As funny as this may sound, this is one the best way to boot out a tyrant tenant.

My family had done something similar in the past to eject a repulsive tenant by removing his apartment roof, doors, windows and other thing to make him inconvenient. Nobody told him, he left like he is being pursued from dream.

Well, the mediation can only advice on the stipulated statutory provisions to evict a tenant. That is, serving a 6 months notice for a yearly tenancy and thereafter 7 Days Owner's Intention to Recover Premises. Afterwards, you would have to head to court if the tenant is still in possession. As a lawyer, going to mediation is advisable because it's faster and less costly than going to court. But what I usually do in situations like this is putting in clauses in agreements at mediation like you will claim all arrears of rent and legal fees if the matter goes to court, it encourages tenants to find alternative means without having to be liable to that clause.

In this instance, your best bet will be to get a lawyer to do the needful by providing him with the notices served in the tenant and then process a writ in court. It will be a magistrate court within your jurisdiction.

That's not true. It depends on the area. Areas like festac, satellite, agbara...who and who lives there? I live close to LASU, Ojo campus and 60-70% prefer to give their houses to Igbos because they do business and can pay. The caveat is when some meet a suegbe landlord, they begin to form Bruce Lee.

The Mediation Centre sent him (the tenant) a letter giving him 7 days ultimatum to vacate the apartment. At the end of the 7 days, this man refused to leave. My family complained again to the Mediation Centre and they said they would look into it.

After another 3 months again by last November, 2019, this tenant refused to leave the apartment. My family went back again to the Lagos Mediation Centre and one of the officials there said "So, the man has not left the house since?". We responded yes. At the Mediation Centre there, they said something like they are incapacitated by the law to take any action.

This is December now going to an end. The tenant is still in the house. He has refused to vacate the apartment. It's about 10 months now living in our apartment without any payment. He has refused to leave.

Lemme give you an expo on what to do. My uncle had similar problem with his igbo teneant in ikorodu . The nigga stayed 2yrs in the house refusing to pay nor pack out. But the two flat, are both igbos and they somehow together not to pay. My uncle left his house very early on a saturday in Fadeyi but over the night himself and his wife bought some cowry and red and black cloth. Then they sow it together and sowed the cowries on the cloth. And very early on the sat morning the went to this same house on saturday tie the cloths to the door step of each of the tenant flat and went afar the house as the begin to watch the tenants begin to pack their properties out of the house. But mean while the cloth was just a mere cloth and cowry. Do this and come back to buy me N1k airtime if it works

Get the police to kick him out of the house and if he takes you to court, show the courtroom you have given him more than 6 months notice to find another place. That's if he can afford to take you to court.

Failure to settle his rent or move out, means the agree to settle the case in court of law and will bare the court expenses.
