From your letter, i think the ECO doubts how you were able to purchase the property because it seems you did not declare it in your previous application which makes them doubt the genuineness of it.
Did you declare the property as an additional source of income? if no then this is what made the ECO doubt how you were able to acquire the property since you last refusal.
This will be a bit difficult to justify now so like others have said you need to give them time like maybe two years so that when you apply that time an the property is still available and you receive income from it they would not doubt much.

Usually ECOs try to read unfavorable meanings into such situations but most times they are wrong and if challenged legally they are convinced that you are telling the truth. If you have the means and you are sure that the property belongs to you, I think you can proceed for a Judicial review which comes at a cost though. The main reason for the refusal is the new property acquired so challenging them will let them know that you are telling the truth. If you dont have the means then you can wait for some years

Those emails are generic. So it does not reveal approve or refuse visa decision. The differences in the content is simply due to programming preferences in which UKVI computer simply pick ready decision mail and sent to inputed email address.

Sincerely, I don't think there's anything to include in ur application for now. Just give it time. The issue is that they feel u can't own a property within that short period of time since u didn't include it in ure first application. That's my interpretation of the refusal anyway. I stand to be corrected though. So just give it time cos reapplying might look like desperation.

This is not true. I just checked my mums email and it was the same as the pic 1 but she was granted a visa

Sorry I have not read your refusal letter. However, the fact that you did not declare certain income or had acquire additional sources of income between applications is not a base for a refusal. If you have sufficient documentation to proof that the said property belong to you. I will encourage you to re apply and address the issues raised by the ECO. However let your reason for re application by time sensitive and not seen as a desperation. My take.

2. You deposited large sum of money into your account without any explanation where the money came from

My kid sister's invitation has arrived and i am seriously in need if ur advise. Kindly let me know if this would fly.

A FEMALE, 22YRS, GRADUATE, PRO MAKEUP ARTIST but BUSINESS NOT REGISTERED, balance in her account is less than 200k but i am ready to sponsor her to and fro to attend a graduation ceremony of her cousin in UK. HER father promised to support her with 200k and siblings like 100k each making 400k altogether. She stays with the parent so no monthly expenses. Kindly advise.

That doesn't look promising on her part and it will be difficult to get a visa with that profile.

Should I go along with letter from my organization for the change of my leave?
Anyone with such experience should share.
Pls ur response is paramount.

There is nothing to worry. Just explain at POE and you will be fine. Yes go alone with letter incase they insist on seeing some document.

Since you called and decision has been made then be patient. Your passport will get to you through courier. Exercise patience. Ukvi would send you a dispatched/concluded email, then TLS would.

Can't you track with the courier tracking number you were issued with? What if you leave for Lagos and the passport is already on its way to the East?

Am new here and I need your advise, I picked up my passport yesterday and i was refused based on the deposit of money received in my account May 2019 which was about #300,000 when my monthly Salary was 80k. Apart from the 300, 000 (200k and 100k received that month) My dad sent me #380k for travelling allowance which we backed up with a letter and I guess the ECO was convinced.
So the issue was #300,000 from an unknown source.
Kindly advise how I should re-apply and the necsasary info I need to address the refusal

Hello with your current salary of about £180 pound a month, it's not enough for you to be issued a visa, the reality is that the minimum wage per hour in the UK for example age 21 to 24 is £7.70 per hour for 37 hour week that is 7.70 x 37 = 273.8 more than what you will earn in a month, so the thinking of the visa officer is there is no way you can sustain yourself or you must have an agenda to not leave when you come in, which is the case for many Nigerians living illegally in the UK. My advice for anyone who wants to visit the UK is to do your research very well and ensure you earned enough money in salary or business. or do what I did when I left Nigeria years ago, get a job abroad. I left on a green card for an IT expert to work in Germany. The UK want visitors because they gain from the income tourist bring every year. One last advice Nigerian keep on making mistakes by listening to people with no immigration experience and lying about what they earn or who they are. The internet has loads of helpful information check it yourself. When I left Nigeria in 2000 the Internet was still at its infancy in Nigeria yet I got my job via it.

The maximum PTA is $4000 or it equivalent in any foreign currency. Wether it will raise any eye brow depend on your conversation with the custom men after passing through security. My advise is carry £500 and put the rest on your ATM card.
