And family members too(brothers , sisters, uncles and aunties). Nigerians are very dubious. Why family members do this is because they know that you won't do anything to them because you're related by blood or marriage and las las, they will have a family meeting where they'll call you and the one that scammed you to and settle it there(mind you, the settlement will not involve returning your money but apologies). The one that annoys me is that it is these same people that are quick to go to church on Sunday to announce a miraculous turn around in their lives(with someone else'ssweat o). They are also the ones that are quick to castigate the government of being corrupt.

To be safe, don't do business with in laws.

Good day Nairalanders.

To start, something happened some days ago, but before I go into it, let me say something most of us might have heard, like me.

Well, growing up in a typical Nigerian city (Aba) back in the days..I was privileged to listen to discussions or conversations about how someone based abroad (Ala-bekee) used to send in money for a building project in the village/city as the case may be; then after some years or over the duration of some months, would return to meet a practically empty plot of land. in some cases, the so-called land would even be nonexistent.

The type of wahala issues like this cause eh, to those who can bear it, they can simply let go since the culprits in most cases are always blood relatives/siblings/uncle's/in-laws etc.

In my line of work I've equally bumped into a couple of such projects..the most recent one being the reason for this thread.

So, some days ago, I was contacted to evaluate a building project; a supposed one storey building comprising of 4x3-bedroom flats. However, only the front flat had been done up to "their" supposed deck beam level.
The owner of this project is based in Philadelphia, U.S.A and is a woman well over the late 60's.
The project supervisor/executioner is an in-law (I think he married one of the woman's daughters based on the information I received)..

Now, the instruction was simple: "Build this house while I send in the funds, at completion you and your family would take one flat and stay as caretakers of the property".

In all honesty, what I saw at the site left me bewildered and I was just wondering the "version" of wickedness at work in the so-called in-law.. seriously!!

By the building regulation standards, a standard building height ought to be at least 3metres. To achieve this during construction (block work stage), we do what I called "4-5-1-3" for bungalow buildings and "4-5-1-2" for lower levels of multi-storey buildings above the D.P.C.
Breakdown:
Above the DPC.
4: the first 4-courses of block work leading up to the window sill.
5: the next 5courses of block works above the window sill leading up to the lintel.
1: the lintel, always having a depth of 225mm (9inches) which is the depth of all block sizes.
3: the final 3-course of block work above the lintel use to level up in readiness for roof work. In multi-storey buildings, this last 3-courses is replaced by 2-courses with the final block removed and a deck beam introduced in its stead.

For the structure under review, what I met was more like a "3-4-1-3" (as shown in the picture) kind of formation following the same format as explained above. Now me sef wey dey think say I short, I still dey bend to enter one of the rooms because the door opening will always hit my forehead, yes, that's how bad it was!
And this is supposed to be a storey building!!

Next, I equally noticed that the plinth beams (mostly referred to as "chaining" at the DPC level), were without stirrups; yes, more like the 3-12mm used were just laid round the areas they thought necessary with over-site concrete (German floor) laid directly on them. Wow! we too Sabi for this country!!!

Well, luckily for this woman in question, she happened to have returned during one of the ceremonies the Igbere people of Abia State is known for, The Igbotonma ceremony, as she was a participant in the 2017 edition, thereafter she was taken to see her project; rooms were too small, kitchen was too small, etc..the house just looked so unplanned. She was heartbroken thus ordered the job to be stopped.

Please our brothers/sisters in the obodo oyibo (abroad) try as much as possible to engage professionals to do these things for you and while at it, endeavour to come in at least once to see the project by yourself and note any peculiar landmarks or something you can use to identify your site from a photograph, before them go begin send photos of Mr Okonkwo's site go give Mr Clinton. Insist on photo updates every 2-days, if not daily or at worst every 3-days..these stories are painful and they don't just touch the heart, the touch the spinal cord too.

Well, for this particular project, discussions are ongoing and a redesign is on the way..by God's grace a follow up thread will be available to show the updates and progress made when the job starts.

If you're based in the diaspora and wish to own a house back home, I'll advise you gather the money, travel down here yourself and buy an already built house preferably in a purpose built estate. With that no stories.

Most of these estates have long term payment plans so you know you're not just throwing money into thin air.

If it's a village based personal house you want, start the project when you are in town. If you ain't staying long enough for it to be completed then pause and continue on your next return. No time! angry

The rate at which people (including family) want to cash out at the detriment of another person's sweat is alarming.

Same thing is happening to a guy. He keeps sending money to his family to build a house for him but the project was so slow compared to the amount he has been sending.
His siblings kept squandering the money.
He sent home a bus full of clothes, his eldest brother dissapeared with it.

Now, he met a lady online with the promise of marriage. He started sending money via this girlfriend because he doesn't trust his family.
Not knowing the girl is only subtle demon too.

For everything he wants to buy, this girlfriend will double the price and till now, he's still sending money till now.
The lady's family are also aware and encouraging her to drain the guy.

This is not an hearsay, the lady is my friend grin

I was in my bedroom reading your comment and I can't stop laughing. This guy don enter one chance. If his blood brothers can do this to him, then, who else can he trust. I am from the North but I work in south west, I am currently undergoing a house building project, from the purchase of the land n up to the current state of the project, I only send money to my brother n dad for the project n they have honestly executed the project well. The last time I visited home n was taken to the site of the project, which was in plastering stage, I was impressed. It has to do with the family. My family members r well discipline, humble, trustworthy n couple with their Christian background, they r not the desperate type. So, we always have confidence in each other. If an outsider will do that fine but for a blood family member, it's too bad.

If you are building, let your contractor give daily progress report with pictures and video. Also you should have someone else who is unknown to the contractor but stays around the neighborhood, who regularly briefs you on the project. Otherwise buy a house and you are good.

My little advice to people living abroad or living in Nigeria and doing well is: stop sending money to your relatives to help you build a house, do this instead: look for an already completed house and buy it then get a professional God fearing building contractor to make some changes if at all you need to.

Pls you people can send money to your relatives to better their lives if you have. But biko don't send them money to help you build house. Onye relatives na egbughi, onwe ghi onye ga egbu ya.

I am sure the son in-law has his own property somewhere nearby..

I wonder why people do that, no wonder Putin (Not confirmed) called Africa cemetery http://www.mdrebahri.com/russia-president-vladimir-putin-says-africa-is-a-cemetery-for-africans/ . I am sure the lady in question was living in rented house (denying herself comfort ) where she lived and work and wants to build mansion where she only visits a few days per year.

My advice to those living abroad is that, make sure you are enjoying, thriving and contribute to your host nations. Don't be in a hurry to enter the rat race of building a house in Nigeria when you have not owned your home in your host country (except you are illegal, then send the money ASAP). Use your mortgage as savings, that is pay more on the loan (Amortize) so that when you sell you will have a lot of cash back and you can enter and build in Nigeria. There is no way you will enter Nigeria with $250k without building something comfortable.

Your children that you gave birth to/ trained abroad will not come and inherit your Nigerian house. so enjoy your life and contribute where ever God placed you.

they complain of bad economy, bad govt and lack of opportunity. But when given one they loot you dry and still blame govt. I have said it many times and I will repeat it again. Nigerian govt is reflection of it's people and the people are the reflection of their govt.

Lessons well learnt to know the importance of getting a professional but the op. should check if membrane was introduced in the foundation (DPM) to avoid stories that touch the heart.

The reason I believe most people in the diaspora uses Family and Friends as contractors as against employing professionals is the availability of funds.
Most people send in the money for their projects in piecemeal. As a result, it takes years for completion of such projects.
I don’t think most firms will have that patience/accommodation in their terms, thus the reason why F&F continues to be employed for diasporians’ projects.

even at that, people will use another similar developing site at the backyard, I think the best way is just find a reputable company, I can recommend some if needed

I've never spoken to the guy. I only see him on video calls when he's talking with her cheesy . And it's not my business neither is it my duty to ruin their relationship.

Recently, he asked the lady to get a shop close to the guy's family house. This lady informed her sister and mother. They advised this lady to convince him to rent the the shop in her own state. Stating that, if she gets a shop close the guy's family house, the business will be in the guy's brother's name. So, she was advised to convince him to get the shop in her own family state so the business would be in her name. Also, she should tell him the shop is 5million naira cheesy cheesy

She has convinced the guy, but I haven't heard about the money though cheesy

This is the reason you as a Nigerian in diaspora needs to contact #BuildAid# for your construction job.... Show us the land or tell us your choice place you want the land and we get it for you. We send you daily/weekly progress report of your project. BuildAid is a construction company specifically established for Nigerians in diaspora to assist them with their construction jobs.

This is what happens when people think hiring a professional is a waste. The truth is the cost of hiring a professional on paper may seem expensive but is cheaper in reality. This also goes for people who give their projects to " Baba Bricklayer" to build. Some of them over quote materials which would make you spend more money.

My professional advice is to engage a construction company or a trusted professional (civil engineer or builder).
Why? A registered company or professional can be reported and sanctioned.

Be there when the project is starts.
Ask for pictures and videos daily.

A trusted professional will charge you based on stages of project completed.
Ensure you receive receipts.

The reason why a lot of people don't do this is because it is more expensive and most people may not have the endurance and discipline to rack up such savings without diverting the money to some other thing they consider more pressing.

It's safer to buy from reputable Estates/Property developers these days. You can easily monitor the project this way. That's how Amen Estate for instance built a level of trust with Nigerians abroad. There are
others like Adron Homes etc ( I'm not marketing for them...just based on what I've seen.)

There are too many cases of people being swindled or even murdered by so called family and friends in matters like this. A word is enough for the wise.
