The best way is to break a wall and remove ALL their properties, even sand. Then claim it collapsed,ensure to do it when no one is at home. Pack it outside, then still continue going to court. The judiciary will also be slow on them

The Nigeria legal system is extremely slow when it comes to tenant/landlord perlava.

However, even if the court case stays for 10years, at the end of the day, they would be made to pay everything.

Wisdom:
Tell your lawyer that based on prevailing economic situation, you want to increase the rent by 300% wef March 2020. Let your lawyer serve the notice AND then continue with the court case.

If they are wise, they will beg for an out of court settlement.
Another move, while u wait for the court case, so that before the court judgement would be over the rent alone that they are owing will frustrate them

The law is more favourable to tenants and this is why they misbehave most times. It's high time this law is ammended. In developed nations you can't owe your house owner for that long. You coul be shot by him n he would defend himself by saying he was provoked. The house should please deliberate on this and come out with better tenancy laws.
Had a tenant who did not pay for three years saying she's building her own house. Had another who moved from a room apartment to three bedroom flat then ended up owing for three years. Some would have but will deliberately not paid. It's an act of wickedness.
So pls something has to be done fast.
Wow... So life in Lagos is that easy.

What ever you do Poster, please don't take this advice. DO NOT REMOVE THE DOOR THAT LEADS TO THEIR APARTMENT as It is not allowed in Lagos state (you can read the Lagos state Tenancy Laws) But the roof though, you can remove as there is nothing about removing the roof in the law.

Anyways, CALL A PLUMBER TO DISCONNECT THEIR TOILET FROM THE SOAK AWAY.

You need to Know the court will not only give you possession of your building but you will be getting every denari the tenants have stayed in arrears.
From the moment their rent expired they became tresspassers to that/those room(s) they occupy and will pay every dime. PLEASE DONT MIND THE MISCONCEPTION THAT THEY ARE LIVING FOR FREE, THEY AINT. By the time the court gives judgement, apply to execute the judgement for unpaid rents.

Yes after the judgement you will be able to evict them legally by force if need be. Collecting your arrears is another story altogether.

Omo use violent way.i swear even lawyer will advise him to leave the house peacefully.our tenant that we went to court with stayed for 2 years without paying until i land to see my dad after some months and the guy was still there.i unlease my beast mode.in one week his out

Unfortunately case in court and yu can not do otherwise until court final judgement is out grin. U made a huge mistake by taking the case to court. Some tenant fit claim landlord house oh cheesy no b who first report case dey always wine oh grin just be cool till then

i tell u.. d case going to court was a big mistake.. he could have used the Lagos state mediation center or the humans right department of the police.. these two will handle the erring tenants and there rents and months given will not lapse a day before they move out..
im a living witness of this scenario. my late dads house tenants were stubborn but these people handled them squarely..

But that is if they have a lawyer to advise them. Some tenants bank on frustrating the landlord until he asked them to just pack out without paying anything

Trust me, it works - my father did this for a tenant. The tenant did not only pack out but came with his family to apologize and paid his rent in full.

I am sure they are owing power bill so tell PHCN to disconnect power from the building.
Invite Malians to smoke Weed freely in your compound daily.
Remove the aluminium sheets and the ever potent Boiled egg, palm oil in a calabash wrapped with a red cloth.

He or she won't stay for more than 3 more months if he is very stubborn.
