Kobicove: They are always quick to judge the landlord, I see people also advicing the man to take him to court. A lot of tenant perform all sorts of behaviour in a property that does not belong to them and when you try to point out their wrong calmly, they will flare up saying all sort of thrash. Ameduedwin: That is not true. Landlord needs no reason to serve quit notice as long as adequate notice period is given which is at least 6 months. Quit notice and eviction notice are not same. An eviction comes after the quit notice period has expired and the tenant has not moved out. 2 Likes |

Its so damn annoying.People who didn’t contribute one bag of cement or even the least shovel of sand when you were struggling to build your house would now move into your house and want to give you shit to eat simply cos they’re paying rent of ordinary 200K that’ll take almost 6 or 7 decades to make-up the total amount you used in building the house.You need to see the nonsense my mother is seeing in the hands of tenants in her own house.Me,I no dey even allow them that chance.Some of them would be deliberately causing you problems in your own compound.May God forbid Mooh247: 1 Like |

henroo2003: I think you guys get it wrong. You allow emotions to cloud your judgement. In this particular issue, it's not the business of the landlady or landlord on how his/her tenants get their money to make payment. When you rent a place and sign the tenancy agreement, it's based in the understanding that you can pay. If you couldn't pay anymore, don't expect the landlord to be merciful and allow you stay without paying or at the very least indicating interest to pay at a stated time. If you were blessed with someone who was extra kind to allow you stay, thats good but that doesn't make another who wouldn't let you stay, evil. It's business. When you purchase goods with agreement to pay before goods are delivered, you don't suddenly expect to have goods delivered to you without paying. Business isn't run by emotions. Same way you feel some landlords need to be dealt with is same way some tenants need to be dealt with. My late sister had a tenant who owed her a year rent and she was kind enough to let him stay cos he had financial issues. After my sister died, he refused to pay and insisted he wasn't owing any rent. He later agreed that he was owing after we confronted him with his chat and my sister's chat's. He then left the house and kept his wife and kids. He refused to take calls, nor reply messages. The wife claimed that the husband doesn't pick her calls too which was false. To make things easier for him, we told him he should only pay for a year and move out since he has already stayed two years without paying. Guess what he did, we came to the house one day and we saw that this man had packed out of the house. No payment, no call, no messages, nothing. So I understand why that landlady isn't ready to take shit. Pay up or packout is the logical thing to do. 2 Likes |

It is Legal. - Quit Notice "Period" are NOT Free-of-Rent, as long as you have not dropped the key to the House Owner, you are still occupying the Rent and you are liable for every Penny, till you move out. - A House Owner will apply for what is called "Menes Profit", from the Court, to recover all the Debt you owe, for the Period you were in the House and did not pay, for any damage you caused to the property while there. If you fail to pay, they will auction your belongings at very ridiculous prices (e.g. your 2015 Camry can be sold for #200,000:00 by the Bailiff of the Court, you have No Say in it. So you better have the cash you are owing ready!) As for the Landlord: - Your Rent increases must be "Reasonable" though we all know that inflation and price increases in Nigeria are neither predictable nor reasonable. Go and Price a Ton of Iron Rods today and then go back there next week, you will see what l mean. The best way to increase your Rent, in to get New Tenants, standing ones are always arguing and reluctant to pay but they will pay more, in the New Rent they are going. - You must let your tenant enjoy the use of the property, within reasonable parameters, they are paying for it! Dont disturb them unnecessarily. - Give then an signed and sealed Rent Agreement which details their rights and obligations to you the owner, as well as yours too them and stick to the letter of the document. Dont just collect "Agreement Fee" without executing a Proper Agreement that can stand in Court. If you dont, tenants will make a nuisance of you and embarrass you in public. if you cant do it, contact me, l will do it for you for a fee. -The Quit Notice is not just any other piece of Document, it has a prescribed format or items that must take a particular shape otherwise, it becomes a nullity and is deemed INVALID. Seek direction, if you want to serve it yourself. - If a tenant is evading Notice, you can paste it on his door but ensure the process is well documented, preferably Video-taped. Find a way to ensure the date it is "pasted on that door", can be verified. There are means and ways of doing that. - Ensure that all utilities and conveniences provided for, are functioning properly, if there is a breakdown, repair it for your tenant, as long as it is not due to deliberate damage. (Their Deposit should take care of any deliberate damage or that which arises from carelessness. - Whatever they pay for, ensure they have value for it. - Follow due process in ejecting an obstinate tenant, dont be acting like a thug and removing roof or breaking doors! it is not as difficult as people think. You can even DIY the process! The forms are available, fill it and let the Court do the rest. Generally, l dont take nonsense from Renters (like this Clown that is misbehaving and still asking if he can stay there for one year! By the time l am through with him, he will be going back to his Village, to live in a Hut.) and likewise, l will do everything to protect the interest of a tenant, if the Landlord wants to cheat or oppress the tenant. But as we can see from the story of this guy, most Tenants (not all, especially those from a certain tribe which l will not mention but l can bet this Poster is from there ) like to take advantage of their Landlord and punish them by with-holding their rent or abusing the use of their Property. Finally, the Owner of the House will always have the final say! No matter which way you cut it in Court, it is still the tenant that will Vacate the House!. Before you start threatening or arguing with your House Owner, think about it properly: Do you have the initial outlay to rent another house immediately? Hello oga writer, I've carefully read your post and the comments of others. Some persons are saying that your fiance was wrong for having a misunderstanding with your landlady, some are also saying you shouldn't have missed the meeting or insulted your caretaker, they are right in their own ways. However, I totally understand how it feels to be in your shoes because I've been there before. According to your story, your landlady is wrong to serve you eviction notice without any wrongdoing. Read the constitution of Lagos state (if that's where your are residing), or that of where you reside, digest it, and understand all that it entails regarding land owners and tenants. Some landowners make themselves demigods and want their tenants to Revere them. Let them take you to court, the court would take nothing less than a year before forcefully evicting you out of the house. It becomes worse if you are a taxpayer of the state you reside in. Since you did nothing wrong, maintain your stand and watch them loose as you would stay long in the house without paying rent. Get Nigeria's constitution and that of the state you reside in, study them carefully regarding landowners and tenants, then prepare for war |

The next apartment/apartments you will pack into before you build your own you will be like ice water. You get luck self this landlady of yours even loves you. May be it's because of your foolish fiancee that she wants you out. If not you would have received 3 months notice maximum. Try it the area I live in Abuja and the landlord/landlady will tell you how it's done. The estate I once lived in, in Wuse Zone 2, Abuja, if you rent expires and you don't pay, you will pay 5k everyday before you cross the gate (It's part of the agreement). It is even police that does the job. With heafty bouncers. To come back house go dey fear you. Very lucky troublesome person you are and you are here blabing.
