God forbid @ bolded.

I have an investment property in the UK and I have zero regrets. The secret is to do proper research, not go for overly priced properties and make sure the property is located in a good location.

In fact, I am looking at expanding my property portfolio. I'm not into it to make huge yields/returns. The goal is to pay off the mortgage as quickly as possible using rental income and own the property outright. I am sure some people here won't believe me if I tell them my tenant pays around £850 for a 2 bedroom flat in Scotland but that's the truth.

How do you do with tax?

..but you get paid less than those in London

You might find it interesting to know that there are certain jobs, especially in certain healthcare professions, were the pay rates in London and the south is much less than that up North. It's a function of supply and demand. In these jobs, most people who graduate want to live in London and down south for all sorts of reasons, thereby leading to a glut in the supply and a corresponding reduction in rates. The exact same jobs in the North gets paid significantly more due to a shortage of supply.

When this is combined with the fact that the cost of a decent house in a decent area up North can barely buy you a box room in a run down council estate in London, living in the North does have its perks. Let's even assume that you have two people, one lives in the North and earns £75,000/year and the other lives in London and earns £85,000/year (inclusive of London weighting), the guy living in the North will arguably end up with more disposable income after expenses when compared to the guy in London.

Are you sure ?
The money I wasted in Nigeria in real estate if I invested it here in the UK I would have had at leat 10 properties. Nigeria is very unstable, tenants take advantage, estate agents take advantage and even the people you call family. The maintenance culture is zero.
Not like that for everybody, you know.
I had some before we japa and the same people taking care of them while I was in naija are still doing the job.
Let's say I was lucky.

Also depending on the parts of Nigeria you invested in.

not about where your real estate is located as I have properties in high brown areas in Lagos and Abuja…. The Nigeria economy is not conducive for real estate at all. I have properties I built when Naira to usd was $289 $330 respectively while at the result of the increment of the rate right now I told my tenants I would be increasing my rent they kept on yawning and groaning saying they can not afford the rent, I don’t blame them too cos their salary still remains the same . Your real estate investment don’t grow proportionally with exchange rate in Nigeria. It useless investing in properties in Nigeria.

Interesting. . .

Out of curiosity, please does the insurance cover period where the property is empty and you are actively advertising for a new tenant?

No. It only covers when a tenant stops paying and there are quite stringent conditions to be able to make a claim.
Tenant has to pass referencing and credit checks by specific organisations
Tenant must also earn 4 times rent or have a guarantor (certain consolations around that as well)

I usually time tenant changeovers to have just 1 week max in between. It means I or the agent actively starts working with the tenant in the last month to remedy any damages. Luckily we have had very little in the way of actual damages in the 9 years or so we've been having tenants.

If you plan to go back to naija, do housing investment there.
Housing in UK as an investment is headache . Big high blood pressure
Yields very poor returns. And you can easily lose your house if.........
Our people once in UK rush to do that and are trapped forever.

Some Britons will tell you why they are not keen in going into that and they make cool cash.

I beg to differ! Buy right, do a proper tenant selection, know the tenancy laws like the back of your hand and you'll be fine.

Who knows that by owing three female British bull dogs one could be making £57000 every two years at minimum while owning a male one you could be making £2000 every week. Eyes need open for this Uk. Walk with the right clique and your eyes gonna get open to things you couldn’t comprehend that gives money.

lol….. this a very simple common sense biz for lovers of dogs.

Firstly get a dog friendly apartment then proceed to this website https://www.pets4homes.co.uk/ search for English bull dogs…. Carefully go through the features of the dog…. Only purchase the ones that are KC registered ( not cross breed and certified by the Kennel club). You could get a puppy of this type for £3000 or above…. Insure the dog with a vet which costs £40-£50 monthly and you get their feed which is £50, meaning basically in a month you spend £100 on each dog if you have more than one. The Dog will be fertile to give in at 18months and it delivers it puppies within 60 days, kindly mate with the same KC registered male British bull dog, depending on how lucky you are your dog could produce 6 to 12 puppies like my friend’s dog gave birth to 12, each of this puppy have been sold for £3000…. Kindly multiply 3000*12= £36000 on just one dog oooo let say he has three of same dogs u see he is in big money. Note he only spent £3000 for the 18 months including all miscellaneous with his precious time in nurturing the dog.

If you have a male British bull Dog KC registered bull dog just put them up for mating. You get paid £500 for this.

This answer got 2 parts .....

- Yes
- No

Legally - No

Illegally - Yes, work on the black market, be prepared for slave wages + slave labour and the risk of UKBA officers, arresting you, deporting you and be banned for 10 years........

Have you factored in the cost of maintenance including vets bill?

and also the cost of caring for the pups for 8weeks and vaccination. Also there is no assurance you will sell everything at 8weeks, so some of the pups will be your responsibility for the subsequent weeks. Dog rearing is a side hustle and not a main hustle

Every Side hustle can be a full time business. It’s just the mindset you use to approach it and dedication. I’ve seen a family run business doing this in the USA. Plenty bull dogs and there’s a waiting list to mate with their dogs Sef . I just can’t remember the handle. There’s actually serious money in it if you’re a dog lover and will take it seriously. Cause work dey am too.

Yes you are right…. Mating is even another hustle type in bull dogs rearing. If having two dogs can give me £70000 in 19months isn’t a cool business.

bull dog or pit bull? Are you talking about hawk's family?. Anyways you are right but you would have to breed really good stuffs and to get there it is not small money you go Gast invest. Plus you will need to take your dog's to various shows so your dog's can have names. It is possible tho
