So average cost of that design for the building not land should be around 8.5m assuming that house is 4rooms with parlour dinning kichen

8.5 million is too much and the money for roofing sheets and doors that you quoted is much, #5 million can build that house, highest amount is #6 million and the house will be beautiful.

However, Just looking at the picture you shared , the Size of the building is roughly 10 x 9m = 90 sqm

OPTION 1 - If you are involving a contractor, at the rate of 1 sqm = 200,000naira , the cost of construction will roughly be about = 90 x 200,000 =N18,000,000

OPTION 2- If you are handling it yourself (direct labour) -at the rate of 1 sqm = 180,000naira , the cost of construction will roughly be about = 90 x 180,000 =N16,200,000

9 inches block- 330/350 per block

2000 pieces of 9 inches block = 2000x350= 70,000

100 bags of cement for block work, plastering, Lintel and casting of pillars- 450,000

Building sand, plastering sand and gravel- 600,000

Engineer and other builders fee- 500,000

This estimate is block work alone for a 3 bed bungalow

I think 2M should be Ok. Buy your material yourself

Excluding land...my estimate

Foundation with German Flooring - N2.5m - N3m
Roofing with Aluminium with wood - N4m
Blocks and cement and other work - N3m

So you are looking at N10m for the shell...not including doors, windows, outside flooring, POPs and so on..prepare another N10m for those with painting.

So N20m unless it's a small 1/2 plot...then maybe N15m
