Properties / Top 6 Reasons Why the Lagos Rent-to-Own Scheme is Great by PortableAngel: 8:55am On Dec 05, 2016
The long awaited Lagos Rent-to-Own Scheme has been scheduled to commence on December 8, 2016. The project which is meant to satisfy the hopes and aspirations of low-income earners in Lagos is finally here.

However, the housing project has been doubted by so many Lagosians who feel that it is one of the government methods to deceive the people and reserve the properties for a group of people in government. Governor Ambode has made a number of provisions to make sure that the houses go to the low-income earners. Below are the top six reasons that make the Lagos rent-to-own scheme genuine:

Only first-time home buyers are eligible for the scheme
The governor slashed the prices of the homes to encourage low-income earners
The home is not transferable
The house will be paid for from the source of income
There is an age limit
The Rental Housing Policy will cover the working class.

According to the Commissioner for Housing, Mr. Gbolahan Lawal, the policy was in response to the yearnings of residents for affordable and decent housing.

He said that the `Rent to Own’ policy would target low-income earners in both formal and informal sectors, while the `Rental Housing’ policy would cover the working class.

He said that the `Rent to Own’ policy will also cover those with regular income, with the rent deducted from source. He said that the government would kick-start the project with over 1,000 units out of the 3,192 units earmarked in the first phase.

Lawal said the first phase of the project would be sited in the following areas: Epe, Agbowa, Ojokoro, Alimosho, Igbogbo, Igando, Iponri, Surulere, Eti-Osa, Ajara and Badagry.

He said that five per cent value of the housing unit would be paid as commitment fee on the Rent to Own Policy, while the balance would be spread for 10 years.

On the Rental Housing policy, Lawal said that rent would be collected on a monthly basis, and tenants were required to pay one month deposit, according to the prevailing rent in each location. He said rented apartments are not transferable.

Lawal said that applicants must be primary residents in the state and would be required to submit a copy of their Lagos State Residents Registration Card.

He said that applicants must be first-time home buyers, must be 21 years old and above, as well as be tax compliant, among others. The commissioner assured that selection process will be credible, fair and transparent, saying units in the rent to own scheme spread across the state ranges from one bedroom to three bedroom flats while unit price ranges from N1.5m to N25m depending on location and type.

Properties / 5 Signs You Are A Chief Tenant by PortableAngel: 1:20pm On Nov 29, 2016
You Have Become the Chief Tenant
If you live in a place like Lagos, it is very easy to become a chief tenant. A chief tenant is somebody who has stayed in a house long enough to attain the position of an unpaid caretaker. He knows how to collect cleaning money, electrician money and dues for the landlord from all the other tenants. Yet, he still pays rent. He is the one they call upon in the house when there is an emergency. Everybody on the street knows him. He represents the landlord at functions and he is not the landlord. Most times, people attain the position of chief tenants unconsciously. It starts with helping Baba Landlord collect money for LAWMA. Then it graduates to other phases. Some things are common about chief tenants. Below are the top 5 traits:

You are In Charge of Paying NEPA bills for the House
I am not trying to insult anyone, but the truth is, most chief tenants do not have a defined job. Most of the time, while some of them are craftsmen, others are totally jobless. Thus, it is easy to see that they are usually at the helm of affairs in the house. They collect NEPA bills from all the tenants and go to the bank to deposit it.

They can decide to spend the money at times. In fact, most times. Especially when the landlord does not stay in the house. The secret only gets revealed when NEPA cuts the light. Also, one of the secrets of chief tenants is that they unplug the light from the centre switch at times to collect money from other tenants to fix it back. After collecting the money, they fix the light back and spend the money. So if you are in this category, then, you are a chief tenant.

The Landlord is Your Best Friend
Most chief tenants have the landlords support. They are the reporters that gossip everyone’s matter with the landlord. They are always the first to hear gist of people’s challenges. Their ears are always on the wall. They try to build a bond with the landlord so that he won’t collect rent from them, but he still does that. Baba landlord will collect his money complete. If you are also in this category, you are a chief tenant.

Other Tenants Insult You
Because of the depth of the relationship that chief tenant has with baba landlord, he comes in constant conflict with the other tenants. They don’t like him and he doesn't care. He’s always fighting everyone, and in the course of the fighting, they refer to him as a chief tenant, who will never build his own house.

Properties / Save And Make More Money Via Short Lets; Forget Hotels by PortableAngel: 9:21am On Nov 28, 2016
A short-let is a property which can be let from a few weeks to a few months. Any kind of property can be on a short-let, from studio apartments to bungalows to ten-bed room duplexes. Short-lets are usually offered with bills included in the rent. Short-lets are not popular in Nigeria because just a few people know about it, and just a few house owners are willing to be part of it. This may, however, be because they are not well informed about the advantages. Below are a few secrets of why short-lets thrive around the world.

Short-term rentals are a winner for owners and tenants
Come to think of it, what benefit do you have from an empty flat without occupants or a serviced apartment you want to sell, still empty – absolutely nothing. So make money from it. You are entitled to cool cash from your apartment by adding almost nothing to it. I am sure you would appreciate the extra income.

Tenants would rather rent a house than spend their hard earned money on a charmless hotel room, where the only means of catering is a kettle and a tea bag. Short-lets cost less compared to hotels.
Complete Peace of Mind for the Homeowners and Tenants
The whole thing as hassle-free as possible for the homeowners, and it gives them complete peace of mind. A team of cleaners prepares the property for the tenants’ arrival (fresh linen and towels, wardrobe and fridge space). This continues if it is a serviced apartment. If it is not, the apartment is cleaned again when the tenants leave. And in the meantime, you’re getting someone to keep an eye on your house when you’re not there.

Rental prices are dependent on size, condition, and location of the property. It’s a simple question of how much the owners expect to get and how much the tenants would be prepared to pay and striking a balance between the two, says Guy. A three-bedroom Duplex in Lekki may cost 80,000 per day, while a three-bedroom maisonette in Apapa may cost 80,000 per week.
Your Property is rented out almost Exactly as it is
Both home owners and tenants need to be relatively free-spirited. Your property is rented out almost exactly as it is. You can be imaginative about how many people it sleeps by including sofa beds. Tenants don’t expect it to be perfect – they’re paying much less than they would to stay in a hotel, where you have to eat out for at least two meals a day.

It is needed for flexible business travel
Travel has changed. People are traveling more, and not just for leisure, employees have become used to flexible business travel with International companies looking to share skills and experience across the globe. When traveling for leisure people are looking to immerse themselves in the culture of the country, wanting to discover the best places no one knows about and when traveling for business, people want space and home-from-home facilities. So everybody wants the home feel, whether on a business travel or for leisure. Let them have it, while you make more money.

It is a Cheaper alternative to hotel Accommodation
The simple concept of local hosts renting out their spare rooms to friendly travelers appeals to many and often offers a cheaper alternative to hotel accommodation. The same way a studio apartment or a room mini flat may be a good idea for somebody traveling to Lagos, from Abuja.
The good news is that some serviced apartments offer short let services, so you can enjoy the service of a hotel, in a residential environment and pay far less than a hotel. For me, it is the best alternative to a hotel.

Companies offering short term lets have worked to make the process as simple as possible, taking care of the whole booking and payment process with just a few clicks. You then also have your very own local host to tap for knowledge on the area so you can find all the best places that aren’t generally in the tour guides on the website. It’s a truly personal way to see a city.
Of course, high-end serviced apartments which also benefit from the attentive service you would expect from a top hotel are available for short lets. Each one-bedroom apartment oozes contemporary design with luxury finishes including cinema-style projector screen, wall mounted speakers, fluffy bathrobes etc. you may never want to go home.
So whether you are planning a city break, relocating to the city, or working here short term, ToLet short lets should be top of your list for flexible living… not that we are biased.

Romance / How To Identify A Yoruba Demon by PortableAngel: 10:42am On Nov 24, 2016
Well carved beard
Calm look
Agbada
Black Mercedes
That Yoruba name
The Yoruba boy swag
The ultimate squad

He had it all! The Yoruba boy starter pack! 1,000! What was it about this guy that made me so uneasy? and why couldn’t I take my eyes away?

Our eyes meet and he returns my matching look with a daredevil smile…Oh! What nerve! I quickly avert my eyes …Who does this guy think he is? ..Mschew!

He starts to walk towards my direction, looking at me square faced in the eye and I start to feel my heart pounding…My inner self-squeals ‘OMG! he’s coming here”. Instead, he passes my table just to make conversation with the anorexic looking babe at my back. OK! Am pissed and I could not even

Hide it… As I stand up to leave my table, I feel a strong grip on my arm…’Where do you think you’re going?’…….I look back and all I could see is a full, pink lower lip and a very clean carved beard. Chineke! It’s him! ….Trying to keep my cool before I trip on my 5-inch heels…”I am sorry, do I know you?”

“No, am very sure you don’t but I really want to. My name is Oluwaferanmi”

And he really did get to know me. The aura of calmness around him should have been the red light for me but I just couldn’t resist. He just had this inexplicable resolve about him that made me want to jump through hoops for him, any time, any day.

‘Calm down, Baby girl’ Sewa, my bestie wasn’t having any of my gists. She just sat there looking at me like I am some kind of mumu.

‘You know he would only break your heart right? So why are you going with it?’

The simple fact that I could not answer that question made it ring in my head for days.

What exactly is it about these Yoruba boys?

You know how girls just love bad boys, Yoruba demons embody all the badness! All the bad boy streak! Why else would they be called ‘demons’?

They just always know the right thing to say at the right time. Even if you are wise enough to know it’s a lie, you still want to laugh and smile like a BOLO. You still tend to fall or want more of the words they are dishing. They know it, they know you know it, they know you like it and they know you would always be back for more. It’s pure mind fuckery… Trust me!

They look harmless and sincere. Even those with the bad boy look, beards and all have a certain sincere aura about them.

Knowing that 90percent of girls love romance, they prey on it! These Yoruba demons would stop at nothing just to wine, dine and…..EAT you! They are romantic to a fault. they would pop gifts at your door, just because….. Leaving you fantasizing about how caring, sensitive and loving this “Femi” guy…not to say that there aren’t romantic guys out there o!…. but damn! Yoruba demons are smooth Casanovas. There is no limit to a Yoruba demons’ spending. Even if his goal is to “hit and quit that” you would sha get some of the finest trips in town.

They have this cool, calm and collected aura about them and they play these qualities to the fullest. The ones that are not totally handsome have this confidence about them that totally makes up for their “normal” features.

These Yoruba demons pride themselves in their ability to possess and conquer even the most independent, unwilling chick that has seen it all. They are mighty fine, dressed to perfection with their killer smiles and ever so evident sophistication. They are the everyday woman’s dream (you really can’t deny) but most often than none, this dream ends in a nightmare with hearts all over the floor (the girl’s especially).

It is no surprise that these fickle men would not bother to look at the good inside if they are not interested in the package as to them a girl’s packaging is everything! These Yoruba demons don’t joke with their look or the big boy impression they are trying to portray so they tend not to go for anything less.

One really funny thing they do after they get to “hit and quit that ” is to act like it’s your fault they are leaving you. They guilt trip you so much so that you start thinking you have serious issues. The really crafty ones would come up with different excuses like; “Oh baby, I have issues with commitment”….The ever popular “it’s not you, it’s me” line or the “Am still working on myself”….”I don’t think I deserve you”… “I think I’m limiting you”….”you deserve better”… “Let’s take it slow”…..LOL!…Who says these?!!! They would never know all these before they hit that o…hehe! smh!

If you are still interested in nailing a Yoruba demon, please, guard yourself, defenses up all the way till the end! Remind yourself not to get your heart broken. Be a bad ass bit** yourself. Let him do the chase, catch his attention and know what to do with it, till you observe if he’s for real but before then, basically lean back (in Fat Joe’s voice) and enjoy the ride!

Properties / What Is The Future Of Real Estate In Nigeria? by PortableAngel: 9:58am On Nov 23, 2016
Over the years, the Real Estate sector in Nigeria has proven to be a bedrock of the economy that cannot be shaken. Despite the Ups and Downs and the economic imbalance, real estate has been one of the most consistent sectors in the economy. However, in the year 2016, the future of what seems to be the best in Nigeria started dwindling. Nigeria is faced with the questions of the lucrativeness of the sector.

Thus, what seem to be a shining star, that could blind any dull beggar is now a questionable dark lantern in a small dark room. We are at a point where luxury apartments cost 20% lower than it used to be. At this point, everybody is selling and dumping the real estate sector as an unprofitable hub. This has definitely led to the questioning of this once very profitable enterprise. Everyone is asking, What is the future of the Nigerian Real Estate sector?

Due to the current recession, the real estate industry has suffered great strokes, especially the luxury real estate. As we know, housing is one of the basic human needs, so no matter the cost of renting an apartment or buying a property, people will still live in a house. The effect of this is that individuals who lived in bigger apartments may evacuate the building for smaller ones.

Gbenga Olaniyan the CEO of Estate Links, one of the leading businessmen in the Nigerian real estate sector answers this in an interview with Dupe Awobajo, below are some excerpts from the interview:

Apart from Real Estate Which Other Businesses are you involved in?
I have invested in a lot of business. I have come to realise that real Estate is all that I should invest in. I have tried a couple of things many years past which didn’t work out. So I have decided to stick to real Estate 100%.

What’s Your Advice For those who intend to Invest in Real Estate During the Recession?
Now, I am going to use this as an example, I got into the real estate in 1988. We had the first recession at the end of Babangida days in 1989/1991. At this point, so many people were selling properties, but that was the time that discerning investors started buying. Real Estate has actually out dawn the drop of the value of the Naira. For instance, a wing of a duplex in Dolphin was One million naira in 1991. One Million naira which is 50,000 pounds. Today, Dolphin is 90 million. And that is about 170,000 pounds. This shows that real Estate is where to keep your money as a store of value.

Whatever end of the market you want to invest in there are properties for you. For instance, lands right now in the new EPZ (Export Processing Zone), Dangote is going to move about well over 20,000 to 50,000 people towards that zone.

Those people have to live somewhere. Right now the plot of land with documentation will cost about two million Naira. Some people
are investing about 1 billion Naira in it. It is when everybody is selling that you should be buying. Everyone should look at the “imagine” market in real estate. The new Airport and seaport will be there. Ikoyi and VI are currently at the lowest that they will ever be. Right now they are at the lowest that they can be. I have always recommended that people should look at the “imagine market” in real estate.

What is the Future of Real Estate in Nigeria?
Right now the luxury real estate in Nigeria is suffering a major battering. Right now the residential real estate at the high end, but it will bounce back together with the economy. The fact that the supply has gone down has also helped. In my own projection, I see the market bounce back in the next three years. It will bounce back and you will see developers starting to scramble once again.

One thing worthy of note is that this is not something that only happened in Nigeria, it happened worldwide. At a point, the UK went through this. In Canary Wharf where we have the best high rise properties concentrated in one spot. Some owners were talking to major international companies to move into their properties and rent free for a year just to pay the service charge. I don’t see that happening here, we are even better off.
This interview shows that the future of real estate in Nigeria is very good and in fact, investing in real estate is one of the best business in Nigeria right now, even though it seems illogical. In the long run, the “Imagine Market” wins.

Since this is the best season to invest in real estate. Buy a property today. Join the train visit www.tolet.com.ng now.

Business / Re: Why You Should In Invest In MMM And Not In Nigerian Bank by PortableAngel: 3:12pm On Nov 22, 2016

Business / Why You Should In Invest In MMM And Not In Nigerian Bank by PortableAngel: 2:17pm On Nov 22, 2016
MMM means Mavrodi, Mavrodi, and Melnikova. It is the first letter in the surnames of the three founders of a popular Ponzi Scheme that is fast developing around the world. The scheme was developed by Sergei Mavrodi, his brother Vyacheslav Mavrodi, and Olga Melnikova. After the company's creation in 1989, its founders tried importation and other types of businesses before starting their Ponzi scheme in 1994 which attracted funds from so many private investors.

The scheme, which started in Russia spread has started to spread to other parts of the world. So many scandals and claims have trailed the founders. The MMM Scheme started in Nigeria in 2016, promising a 30% returns on investment within a space of 30 days. This has generated so many controversies and Nigerians now wonder if they should keep their money in banks or generate more income through the Ponzi scheme.

It is interesting to know that a man was so rich that one of the leading banks in Nigeria contacted him to deposit a huge amount of money into his account. He asked a funny question," how much interest will you pay me, and what is the bank's collateral if I deposit into my account" The question seem absurd but it is true.

The MMM has not been without its own shortcomings. In fact, it has a lot of shortcomings. But it has proven itself to be much more rewarding than depositing one’s money in the bank. Below are the top 5 reasons why you should invest your money in MMM and not in the commercial banks.

No Bank Will Give You 30% Interest in 30 Days
You get Referral Fee
Your Network Keeps Increasing
You can Invest Your Profit
You Make More Money in a Short time

No Bank Will Give You 30% Interest in 30 Days
Keeping your money in the bank is like giving your money to an organization willing to do business with your money while you get nothing. The organization seems to be wiser than you all in the name of keeping your money. Even fixed deposit are less than 10% rewarding. So you can make a triple gain with the MMM.

You get Referral Fee
Unlike networking businesses where you have to bring people to make money, bringing people to invest in MMM affords you the opportunity to make more without interfering with your basic gain. You get a whopping 10% of how much the person is investing, you also get 20 dollars for new accounts. Your bank cannot be this rewarding.

Your Network Keeps Increasing
The number of referral you bring makes your network to keep increasing. So you can keep making money without investing a dime. This sounds crazy but it's real. You do not get money by referring family and friends to your bank. But you can get money by building a large community of investors in MMM

You can Invest Your Profit
Even without building a community, you can invest your gains without using your start-up capital. Because of the perceived risk involved, you can invest 50k and make 80k and invest the 30k again, this way, you keep generating more funds from your initial capital without investing your money. So it's a gain-gain situation.

You Make More Money in a Short time
You can make money without work. The only thing you have to invest here is patience. But this is ironical because even if you leave your money in the bank for 3 years exercising patience, you will not make as much money as investing in MMM. So you can only wait for a few days, to smile as your cool cash comes your way.

Still thinking, I used to feel the MMM was a fraud until I discovered that Nigerian banks also operate on the same pedestal. The 100 NGN and the 50 NGN that disappears from your account from time to time with no reasonable explanation should be accounted for. I am neither anti-commercial banks nor anti-MMM. The choice is still yours to make.

NYSC / What all Prospective Corpers Must Know by PortableAngel: 1:17pm On Nov 17, 2016
The National Youth Service Corp (NYSC) scheme in Nigeria has risen to prominence. It not just popular to the elites, but also the illiterates. Even Nigerian graduates who schooled abroad travel all the way to Nigeria because of this scheme. Introduced in 1973, to promote national integration, the scheme has gone a long way in fulfilling the aim of its existence.

However, a few graduates may encounter a lot of pre and post NYSC challenges. As an ex-corps member, who passed out in the 2016 batch B set. I will like to share a few experiences and give a few tips on how new corp members can maximise their service year to the fullest. So let’s examine the stages of NYSC in the following Order.

Pre-Camp
Camp
Post Camp
Post NYSC

Pre-Camp
This stage is usually a stage of skepticism. Most prospective corp members do not know where they would be posted to. Thus, they tend to be restless. Some try to work it. Others try to publish fake medical reports. The tension here is usually high. Even doting parents are always under pressure. To qualify for this stage, you need to be cleared in your school, without carryover and outstanding courses. Your name will be sent to NYSC from your school. You must register on the NYSC portal. Then look forward to receiving your Call up letter, which you will print online. For me, I was nervous and looked forward to leaving Lagos.

Camp
The NYSC oriented Camp is scheduled to hold for three weeks. You can redeploy to another state after this period. This is after you have received your call up letter. You know your state of deployment. I was really scared of going to camp because of waking up early, soldiers and majorly because I can’t march. This sounds odd but it is the truth. But I must confess, the three weeks is one of the most remarkable periods in my life.

At the orientation camp, you have to wake up as early as 3:30 am to go for morning parade. But it is not bad because you will learn a lot of new songs and you will see a lot of chicks taking selfies on the parade ground early in the morning. The afternoon sessions, the lectures, and the evening sessions will be fun for you.

You can make a lot of friends here. The unique thing here is that there tends to be a cultural blend without segregation. So you can learn from different cultures. If you want to stay in the state you are deployed to, try to be active in camp, so that you will be posted to the capital. Start thinking of how to solve your accommodation challenges in camp.

The Post Camp Experience
This is the real NYSC experience. The first thing you need to deal with is the locating your PPA. Another is the crowd at the state secretariat. It may take you about a week or two to get settled.

Now, it’s time to face the real deal. The biggest mountain confronting you at this point is how to get a safe and secure apartment at a very affordable price. So what do you do? Simple, you can solve this challenge during your pre-camp and camp experience. It’s just a click away. Visit www.tolet.com.ng to rent an apartment. You can even check out the cost of renting an apartment anywhere in Nigeria immediately you get your posting letter. This will help you to create a good budget before leaving your location for camp.

You can get a roommate or sublet your flat to save cost. Most times, the alowee is usually lower than the cost of getting an apartment. Especially in places like Port Harcourt and Lagos.

The Post NYSC Experience
This is one of the toughest stages of life for so many Nigerian Youths. Now, you have to go into the labour market and employment is highly competitive. Everybody looks up to you that they have finished training you. You have to pay bills now. You even have to rent your own apartment like a real young man. Then, it is marriage.

This stage is affected by some of the things that you have learned during NYSC period. So, try to learn a skill that will enhance your post-NYSC experience.

Now, NYSC has confirmed that the posting of 2016 batch corps members will commence in January you still waiting, visit our website today, to to plan for your rent during your NYSC.

Family / Who Should Pay House Rent In Nigeria: Husband Or Wife? by PortableAngel: 3:53pm On Nov 16, 2016
The question above will seem absurd to so many Nigerians. The expected response is the husband. Right? He should be responsible for taking care of the family, he is the head of the family. He works to make money for the family. The person who spends the money is the master, in marriage; family; friendship; work or in any other form of relationship.

Now it is he, he, he not she. At this point, there is no concept of feminism. Even at lower levels, when going on a date. Who should pay for the location, cab, food, and groceries? He has to pay, is the response of so many Nigerian ladies when it comes to such situation. Well, I am not antagonizing anyone’s perspective on the issue of finance, which is, of course, a very delicate issue, but I will like to present my own perspective on the issue. So, I have five objective points on who should pay rent. If you have supporting or opposing opinions you can write them in the comment section.

Who has the Money?
Most women may not agree with this, but it is the truth. We generally believe that it is the responsibility of the man to pay rent because he is the man. But when he is short of funds there is no crime in helping him. However, men should not take this as an opportunity to rely totally on their wives. So they should work hard to meet up with the bills.

What’s the Marriage Agreement?
Marriage should be based on an agreement. If the marriage agreement states that the man would pay, he has to pay. But at times you may deviate from such agreement due to the availability of funds. So if the marriage agreement states that the man should pay rent, and the woman should fund the feeding, the woman may take part of the rent when the man is short of funds.

It Can Be Shared
This may be applicable when the finances of the couple are on the same pedestal. This is also applicable is if the rent suitable for the family is quite high. Sharing percentages may be 50/50; 40/60; 70/30 or even 90/10. This should be a top secret by the couple because it is personal.
Who is Stingy?
At times, women believe that their husbands are stingy, and some wives believe that their husbands spend lavishly outside the house. In this kind of situation, there should be a concrete agreement that will compel the husband to pay. This can also be the other way round.

Who Loves More?
This question seems funny. But it is applicable to all types of relationships. Even in friendship. Love is measured by what is remaining after giving. It is not about having a million naira, and giving out 200,000 NGN; it is about having 100 NGN and ready to let go of 90 NGN. Thus, if the husband loves more, he will pay not minding his pocket. The same goes for the wife.
Housing is very crucial in every marriage. The inability to pay rent brings shame to the couple and to the family. Marital relationships should be complementary, thus anyone can pay rent as long as there is an agreement. Visit www.tolet.com.ng to rent an apartment in Nigeria today.

Romance / Will you Date a Guy That Lives With His Parents ? by PortableAngel: 8:56am On Nov 03, 2016
“E dey pain me say I no dey on my own”Tony says as he gists his friends about his weekend get away. As a young man, he feels he has been denied a level of freedom by staying with his parents. He wants to be a man – a real man. But the circumstances surrounding him still makes him feel like a mummy’s boy, which he is not. “I no fit wait for the time wen I go comot for my Papa house” he smiles as he tells Milez in a promising manner.

Like Tony, most young men who stay with their parents have a sense of limitation. The feel they are withdrawn and can not maximise their potentials. Below are the top 5 reasons why men struggle to rent their own apartments:

To have a sense of Freedom
To Improve Productivity
To be respected by their women
To have a sense of responsibility
To act like a big bad guy

To have a sense of Freedom
Men are created to meet up to a particular expectation. Most men think that they should not be limited. Staying with parents means that you have to follow the rules, even when you don’t like them. Some of these rules may be; you must not stay out until 7pm; you must not bring a girl to the house; you must wake up at 4:30 am. To guys, some of these rules are limiting and annoying.

To Improve Productivity
The family as a unit derives pleasure in oneness. Some young men feel that they are giving too much to the family at a moment they need to concentrate on their career and make money before building their own nuclear family. Although I do not totally agree with this, staying alone to most young men means more productivity and privacy. They get a sense of control of their lives.

To be respected by their women
Women respect men that live alone and are able to live their lives in an orderly and responsible manner. It’s not the fact that the man is paying rent that matters, it is the fact that he has something he is committed to that he pays from time to time diligently. Apart from this, most young women will prefer to date a man that has his own apartment no matter how small the place. This may not be a general mindset, but it is peculiar to a special category of women.

I remember a lady, who told me that she went to her admirer’s house with one of her friends and that when she got there because the house was set, her friend made it compulsory for her to date the guy because his house is set and his pocket is on point. It’s still about the fact that the young man has an apartment.

To have a sense of responsibility
One very powerful synonym for responsibility is the word “duty”. I called it powerfully because it becomes inevitable for you to do somethings.
This grooms a man and makes him ready to face other circumstances in life. He becomes responsive to what the society expects of him and strives to meet up to expectation. He acts well in most situations, he is no longer a child.

To act like a big bad guy
There’s this feeling of fulfillment and ego that comes with living alone. An average Nigerian guy living alone feels like a boss or Don. It’s like a chieftaincy title. So most guys struggle all the way to live alone. Milez lives alone and he is a real boss. Ladies love bad guys, be one of them, rent an apartment today.

Properties / The Federal Government Affordable Housing Scheme For Nigerians by PortableAngel: 2:02pm On Nov 01, 2016
Housing deficit in Nigeria has posed a major challenge to both the government and the citizens. Specialists also proffer real estate as the solution to Nigeria's recession. Thus, individuals and government agencies have been putting in efforts to solve the problem and generate more income for the country as well as reduce homelessness in the country.

In August 2014, the Goodluck Jonathan administration launched the first 10,000 Affordable Housing Mortgage Scheme under the Nigerian Housing Finance Programme in an effort to help bridge the housing deficit in the country. The launching, which was expected to alleviate constraints to a rapid housing development in the country, kicks off the pre-qualification of people for an initial 10,000 mortgages to be provided by lenders. The scheme is designed to enable Nigerians who meet specific eligibility requirements to be registered for the 1st 10,000 mortgages for houses valued at between N2 million and N20 million for mortgages over a period of up to 20 years.

The then Minister of Finance & Coordinating Minister of the Economy, Dr. Ngozi Okonjo-Iweala, launched the programme in Abuja. According to her, it was an actualisation of President Goodluck Jonathan’s promise of delivering affordable housing.

The minister noted that the scheme is a private sector driven initiative which the Federal Government initiated with strong support from Nigeria Mortgage Refinance Company (NMRC) and Primary Mortgage Banks (PMBs) and implemented in partnership with 21 pilot states. She added that unlike the existing mortgage scheme which tenure is not more than 36 months, it is now possible for NMRC mortgage subscribers to pay back between 15 and 20 years. The scheme was aimed at primarily at the first time home buyer and young people who is in the market to purchase a home costing between N2 million and N20 million. An online portal was developed especially for this scheme, www.housingfinance.gov.ng.

Two days ago, the Buhari administration commenced the commenced the pilot phase of the National Housing Programme (NHP) with the sum of N35 billion, as part of efforts to boost the supply of affordable housing units across the country. The Minister of Power, Works and Housing, Babatunde Fashola, disclosed this at the 3rd United Nations Conference on Housing and Sustainable Urban Development (Habitat III) in Quito, Ecuador. He said the housing programme would bridge the huge housing gap in the country, create thousands of jobs, as well as ensure sustainable and affordable homes for the beneficiaries. In his speech, Fashola stated: “In order to remove the inhibitions and obstacles to the supply of affordable housing.

In his speech, Fashola stated: “In order to remove the inhibitions and obstacles to the supply of affordable housing units and to bridge the huge housing gap, we have recently embarked on developing a sustainable National Housing Programme that will form the bedrock for aggressively reducing the housing deficit in Nigeria. Its critical features are responsiveness to the needs of the end users based on surveys, affordability analysis and income differences; responsiveness to cultural and climatic diversity; responsiveness to local economic needs; and focus on the SMEs and cottage industries as drivers of building inputs like doors, windows, plumbing and electrical fittings; and piloting and validating the concept by starting small with N35bn ($115m) to prove it.”

No doubt the housing sector in Nigeria is rapidly growing. Apart from the offline development, online real estate portals have taken the business to another level. Nigerians can now buy, sell, or rent properties just by clicking on their computer. This will also help in taking the real estate business in Nigeria to another level. All Nigerians can buy, sell, and rent properties by visiting www.tolet.com.ng

Properties / Patience Jonathan, The EFCC, And Real Estate by PortableAngel: 1:47pm On Nov 01, 2016
The former first lady, Patience Jonathan, may soon lose some of her invaluable properties to the Economic and Financial Crimes Commission (EFCC). This is due to her recent suspected fraud with EFCC. Most Nigerians believe in the Real Estate Market, even the politicians. The real estate market is a good market to buyers and sellers. Yet, confiscation of these assets will not be profitable to the former first lady as the real estate market is meant to be. The news of the property confiscation is was release two days ago, as follows:

– The Economic and Financial Crimes Commission (EFCC) has begun moves to seize properties belonging to former First Lady, Patience Jonathan
– EFCC is intensifying moves to gather evidence against the former first lady for a possible prosecution
– The commission says a team of detectives has been saddled with the responsibility of identifying houses and property owned by the former first lady.

There are indications that the Economic and Financial Crimes Commission (EFCC) has begun moves to seize properties belonging to former First Lady, Patience Jonathan, The Punch reports.
Reports emerged on Friday, October 28, that the EFCC was intensifying moves to gather evidence against the former First Lady for a possible prosecution, following the freezing of $20m traced to her.
A source said the commission has added that a team of detectives has been saddled with the responsibility of identifying houses and property owned by the former first lady. The operatives had been instructed from the office of the commission’s chairman to mark such houses.
The operatives are focusing attention on properties in Lagos, Abuja, Yenagoa and Port Harcourt.
The source said: “It would not be correct to conclude that the commission has halted the investigation into the activities of the former First Lady. The investigation is progressing and it is being handled by the office of the chairman of the commission.
“A team of operatives has been assembled to identify all her properties in the country with a focus on Abuja, Port Harcourt, and Yenagoa.
“The responsibility of the team is to mark all such properties in preparation for a possible court action.”

Meanwhile, the former first lady has demanded that the EFCC pay her $200million for infringing on her rights when it froze the $15m in her account.
Patience made the claims through her lawyer Granville Abibo at a Federal High Court in Lagos on Wednesday, October 26.
Last month the anti-graft commission had traced $5m to the personal account of the former First Lady and frozen the account.
My major concern about all these is the continuos struggle between the EFCC and the Nigerians politician. For a long time, we have not been able to witness cases with positive conclusions, it’s either the case dies or remains unattended to. This time Nigerians are crossing their arms and watching the next step by the EFCC.
As it is my culture, I am neither anti Patience nor anti-EFCC. And if Madam Jonathan finds real estate as a good business to invest in, then she is a wise investor because it is really a good enterprise.

Politics / Re: Aisha Buhari, The Kitchen And The Other Room By Joseph Edgar by PortableAngel: 7:20pm On Oct 20, 2016
I have a different perspective to this. Check this out!!!

As opposed to the opinion of many Nigerians, who have taken the critical issues in Nigeria’s first family, as new comedy lines and new cartoon arts, I will like to present an objective view on the issue. And also point out the fact that all Nigerians are involved in this. This is not a joking matter, and of course, not a stage play where Nigerians are the audience. This time, we are all actors, and we all have roles to play. Our audience is the whole world.
As a youth, I highly respect President Buhari as our leader. And I do not deem myself worthy of condemning the President or his wife. Thus, I am neither anti-Buhari or anti- Aisha. However, a few points are worthy to note.
Reactions have trailed the President’s claim in Berlin Germany of his wife belonging to the kitchen, the other room, his living room, and his total dominion he has over her. In his words, he said, “I don’t know which party my wife belongs to, but she belongs to my kitchen, and my living room and the other room.”
This statement is a response to the President wife’s (as she prefers to be called) warning in her interview with BBC, where she expressed her dissatisfaction about the people her husband placed in public offices and she warns that she won’t be part of the next election if the trend continues. “Things are not going the way it should when it comes to putting people where they belong. Most of these people that are occupying some agencies, nobody knows them. They don’t know our party manifesto, They don’t know what we campaigned for, they were not part of us completely. They don’t have the mission. They don’t have a vision of our APC. I have my own rights you know, to say how I feel about something. If it continues like this I am not going to be part any voting again” – she says. This may be an approval to the Senate President, Bukola Saraki’s, claim that there is a government within the government of President Buhari. Some people also believe that the government has been hijacked by a group of people.
However, the presidential spokesperson, Garba Shehu, said that the president was actually joking when he said that his wife belongs to the kitchen and the other room.
Maybe we should go back to history, both fiction and non-fiction. There might have been a bit of foreshadowing in Achebe’s Things Fall Apart. As he uses Okonkwo’s home to depict the Ibo society. As Okonkwo’s home falls apart the Ibo society also falls apart. We do not want our dear country Nigeria to fall apart. No matter our jestings and uncaring attitude. A house divided against itself cannot stand.
At this point, I feel every Nigerian should support the president and his wife. We need to lift their hands, as Aaron and Hur lifted up the hands of Moses. If this country falls apart, it will affect us all. So we need to pray for the President and his wife in whatever language we can speak, and in whatever religion we belong.
Also, history has never recorded conflict between a successful president and his wife beyond their country to the stage of world view. This write up is not a satire, but a call to Nigerians to pay keener attention to the president’s family. This issue on the world view is disheartening not just for the president but for all Nigerians.
Another world leader who had an open conflicting situation with his wife is Alberto Fujimori. His wife, Susana Higuchi, filed for divorce in 1995 after she accused his family of corruption and he accused her of “unloyalty and blackmail.” The public fight included him locking her out of the presidential palace and telling the press he was looking for a new wife “who is intelligent and has beautiful legs.” In 2006, he got remarried from his jail cell in Chile, where he was being held on corruption charges. This wasn’t on CNN, or outside the walls of Peru. Wikipedia says this about Fujimori . “A controversial figure, Fujimori ended his presidency by fleeing Peru for Japan amid a major scandal involving corruption and human rights violations.

The summary of this is that no world leader, after a major open conflict with his wife remains with an untarnished image. His decision also affects the people. Because when two elephants fight, the ground suffers. I am more concerned about the implication of this on the Nigerian populace.

Romance / Re: When Your Girlfriend Is Your Next door Neighbour by PortableAngel: 6:10pm On Sep 16, 2016
This is another story in a different perspective.

has love been blood-written
has marrow yet
been poured for it
a person peeled
the skin from their back or ribs
has expression of this
been offered in flesh
cut from the cheeks
has blood extracted
its colour still red
uncoagulated
been scooped from the arteries
poured into a milk vessel
have two people offered it
one to the other
as they would fresh milk…

The extract above is from Maxamed Ibraahim Warsame ‘Hadraawi’s poem “Has Love Been Blood-written”. The poem was inspired by the story of a young man who fell in love with a singer, and because he could not access her, he took a syringe used it to extract his blood and wrote a letter to her with his blood. We all have different interpretations of love. It has led to so many happily ever after stories and so many disastrous graveyard stories.

Love is good, love is awesome, love is beautiful, love brings you out of loneliness and the likes. A lot of things have been said about love, but to me, love is what you think it is. It’s what you expect from it, and it is what you experience it as.
Homelessness, love and suide

Many tend to forget that love can be mixed with negative emotions like anger, worry, jealousy, strife and hatred. Yesterday, as I was preparing for work, I listened to the early morning newspaper review on radio. Then, I heard that a nineteen-year-old girl committed suicide because her boyfriend jilted her and that the story is on the Nation Newspaper.
I felt a sharp pain in my body as I remembered a love story that I witnessed four years ago. I stayed at Isolo Lagos, as a Unilag’s undergraduate. I go home from my hostel at Yaba every weekend. Thus, I get to know a lot of things happening around.
Homelessness, love, and suicide

My house at Isolo is close to Lagos State Polytechnic, Isolo campus. So I got to know a lot of Polytechnic students, who stayed around my house. But there was something distinct about Kola and Majeedat. They were in love. So much in love, that their relationship was public. Everyone knew they were dating. I have seen them about three times outside their one-room apartment romancing each other.

At those times, I felt a strong sensation within me and wished I had a boyfriend. I thought they were good role models who were proud of each other even in public. Maybe I got the wrong picture. I didn’t know that I was wrong until the worse happened…

Watch out for part 2!!!

What does it take to fall in love with your next door neighbour? Can there be any strong attraction? In fact, can you marry your next door neighbour? Does this work? I know you are still pondering on this, I would love to share Richard’s love story with you. I know he would deal with me for this, but please enjoy!!!

Dapo had just moved into a new boys quarters in Lagos with two of his male friends. He decided to help two of his friends who were facing accommodation challenges. Little did he know that a lot of phases are meant to be opened in his life.
In less than three months, his friends left his apartment to their own rented flats. Dapo decided to bring two of his sisters who were staying at Ijebu with their parents to Lagos. In no time, he brought them to stay with him.
Ironically, his sisters were very pretty and fair in complexion. Unlike Dapo who is the black sheep of the family. In fact, he is as black as the tires of a vehicle. Dapo’s sisters became hot cakes on the street. Men whisper to one another when they pass by. Dapo became a Lagos superstar because of his sisters.

What added another feather to his cap, was the fact that his sisters were highly educated, so unlike Dapo who managed to bag a secondary school certificate and could not further his education, his sisters are university graduates.
Soon, Richard the landlord’s son got jilted by his girlfriend. He could not come out of the trauma in a short time. This is a girl he really loved despite the fact that everyone around believed that she is ugly, which was no longer news to him, he still loved her unconditionally. Richard was really tormented by his heartbreak, that he never even noticed Bisola and Omolara Dapo’s sisters until one rainy afternoon when he got to speak with Bisola. That was how their love story started.

Richard found so much solace in Bisola that he patiently waits to have a conversation with her every day after work. To hasten the process, he became Bisola’s church member and claimed to everyone in the house that they are just friends and church members.
Anytime Bisola is angry, Richard is not usually at peace and this can be easily deduced from his countenance. Bisola became his cook and his room her abode. All the family members became familiar with her. He even travels with her to his village.
Richard claimed he was not dating Bisola because Bisola doesn’t want the relationship to be made public. But even the blind would know that they are dating. Richard once scolded his nieces angrily, for calling Bisola his babe, because she was angry. But seriously, why the lie?

Richard decided to leave his parent’s house. He rented a two bedroom flat via ToLet.com.ng . Bisola was very happy. After this, their so-called friendship led to their introduction ceremony. After dating for about three years, the lovebirds got married.
Today, they are happily married, they live in the two bedroom flat, for them, true love works no matter the environment.

Phones / Re: Regardless Of Recession Nigerians Are Pre-booking For The Iphone 7 In Ikeja by PortableAngel: 1:57pm On Sep 15, 2016
Apple has released the next generation iPhone at its annual event in San Francisco - the iPhone 7 and the iPhone 7s. Its distinct features are - a pressure sensitive home button, better camera, a fast processor and improved battery life, and as well as having no headphone jacket. It also has improved dust and water resistance. Ranging from 32GB model to 128GB model and 256GB model, the new iPhone 7 has come to stay.

The good news is that there are usually pre-orders for Apple products especially the Apple iPhone around the world. Nigerians are also part of this. Ironically, so many Nigerians can not afford any of the iPhone series let alone iPhone 7.
Africa, of course, is a home for luxurious imported products as expensive tech products gets a big market in Africa. Nigeria and Africa at large usually serve as a dumping ground for high-quality tech products without producing that least one product the world craves for, this is indeed a sorry story.
According to statistics, for 2016 the number of smartphone users in Nigeria is estimated to reach 15.5 million of the 2.6 billion smartphone users in the world. Also, Apple's market share of smartphone vendors worldwide is 16.2% following Samsung's 31.3% share of all shipments as of 2013. Nigeria ranks 17 in the global smartphone usage. This is rather sad for a country which ranks 33 most corrupt country in the world.

Some Nigerians jump at every new version of phones without understanding the features it performs. Some of those who have iPhone 6s will start having the headache on how to get the new iPhone 7s. The desperation for phones has led many Lagos girls to a journey of no return. Funny enough they don't fully understand the features of iPhone 6s. I am sure some people are waiting for the London use, ok wait.

iPhone which was manufactured as far back as 2007 upgrades it's version every year especially in September to meet up with the end of the year peak sales. I think Nigerians should strive towards achieving excellence rather than celebrating luxury. Even some university girls and boys who have no job, whose parents still live in one room apartments use iPhone 6 which worths 192,000 NGN. Then I wonder why they cannot help their parents with the funds.
Two days ago, a friend told me about a young adult who saved the money he made from work and bought his parents who were living in a room and parlour self-contain a house. This may definitely sound unacceptable to some people, but the truth is that it is time for Nigerian youths to start thinking big.

Interestingly, the cost of iPhones drops as soon as an upgraded one is manufactured. We can actually invest our funds in businesses we can get returns, rather than buying goods that would depreciate. It just so interesting that there are some places in Lagos where one can get a good two bedroom flats for less than two hundred and fifty thousand naira.

Nigerians should be wiser at this point. Invest in accommodation which is one of the basic human needs, rather than invest on a phone today.

Romance / My Encounter With Jay Jay by PortableAngel: 1:25pm On Sep 15, 2016
It was that season of fuel hike, exorbitant transport fare, drivers were angry, and passengers were not smiling. It was a season when you can earn a slap so cheap and you can get yourself to the police station for mistakenly pushing someone, who landed at the hospital.
This hot afternoon, the weather wasn’t so hot. But it was hot very very hot inside of me. I stood stranded at Ajah like a lost sheep. The 1000 NGN that I took with me for transport fare was not enough to transport me back home. I went past Ajah to a place called Sangotedo. Now I am left with just 300NGN and that could barely take me home, except to Obalende.

I got to smile, as I saw a branch of my bank at Ikota shopping complex. I had deposited some money in my bank account, which I decided not to touch. But due to the situation, I had to ask people around and I informed about the location of the bank.

I walked into the bank and-and collected 1000 NGN to continue my journey. I didn’t have any ATM card with me, and there was no money in the account whose ATM I have. I walked down the complex and burst out at the entrance of the complex.

I heard a very soft voice “hello, how are you? your bag is opened”. The voice was so soft that I tripped, yes I tripped I must confess. I quickly said thank you and zipped my bag properly. As I was about to go, he signaled to me to wait then he told me the purpose of his coming. I was impressed again. He had come to invite me to a seminar which promotes women’s participation in politics. And also defining the identity of the woman. I was really impressed.

I was interested in the topic so we started a conversation. The conversation lasted for about 45 minutes. I had forgotten I had to leave Ajah for my house at Isolo. It was a productive encounter because I love it when men give so much value to women.

I discovered that he is a footballer, who plays for a club in South Africa. He had come to Nigeria just a few weeks ago. He told me that he stays at Badore. Surprisingly, his name was Jay Jay and he hails from the Southern part of Nigeria. I have not seen him since then, but it was a beautiful encounter.

I am sure many people are saddled with the notion that I am about to write about the popular Jay Jay. Well, you may be wrong because I met another special Jay Jay. Nigeria indeed is a beautiful place to be, and Lagos is very interesting.

Yes o, Everybody wants to belong. You can buy a good smartphone that has good functions without spending a quarter of the money.
Investment / iPhone 7 For Nigerians by PortableAngel: 4:29pm On Sep 08, 2016
Apple has released the next generation iPhone at its annual event in San Francisco yesterday - the iPhone 7 and the iPhone 7s.
