putting a fixed price for all website designs performed by different people is unacceptable, due to the fact that, the quality of service cannot be the same! Any body offering goods or services in exchange for money, should set up his/own price based on the quality of the product or service! If your prospects, compare you with others who charge less, you should simply explain and show proof, of how your service is more qualitative than the latter!

Believe it. Your bank can make you rich. One of the investment principles any lay person can easily understand is the concept of buy low and sell high. When you buy low, you make instant profit and when you sell high what you bought low, you make unusual profit. One of the best ways of experiencing this in real estate is to buy foreclosed properties.
Foreclosed properties (or foreclosures) are properties whose owners used bank or other financial institutions loans to buy them or who have used them as collateral for a loan and have failed to meet their payment obligations in spite of several opportunities to do so. Prior to giving out loans, banks normally request for a collateral or something that could be sold to recover the money in cases of default in repayment. The bank also ensures that the borrower signs documents that effectively make the bank the legal owner of the property if there is a default in repayment. With these documents, the bank can sell the property.
Moreover, after the bank has accepted the use of a property, they will only lend an amount that is the equivalent of what is referred to as the ‘forced sale value’ of the property. This is the amount that a desperate seller would get if he wants to sell the property quickly. So, whenever the bank wants to sell such properties it almost always ends up being sold at a discount.And this is where you can make money in foreclosures.

How do you know foreclosed properties? Ask your banks mortgage department or ask a savings and loans/mortgage bank. Most banks have a ready list of properties that fall within the above categories. When you buy such properties you are helping the bank and the borrower. Sometimes your intervention may be the saving grace that the borrower may have from losing all. Because if sold at a good price the borrower may still have some money that could help him. A well brokered deal should be a win-win for all the parties concerned.

At the same time, there are things to watch out for when going into this area. Firstly, never pay for a property you have not inspected or evaluated personally. You need to go beyond the attractive pricing to the business sense of the purchase. Sometimes the banks may over value the property and sometimes the state of the property may be such that considerable renovation work that could cost you millions may need to be done before you can recover your money and make a profit. Sometimes the location may not be an area that is attractive and strategic for your purpose. Don’t just look at the price, visit the property and evaluate the environment.
Secondly, ask the bank for the title papers and get your own lawyer to do a due diligence on the property. The bank employees are not angels and sometimes omit important documents from what they should have. There have been cases of misplaced certificate of occupancy. In addition, the borrower may institute legal proceedings against the bank to stop the sale. If this has been done, the bank owes you a duty of disclosure. But I also say, you owe yourself a duty of asking. Banks, as a rule, are selling to you as it is and do not necessarily have to disclose every information they have on the property. So, do your due diligence. Your intention is to buy a bargain not a lawsuit.

Thirdly, the issue of possession should be carefully considered before you make the purchase. In some cases, where the property on offer is being occupied by the owner and he has gone to court to resist a sale, this may be a clear indication that possession may be difficult. In other cases, where the property is owner occupied, and the owner partners with the bank to facilitate the sale, then possession may not be an issue. At other times, the property may be occupied by tenants who have decided to side with the owner and make possession as difficult as possible. Each casewill differ and it is advisable to get professional counsel so that you do not acquire a property that is not generating rental income and could also not be sold.
And in cases where a certain portion of the proceed of the sale is to be paid to the former owner who is still in possession, such monies should not be paid until he has implemented his own side of the bargain. The key point is to avoid as much litigation as possible and to get maximum returns on your investment within a reasonable time.

@success+, i have been reading your post, and i'm must say that i don't know where you are headed for with this story of your life. One thing you need to understand is the fact that 'money does not solve money problems'. If you have truly read and understood those books you stated, you will note the reason why lottery winners, always return back to their previous condition a year after. Its because they have no financial i.q.

I must say, that it is not enough to create assests, cause a low financial iq, will kill any businez venturable.

One with a proper financial iq knows how to turn a penny to millions, and transmute a bad situation, to an event!

@op, these are very nice ideas you've brought up! The thing is corp members have to develop the spirit of entrepreneurship, which is the key to becoming self-made. Aside from the ideas suggested in this thread, corps members should be able to think, as they say ''he who thinks, is master of him who can do".

Still knowledge is power, but in this age, knowledge is worth nothing if it is not implemented!

All i'm saying is, there's a dire need for an entrepreneur mindset!

This is a very nice thread, concerning that bro who has probs wit his SEO. Go to ur privacy settings, and make sure ur site is visible to every1 including search engines.
You also need to check ur permalinks and make sure the links to ur post contain the title not just codes.
And you must also get essential plug-ins like the all in one seo pack, google xml sitemaps, etc.

I've used my wema bank atm at first bank and uba, i wasn't charged, but wen i used my first bank atm at skye bank. Then zap 100 BOX outta my acct.

I had a funny experience at d post office, i wanted 2 withdraw 25k 4rm my wema acct,but i was given 26k instead. No extra money deducted 4rm my acct. Im stil wondering hw come!

One major challenge facing the acting Vice-Chancellor, Olabisi Onabanjo University, Ago-Iwoye, Ogun State, Prof. Saburi Adesanya, is how to change the negative societal perception of the institution. Since the professor of pharmacognosy was appointed VC in August, he has been contending with how to revampthe battered academic image of the institution with a view to repositioning it to an enviable university.
Before his appointment, the university was notorious for being in the news for the wrong reasons. If it was not at war with the National Universities Commission for over bloated student population,its management would be in trouble with unions over wage issues. Its students were knownfor cultism and hooliganism. If they were not waging war among themselves, they would be engaging members of the host community in violent clashes. One of these clashes led to the death of some people andthe burning of the palace of the town’s monarch.
Due to inadequate funding, the university could not pay its bill. It was also not able to honour contractual agreement. Consequently, the institution, established by the first executive governor of Ogun State, late Chief Olabisi Onabanjoin 1983, was at a time indebted to the tune of over N400m. Academic and administrative facilities and structures were grossly inadequate. Interferencefrom the state successive governments did not also help the institution. While all these were going on, students were bearing the brunt. Certificates were not issued as and when due and academic calendar was grossly disrupted.
It was against this background that Adesanya took over the administration of the institution. To shore up support for the university, he led a team of principal officers of the university to The PUNCH Place, the corporate headquarters of PUNCH titles last Thursday wherehe unfolded his agenda to reposition the institution. He also spoke on other issues affecting the university system.
Though he admitted that the university had image problems, Adesanya said he and his colleagues had started a reform process to tackle these challenges.
“Yes, the university has problems but I can tell you that most of these challenges are being tackled. However, our challenges are not peculiar to us or to the university system alone. They are what institutions like The PUNCH too had overcome. Our coming here is part of the solutions that we have designed. We believe that The PUNCH is our next door neighbour and it has all the power to help us rebuild our image.
“However, I can tell you that some of the problems including late release of students’ results and certificates have been eliminated. Except a student has problem with his or her clearance, we don’t hold on to their certificates again, we are rebranding.’’
He added that as part of the rebranding process, the university would move all the undergraduate programmes of the institution to the permanentsite and had successfully reduced the student population.
“The time where our students are innumerable was gone for good. Now, our student population is just between 18,000 and 20,000. All our part-time programmes are beingmoved to the temporary site. Our students no longer miss the National Youth Service Corps scheme. In fact, when they went for the mobilisation, some officials nearly turned them back thinking that they forged their documents. Things have changed.’’
On cultism, Adesanya said the non-residential status of the university was one of the reasons why the menace persisted. But he added that plans were on to change the status by building hostels for students.
“Cultism is an unfortunate development in the nation’s university system. But I can tell you that since we have weeded out bad elements among our students, things have changed. However, I can tell you that cultism thrives more in non-residential universities like ours. But since we have known this, we have embarked on a plan to bring our students to hostels on our campus. That is why we have decided to bring all our programmes to the permanent site and we are encouraging investors to come and build hostels for us on Build,Operate and Transfer model,” hesaid.
However, Adesanya did not just speak about OOU alone, he also shared his views on issues affecting the nation’s universitysystem. Asked to comment on the widely held belief that Nigerian graduates are unemployable, Adesanya said,” When people say that our graduates are not employable, what do they mean? Is it that they are academically poor to such an extent that they cannot function in position they are given to manage? If that is the case, I disagree with them because if you go around the country, there are companies who employ them.

“The problem is not about quality per se, it is about high rate of unemployment. So, if 20,000 graduates are looking for job in a company that needs only 10, standard will be raised and a dog will be given a bad name in order to hang it.
“I think the problem is that the Nigerian government has not created the environment that will engender job creation. Our people don’t also value ideas because when those young people come up with ideas, nobody is ready to support them, the same thing affects researchers too, nobody is readyto support research that will eventually lead to job creation. I don’t believe that our graduates are that bad otherwise some of them that have the opportunity to go abroad for postgraduate degrees would not have been doing well,” he said.
Adesanya argued further that a lot of people who believe that the graduates are not unemployable are ignorant of the mission of the university education.
According to him, higher education is aimed at opening up students to higher concepts and ideals so that beneficiaries could make informed decisions.
“The problem is that of ignorance and those who went to the university in the 60s, 70s and 80s, who some people believe are better groomed, would tell you that after securing employment, their employers also took them to training schools where they were taught about the nitty-gritty of their new jobs. Weren’tthey graduates? But the employers of today want a ready-made worker; it does not work like that. The employers oflabour of this present age should emulate the UAC, PZ and their likes who trained their workers rather than rubbishing our youths,” he said.
He added that though entrepreneurial study was good,it should be taught in junior secondary schools.
“Most inventors and job creatorsare not taught in class; Bill Gates did not even finish his degree, the same thing with late Steve Job. Most of the nation’s successful entrepreneurs did noteven go to school, what we should do is to encourage creativity and the unusual ideas of the youths.
“Our banks should be compelled to finance ideas not IPOs and contract. They should support research and government should remove all policies that make the nation unfriendly to investment and business. Government has no business in business, they should just provide infrastructure such as power, water, good roads, and friendly tariff and eliminate double taxation and you will seethe country move forward and our youths gainfully employed,” he said.

I've been scammed many times, but it neva scared me away frm online biz. I'll even say dat it has toughened me and hardened me for online biz, cos no goddamn human being or alien cn cum and blow rubbish in my hear nd expect me to bliv.

The thing is not all scammers have poor gramatical skills, remember its the high rate of unemployment in our beloved country that leads pple even graduates to start scamming 4 a living, so if u look out for pple who speak bad language, u wil just be scammed by sm1 with finely constructed english.

Apart frm people,there are also scam sites, created by people in the names of well established companies, but most of these pple use poor web design, hosting etc. So its quite easy to be detect that. But if the contents of the site is quite geniune u can use scamadviser.com or hyipexplorer to check d info abt the site owner.

Just use common sense!
