This person have said it all,i kust mived to my own place with almost same things.I started it 2016 when block wss sold for #100 9inch and #80 for 6inch i spend clisrd to #16m if i shpuld i should calculate it.

The house should be a three/ four bedroom bungalow.

The roof alone could cost 4m with the setbacks designs to make it beautiful

Block work maybe up to 2m or more ( you will need 2500blocks at least with a 9 inch block going for 350 to 400 naira)

Cement of about 70 bags for foundation, shocking blocks and lintel. You will need another about 70 bags for plastering. A bag of cement should N4850 or so

You need about 15 to 20 length of 12mm iron rod for lintel and the pillars. I believe a length should be 4 to 5k now

You will need to pay Labourer Bricklayer, Welder and carpenter.

That is just the start not the finishing which cost a lot.

We still have

Artwork design, Plumbing, Electric work and fittings, tiling, doors, windows and burglary, painting etc.

It depends how much you have to spend, others have spent over 20milion on similar 3bedroom bungalow, everything boils down to Management , cost,blocation etc.

If it is a government project....11 million can't be enough...but if it's a private project 6-7m will do

Honestly! Initially I was regretting it... buts it’s now a free asset. I thank God for building the house now. If I didn’t spend that money on the house then... I’d have spent it on another thing... including dashing to people.. because I don’t know how not to give to friends and family.

What about private water supply system?
Private Water borehole costs about N3m in some areas with deep aquifer.
APC government does not understand that supply of treated running water is a responsibility for the government.
I still remember the huge and ultramodern public water supply system built in Kaduna by PDP government. The Minister who went to commission it said he had not seen such a huge water supply project before.

If you want it with this modern design, parapet, step tile zincs, three bedroom, and very spacious, POP, Electricals, Plumbering work and all that, N10m will do. Then you’ll still budget for interior..and fencing.

Talking from the POV of a civil Engineer, if it's a 3 bedroom ensuite then 12M is okay to finish it . If it's a 4bedroom Ensuite , then budget #12-#15M That guy quoting #30Million that's current minimum cost to build a 4bedroom duplex in Nigeria if he's spending up to 25-30m , then maybe he's gonna be doing very expensive finishing
