firstly, confirm they are working class, secondly, let them get a signed letter from their banks that, their house rent will always be automatically deducted as soon as their salaries are paid into their bank accounts. That was what I did, I collect my house rent monthly without any stress or stories from my tenants

Girls in this case are University students in the medical fields. They tend to have more time to their studies than external distractions. Some Guys will turn your house to a getto, a brothel, and even bring more of their friends to be staying with them. The house is fenced withing my mum's house.

Nice advice here. The persons I wabt to rent the rooms should be students. The property is 2 minutes walk to a University community. Do you have any advice on how to go about it when students are the occupants?

Lol......as a landlord, it's good to set rules and laws you also can keep when faced with the same challenges. Get good lawyers, caretakers, agents who know their duties.
. Also make sure you do all the background checks you can possibly do on a prospective tenant via questions, before they move into your house. Make sure.your have a tangible knowledge of your tenant before renting your house to them. Make sure you fix your property in order before rentage to avoid clash of responsibilities.. Do not be ignorant of the landlord/tenancy laws applicable to the country you have your property in .

My tenant bypassed the prepaid meter that it's too expensive cos she has freezers. This is a meter I spent 49k to install, and also cleared over 30k bill the former tenant accrued. I just went there and cut everything off without informing her. Next thing this woman went to police claiming I beat her and she lost her pregnancy as a result of it.


The other one has become too friendly to me that he's yet to pay his rent and I don't know what to do now. And I don't see how he's going to pay before the next rent(December) will reach. I'm thinking of asking him to leave without paying what he's owed to avoid stories that touch.
Don't mix business with pleasure. Always ensure they know you don't joke with your rent. Get a property manager to manage the property for you. Good morning

A tenant pleaded with me on how tight business is for him and I decuded to give him 3months grace, only for the other tenant to inform me that the guy personally told her he will purposely delay my rent. I am just patiently waiting for the 3months to elapse. The good thing is that he signed an agreement for a year rent and receipt issued...I just imagined how stupid can someone be
See don't here any plea from any tenants, once they know you don't joke with your money, they will pay before due date. I learnt something from NL landlords. They have a Telegram channel

All the tenants within my neighborhood are you boys. Someone finished converting his duplex to mini flat and rented all the apartment to yahoo boys. I asked him why and he said the yahoo boys are the only ones now with capacity to pay rents. Indeed, across the estate, most of the houses are being rented to G-guys unlike when some Landlords would prefer working class.
Lol! When they are done with the house ask him how much he used to do repairs and would he like to give to a g-guy again

Avoid the following tenants

- Contractors (They keep expecting millions from contracts that never happened, telling you how they know Sanwo-Olu and how his yet to pay for the road in Ikorodu or supplies they made to Alausa that are yet to be paid for)

- Business men (don't even make the mistake at all, before he says, "I am a bus....man", just tell him straight up, you don't give out your houses to business men, they are never truthful, mess up the house, give false information, bring more than the specified number of occupants the house can occupy)

- Pastors (it's a constant battle with them, telling church members that you are the reason for his lack of success, and when it time to pay, he tell you stories, that God will do a miracle. I would have mentioned churches but I'll let it pass)

- Lawyers (On no account should you lease to them)

- Artists or G-boys ( You will spend more than the money you collected for damages and rent to put the house to a good taste, my property I lease to Asa in Surulere, I spent 950k to put the apartment in order before the current occupant could stay there)

In addition, ensure whoever you rent out the house to, their wives MUST be working. I learnt that here.

First, you go to him or call him an tell him straight up that you rent will be due in xyz time, remind him a week and 3 days to that time after, a week of hid due rent, ask him you haven't heard from him if after a month send him a quit notice ( of course you are just shaking him) he will get the message. On the event his probably reading this and think you are bluffing, then take it a step further go to any mediation center if you reside in Lagos, the other tenants will get the message and they will never joke with your money and they will inform new tenant of how you don't joke with your rent.

They should give you the following documents
1. Student ID not dept ID
2. Their Guardian or parents Must sign a guarantors form
3. Get a lawyer to prepare a water tight agreement that your rent must always get to you before school resumes

My tenants are like my relatives n friends,we dey collabo fine.They knew that there rents was just a give away considering the quality and the standard of my house.
Las las,after 2 years, increment is sure,I need to get reasonable value for my investment.
Once you increase the rent collabo go end, they will call you names, friendship go soar

This thread na my kind of thread.

I done suffer well well for tenant wahala... My structure in ikorodu Lagos, I have some tenants owing me 3 years rent. They have accrue NEPA bill of about 800k, I had to go buy prepaid meters for all tenants to stop this NEPA bill wahala. It is in my house that I will first see a tenants using the First 100 units that came with the newly prepaid meter and after usage, two month later, the tenants could not afford to recharge, meaning for close to two month the tenants was in darkness with his wife and child. I just tire for my house in ikorodu. Now am thining of turning the place to a hotel, make my wife go manage am. But I learnt a lot from the house in ikorodu, so after getting another house around Jobowu, all I did was to build a fine house, but the house for 450K yearly rent room and parlor self contain and 50k service charge. With this, poor tenants didn't come to my house. Yahoo Yahoo boys, I dont like them, I don't like them as tenant ,I prefer working class. Before I forget, after completion of the house, the house had about 394k NEPA bill, all tenants moved in around Dec 20th, by July the next year the bill had moved to 500k. I got prepaid meter installed for everybody, but my next problem was how will the dept be shared, I know if I say the should be paying let's say 5k to me per month for the extra 100k they accrued before the prepaid meter was installed, I knew I would be fighting a lost battle, I went to NEPA, the requirement was for me to write a letter, in the letter the names and phone numbers of the tenants would be written side by side and the signature of each tenant, the body of the letter would be,they are in support of the sharing of the NEPA bill. I new this would be another wahala, because i new they would not want to agree to the sharing formula. so I wrote my wife's name, friends names and I just put random phone numbers, then I was just giving the letter to anybody I new, oga pls sign here, you pls sign here, then I attached the House Document of my house to the letter. Pls note that sharing the dept of NEPA bill can only be done by the landlord, except the method has changed now. So I submitted the Document and after like two months, the bill was shared. Then the next wahala started. So those tenants that normally recharge 2k could not recharge 2K again because of the dept. They called my attention and I told them I believe NEPA has shared the dept on the prepaid meter, wahala come start, a particular tenants reported me to NEPA, NEPA was always calling me, I told NEPA, yes there was dept on the prepaid meter before they moved it, but the tenants also accrued dept, let them clear there dept and I would clear the dept that was on the meter before they moved in. Some tenants wanted to all dept cleared immediately, so they sent there money to me and I added my own share, I called NEPA, told NEPA to reconfigure the prepaid in such a way that when we recharge the whole dept would be cleared, so it was done and everybody was happy, some tenants prefer I leave the whole dept and while dey recharge, the dept would be removed from there recharge, then as for my own dept on there bill, they prefer I leave the dept on the meter and I deduct it from there rent, fine by me, everybody was happy. In my house you can't not bypass, I leave about 5 street away. Some with AC stopped using AC, but those folks that stopped using AC where the once that would not want to pay 15k NEPA bill monthly.

One of my strategy to building is, make your rent high, in the sense that even when you get 6 months rent, the money is worthy of doing something in your life. I get 250k every 6 months from my rent, its ok for me, I don't get my rent yearly. Also another thing I did was, I don't ask tenants for my rent, I build and I put my wife's name on the building, my wife calls for the rent, my wife nor get money like me, so when she calls you, you better give her a definite time she would be getting her money, but if I call the tenants, them go dey scope me and I go dey sorry for them.

But now am moving to another level, if am to build again, I would build hotels for Short time and lodging, you would get your money faster and you would make more money.
