done a comprehensive analysis fo r a particular site comparing the cost of piling †̥☺ that of soil replacement. I discovered that the cost of replacing the soil plus thick raft was higher than piles of 450mm dia which were required. The earth behaves funny and I've seen where replaced soil settled considerable †̥☺ make the building unfit for usage and marked for demolition. I still use the method if it is the best and most economical for that particular site!

richeyy: Thank you! I was beginning to wonder what a geologist has got to do with investigating ground conditions for foundation design
ubeji: but u still need Structural Engineer for the interpretation of the foundation. It is not geologist that do soil test it is Geothecnical /Foundation Engineer that does it.
Geologists are specialists when it comes †̥☺ soil, rocks, etc. Most Civil Engineering students run borrowed courses fø̲̣̣я̅ some semesters called 'Engineering Geology'. Carrying out Soil test and Analysis and preparing the reports can be done by Geologists (atleast they study those things!).

Civil Engineers who specialize as Geotechnical Engineers though can also do soil tests but they focus more on Heavy groundbreaking constructions like dams, tunnels, bridge foundations etc. Atleast those I know.
@fadelex. With due respect I totally disagree with you that the Guy that quote for pile (for a story building is a quack)
Damn! Have you being to arowojobe estate at Maryland. I tell you I did a project over their and the building is tilted even before lintel. I am talking about just bungalow. This happened just because the idiot that did piling we adopted didn't get to required depth. Virtually all the pilling on that environment failed because it didn't handle by competent hand.
.......u can't conclude that pilling is meant for high rise without due consideration for the nature of the land in question
Thanks and God bless U̶̲̥̅̊ fø̲̣̣я̅ this response. There is a site at Anthony, Lagos that you as a human being will sink on Ūя̲̅ own weight till knee or waist level. With just a blow, a precast pile will sink in totally till it reaches good soil. Same with another site in Mende Meryland. Not †̥☺ talk of a whole 1 storey building!
Fadelex: the engineer that quoted for pile foundation for a storey building is definitely a quack.... unless you are building an island in a river, Pile foundations are long, slender, columnar elements in a foundation that are installed into the ground.
They aretypically made from steel or reinforced concrete and possibly timber . A foundation is described as piled when its depth is more than three times its breadth.
Pile foundations are principally used to transfer the loads
from a superstructure, through weak, compressible strata
or water onto stronger, more compact, less compressible
and stiffer soil or rock at depth, increasing the effective size of a foundation and resisting horizontal loads

raft foundation is suitable for d design
Properties › Re: Pile Or Raft Foundation Which Will Be Ideal? by opalu:
Let me explain briefly why a structural Engr shld be d one †̥☺ select a Geologist †̥☺ do soil test.
The report a Geologist produces is best understood by d Civil Engineer. Fø̲̣̣я̅ same reason a Doctor understands and uses the results from Lab technologist.

If U̶̲̥̅̊ meet someone by yourself, by the way U̶̲̥̅̊ talk, they know U̶̲̥̅̊ are a layman †̥☺ d field so they may send an unschooled but skilled guy †̥☺ do the test on site then copy and paste report of previous test carried out and submit †̥☺ you. But with a Civil Engineer with them, the actual situation of your site is known. (However, there are so many Geologists with impeccable integrity who will never copy and paste results).

When we say Soil Test, what is it self??
Answer:
The soil underground has different layers (strata) frm the vegetable topsoil down down down. If it is a CPT test or 'borehole' test, they reveal the different types, colour etc above all strengths (bearing capacities) of each layer as you go down. And at what depth is water found. A borehole (SPT) test goes deeper than a CPT. After a borehole test, it can be used as source of water fø̲̣̣я̅ d project.
Random positions are selected on site (spread out well) †̥☺ get a correct representative reality under the ground.
I did one in Ibadan and so that though the site was water logged (we found water at 1 m), the soil was as strong at 1m as 12m in a place in Kogi state.

One funny thing abt soil is that you next door naighbour may use Pad foundation or even Strip foundation dat is cheap, and crossing over †̥☺ your land, it is peat (decayed waste) without good soil till 20m depth. I've seen this many times.

I'd end by saying most times, people who buy already built buildings pay so high fø̲̣̣я̅ the foundations. A guy can build a N80m house in Bayelsa but another can build the same house for N40m. Foundation and management happeneth †̥☺ them all.
Properties › Re: Pile Or Raft Foundation Which Will Be Ideal? by opalu:
Most people do not know who a Structural Engineer is. As a COREN registered Civil/structural Engineer who by His grace rounding-up his Doctorate (@Unilorin), I have sworn †̥☺ uphold and enlighten the society abt d profession wherever I find myself.

I"d be brief and simple fø̲̣̣я̅ now. Civil Engineering has many areas of specialization like: Geotechnics, Structural, Airport, Railway, Highway and Water (put 'Engineering at their fronts fø̲̣̣я̅ me).
As a Structural Engineer, you basically determine the load/forces/stresses via structural analysis and proceed †̥☺ carry out the structural design: whereby the Engineer selects the sizes, types, positions etc of the members †̥☺ use †̥☺ withstand the anticipated ultimate loads with respect †̥☺ relevant Codes taking account of necessary factors of safety and assumptions.

@ OP, when a Qualified and Experienced Structural Engineer takes the DRAWING of the Architect and evaluates the loads, the loads reaching the soil thru the foundation at various points may be 'heavier' than what the soil can bear (Soil Bearing Capacity). So he may advice †̥☺ use Pile foundation that use 'pillar'-like concrete members in the soil. These piles transfer the loads †̥☺ good bearing strata down inside d ground. I've done 1,500 piles of 24m average at Gbagada and even 33 m deep piles at Ikorodu (Agbowa). That was like height of 11 storey buildings inside d ground.
Now if the Structural Guy discovers that Ūя̲̅ site is not entirely bad, he can suggest solid raft or beam and slab raft like so many estates we have done at Lekki axis. What a raft does is †̥☺ spread over the good and bad portions of the land so that the effects of the weak portions of the soil are neutralized by those of the strong areas. Acts monolithically sort of.

In High-rise buildings, U̶̲̥̅̊ either use both piles and raft combined or U̶̲̥̅̊ go fø̲̣̣я̅ vibrofloatation as was used in many at Marina.

olaezebala: Can someone pls explain how this is better than leaving PHCN the way it was? All I see is Ibadan this, Eko that, Jos warev. Those that mean that staying in Ibadan means I am stucked with Ibadan distribution company or whatever the name is alone? If yes then where is the competition to force them to be better? They'll just inherit the old PHCN scam and get richer as well.
I get your point. This new privatization only succeeded in creating 'Territorial Monopoly'. That is the National Monopoly held by NEPA has been distributed †̥☺ the suCcessor Gencos and Discos. So we under Ikeja Disco as ♏Ɣ house is are stuck with the buyer. We don't have any option. When a company knows consumers/customers don't have option, they relax and become lazy. ♏Ɣ office under Eko Disco will elther comply with the new owner or we use our generators forever (?)
What should have been done ideally is †̥☺ have for instance 2 or more strong competitors in each area. We only hope most of these Buyers will transform Power in Nigeria.

Do People still pay before delivery of materials in this age?
Our company has NEVER paid before any delivery before and will NEVER do that till Jesus comes! We deal with heavy suppliers that can deliver multi-million supplies and won't expect their money for materials until 3 months based on our agreements with them.
But in your own case since your suppliers are not financed by banks like ours, just pay after they drop materials on site at the agreed quantity and quality

keziah123: spyder, my site engineer is charging me 10% of the project cost as his supervision fee. Is it normal?
There are 3 methods I use very frequently in charging clients as a COREN registered Engineer.
1. Percentages: this depends on the complexity and magnitude of d project in question. But for a simple 1 storey stuff, 5%-15% is fair based on the skills and JD of the Engineer.
2. Milestones: you can apportion payments for his services at completion of each milestone. E.g NXXX,000 for foundation, Decking (solid slab), etc. In this method, payments should be mutually agreed and allow for initial supervision mobilization.
3. MOnthly Equal payments: if you have all the finance †̥☺ complete the work in say 4 months. And sure there are № obstacles, you can negotiate monthly equal payments with the Engineer throughout the duration of the project. Signed agreement. This can be better than the percentage method if the contract is not a 'well-structured' type. This is the method I used †̥☺ build a Bank branch in VI in 5 months
