As a landlord/landlady, please what was the most dirtiest and inhumane states you’ve seen your rented property/properties before. As most times people thought the landlords are always taking advantage of their tenants.

Let’s hear from the Baba olowo’s on here so we can all learn, no be caretakers we dey talk this time ooo abeg. So we wey dey aspire to become properties owner one day can learn one or two.

When I collected Prepaid for my tenants, one of her friends in the next building asked her to give her light because it's a new site

My tenant told me and because I have good rapor with my tenants I told her ok

After two days, I checked on her but she was not around, I told her that I invited NEPA officials to permit her to give another person light but NEPA said, she will write under taking that if anything happens to the prepaid, she will bear the cost

Meanwhile, she should pay me the cost of the prepaid and signed agreement before the connection

Till this moment, they didn't ask for it again

Honestly, I was the one that plan this, just to stop her next house neighbor from connecting light

Because I know what I went through to get the prepaid

Why can't they get their own

My tenants are like my relatives n friends,we dey collabo fine.They knew that thier rents was just a give away considering the quality and the standard of my house.
Las las,after 2 years, increment is sure,I need to get reasonable value for my investment.

Not all landlady. I have had two landladies so far and we have good relationship when I was occupying their house and now that I am no longer their tenant. In fact, if need arises that I need a place to pass night in those areas, I can comfortably go to the to the houses and pass the night.

I hope you terminated her tenancy after the police incident.

If you bypass the prepaid , you are using free light , you don't buy units and surely one day NEPA will come, discover it cut off the whole wire and bill you 50k for tampering the connection, this same tenant will expect the landlord to pay it.

My experience with tenant wasn't easy at first but with time I got to learn how to handle and manage them.
The most important key is patience

One thing most people should note is that, most landlords were once tenants themselves. No one set out to be wicked but circumstances of the matter determines your reaction to some issues;
I am a landlord of a mini-estate comprising 9x2BR and a 3BR flats in Ajah. What I found out is that some agents although claiming to work for you as a landlord are really sympathetic and will ruin you on behalf of tenants if you are not firm and careful. My agent collected 50k per flat as service charge and gave me a bill of 137k per flat for services. As I do not live locally and the contracts were signed behind me, the tenants insists that is what they will pay. I have to pay that for a year and gave them all quit notices, now they are all now managing it themselves and paying directly to the agent and paying 150k per flat!
Also, the most vocal tenants are the ones who always owe rents. They know their rights but not their responsibilities! So many issues that in a good market, I will sell the house and spend the money on other things. The Lagos state law that tenants can owe for up to 6 months also do not help. Tenants now rent with the intent to owe subsequent rents. Most tenants also rent houses they can ill afford, especially all these yahoo boys and single girls depending on Sugar daddies to pay their rents!

Same old same old

The hilarious one that happened is there are cleaners being paid to clean grandmas place and compound, the whole compound with 2 tenants is cleaned by this women we pay oo. Nobody is collecting any money for cleaning from the tenants.

You are now complaining that as they are sweeping dust is entering your window, totally cemented compound oo. They sweep compound just once a week

You now confronted the women yet again. Shouting at them. According to them this was the crux of it as he has been rude to them severally because they are cleaners always shouting at them, people you did not even employ.

They told him to shut up, came to report to grandma that this man has been excessively rude to them and they want to give him a showdown that she should please just ignore when they start. They insulted this guy ehn grin

Shishi you are not paying for cleaning the compound, the few minutes they will sweep pass your window you are complaining again.
Some people are just naturally troublesome, this same guy doesn't pay 700 naira security levy.

Merely writing about the incident makes me laugh again

Oh.........okay, now I think I understand. They tap power directly from the source, which is the electricity pole outside the building or close to the building with many wires, right?

And I would have killed to have a pre-paid meter at a previous accommodation, cos those NEPA officials were just billing us anyhow at will. Meanwhile power supply was very erratic and non-existent 70% of the time.

Not necessarily from the poles some tamper with the connection inside the meter itself while some just tap from the wires supplying the prepaid, very close to the meter itself.

You need to be at a close range to notice this tapping/bypass that's why the NEPA people inspect meters now,I believe that's also why some prepaid are now mounted on poles.

She connected her shop direct from the pole leaving the meter with the view that it's too expensive, she has the intention of tipping Nepa guys when they come by so doing will pill up bills for me when she's leaving.

I wasn't around when the police came, they called me and when I explained everything, they were just beating around and finally said I should pay for the wire. I've finally connected the shop back to the meter and she will leave after her rent expires.

Building is near completion,I have to do a through investigation before I let any any out,I don’t want police,lawyers,pastors,imams as tenants,elderly people too so I won’t be doing mummy and daddy in a house I built

Sir, lagos state landlord tenant law does not state that tenants have free 6months to live in a house. You can issue the tenant 6months notice to quit to expire with the tenancy period. Even if the rent expires and you issue the notice to quit, the tenant is supposed to pay for the 6months period you served to quit. The issue is because our legal system is very slow.

Every landlord and tenant have right in a property as stated in landlord and tenant law. This rights are also mentioned in the tenancy agreements. Now, how many tenants do comply to these agreements? Tenants will not read agreements and just sign at the end of the day issues keeps arising.

My tenant once deprived me of entry to the property. It was a church I rented it out to and they told me I didn’t have right to enter. I got the police involved and the said pastor claimed I broke the padlock to the place hence, reason why they put the place under lock. We settled and I had them kicked out. I mean, what is a church hiding that you would lock the gate to the compound and deny everyone entry unless during church hours.

If you are really a Landlord then you need to be more conversant about the laws surrounding leased property.

I will share my experience as an indirect landlord. I pay for duplexes and rent out the rooms individually, converting the living room to a bedroom too.

I have done this severally but a particular house, the tenants were really dodgy and messed up. Some tenants just don't like to pay rent or when their rent is expired, they are expecting free months while they look for house. I stopped collecting agreement after a few years and right now any tenant who wants to stay extra months will have to pay up front for it. If they owe for more than a week, sometimes four days, I change the keys to the exit doors of the house and only give the tenants not owing the new keys. Usually the same day or next tenant pays for another month and moves out or sometimes very rarely offers to pay for another year.

How profitable is this subletting business? Do you get consent from the landlord that you will be subletting? What part of the Lagos (or Abuja?) are your properties? What class of individuals (families?) do you sublet to?
