Until Nigeria implement payment of house rent per month rather than the nonsense draining yearly payment, there will continue to be issues like this

Was about to suggest that to him. Pls forget all this court matter, go and find SARs, give them only 50k. They will either help get your rent shaperly or help u throw them out. Just tell them which you want. Have seen someone who stayed in person house for almost 7years without rent all boos them they wait for court.

Go to any local government in Lagos and ask for the office where they complain about tenant and landlord. If possible go to the LGA at ikotun.

Do you renovate your building every year? 99% of Lagos landlords don't renovate their houses and when the tenants complain they'll say "IF YOU DON'T WANT TO STAY, PLS PACK OUT".

Some will tell the tenants to carry out the repair works but they won't refund the tenants.


You will know someone who has never owned a house. You will get there someday. Then we can compare notes

It is not tenant right to stay in someone house without payment. It is stealing. There is a defect in the legal system regarding tenancy. Government need to rectify it. Many wicked tenant are capitalising on it.

Mama waka na,joke apart nigerian tenants can turn an angel to a demon.I wouldn't even bother with the legal system,I had one tenant that took me to court,na run he run commot last month.

Go to the police, get a welder and put a protector on all the entrance to there houses, don't break into there house or break there doors or padlocks just out a protector and lock it, put a paper from a lawyer saying the court normally gives 6months to find a house that they have not, but have over stayed, that for them to enter there house they must pay for over staying the 6months, let them be the ones to waste there money and go to court to start fighting for the matter.

Many landlords treat tenants as slaves.

Change ur lawyer right away, ur tenants ve settled him... Get a good lawyer, they should approach a magistrate court. u go get judgement in less period.

You just spoke my mind. Most Landlords don't know the meaning of that Agreement, they only collect the money to swallow it. If a Tenant should Pen his or her signature down on an airtight agreement, There is NOTHING that Tenant can do. One thing about me is that before any tenant moves into my house I tell them to read the Terms and Conditions of the Agreement very well, if you like it, pay. If you don't, move forward and look for your own house. Simple! I have it in my agreement that failure to pay your rent a month after it has expired means I lock your flat or shop and they all agreed to it by putting their signature on it.
Wow. Is that really legal? Won't it backfire in a court of law? I will make inquiries, and maybe adopting this method from now on.

If you weren't already in court i would have advice renovation and if the they have a problem with that they can sue you to court instead and you equally watch them waste their money.

why go to court when there's citizen mediation center, it's like a court but it's quicker. you don't need to pay anything, just go and report them there. those people with the aid of motor men will throw their things out from. your house. it takes only weeks.

First thing you do is arrange a carpenter, arrange with one bricklayer arrange with one iron bender there after, very early in the morning one day go to the house with the carpenter to remove all mosquito net instruct the carpenter to remove all the doors in the house instruct the person in charge of alumaco to remove all the sliding windows instruct the iron bender to remove all the burglary proof instruct a painter to scratch the wall and start repairing the house and see if he or she won't leave your house also instruct an electrician to rewire the whole house by removing the whole wire.

Give all the whole tenants eviction, after six months and few months. Send your carpenter men to invade them to remove all the whole roof. You'll see that they will evacuate or else another tenant would still do the same thing. Mind you let all your actions be documented.

There is this tenant that we gave quit notice since 2018 because of inability to pay the house rent. Up till now he has not moved out, we handled the case legally and its still in court till now.

This is the 3rd year that the man and his family have stayed without paying 1 naira because of our poor judicial system, we are still hoping the court will eject them this year.

Now there is another tenant that is very close to the man's wife, she did not pay 2019 rent and she was given quit notice 6 months ago to leave before December 31st, up till now, nothing has happened, we think she wants us to open a legal case so that she can stay for some more years free of charge like her friend.

Please what can we do concerning the two tenant situations?

The house is situated in Lagos. Ayobo area to be specific

no mind the fool e go back fire. The best advice you can get is from landlords who has long years experience with tenants. My uncle who's a PhD degree holder couldn't evict an illiterate ibo tenant, because he's not ignorant. Thread carefully, Lagos tenancy laws in mainland is very strict against landlords or else u risk 3months jail or 100k fine at least.

It's all your fault..
My late dad has a house where he collects rent .. and non of his tenants had ever refused to pay or pack out .
This is the secret

Hand over the house to a lawyer , You both could agree to pay the lawyer 5% of the rent when they pay ..

The lawyer would prepare papers for them to sign , which includes them leaving in 6months after giving quit notice .. ones they sign you got no issues ..

They would fear the law and the lawyer more than they fear you

The mistake was taking the case to court, you should have given them the stipulated eviction days for lagos state and threw them forcefully out so they will be the ones going to court to sue you while you put a new tenant in the house ,las las na dem for tire ,cos i doubt you will be able to recoup the rent arrears pilling up.

did you collect agency and agreement fee above 3% ?

Well....they read it before paying and were okay with it. If they weren't, themselves and their Guarantors wouldn't have consented to it. That is the beauty of Tenancy/Lease Agreement.
Once they sign the agreement, you take it to the high court to make it binding. That way, NO TENANT can try anything.
