After dat he sent money for facial and water connector, 400k which was delivered after 3 days payment, and team arrived for the work next day and started on facial first, when they finish facial,they start the water connector immediately, and mr boye place called me dat they should not do water connector now,dat the arrangements for flooring is going on, I have the evidence here, I ask him when are they started he said until he heard from his engineer help me to ask him house, ist not the one dat ask us to stop it, and how many months they used for the floor, if he told me dat before calling them for starting, I would have divided the workmanship into 2, along the line after some weeks he told me to start working on doors panel, he sent me #80k and bring the glass along, after one week due to transportation from my area the cubicle broke I pics out of it, I called him dat should I do another one pic for him, he said he can't wait dat I should find him his money for cubicle, I said no problem, I brought the five pics of toilets doors, I installed its three of the work perfect and two doesn't due to what I told him before,
Dats is the stage we are before he came here first time he came, and as woman being I try to do my possible best to pls him, I went to his house to start the work back so dat we can be as normal, I brought my boy for the nets and corrections of doors, I find my way to see new person for the water connector since does dat supposed do it den have left and payed, it took me some days before get fund to get other team to do so, and my boy is there to do the nets,I haven't one day called him or her wife to help me give him food, he has enough money to eat if he want, I finally got some one last three weeks to finish the water connector,and we are be able to completed almost 2 side of the building it remains bq and 2 side, and his wife instructed us to leaf the house and we can't be able to sleep there, and those boy want to sleep in the bq, she pushed two of them out dat dey, with her words and permitted me my boy to sleep till morning, dats when is not easy to get another for dat remains work, I told mr boye the next day the act of her wife dat night, I said I will be going home if u are around i will come, after one week he cames around he called me,to come and start the work on dat day which is not possible for me but when he got to house dat night he was saw many complained about what we did, I told him dat i will be coming to meet him after church on Sunday, mowe to Atan its not easy but just to please him, I went there I shows me all the errors, I explained everything to him, but assured him to correct what it need to correct, and begged him to give me a week to dat time to round up, but unfortunately come back from his house dat Sunday I had crashe with okada dat took me because of traffic, and I told him about dat, I couldn't meet up dat week anymore, which I told him, dat my want to follow those new team for water connector to fix it for u, u said ist my boy u everything dat need to do for, I said OK no problem if am OK I will come and do ur work, dats is when he started painted him self not me,

When more than 3 clients are making the same complaint about you, they can't be all wrong.

You better change your ways and don't head for self destruction.

This is not the first or second-time clients will call you out here. When more than 3 people come here to complain about your work, they can't be wrong.

This is very disheartening and this is becoming a common practice among real estate companies. If the refund isn't subject to any deductions, I will quietly ask for a refund and move on without minding the time value for money.

If you have the energy and time, you can ask your lawyer to review your Contract of Sales and see how you can fight this injustice.

Hello my people,

Nigeria is showing me pepper of recent. I got one land in an estate still within Ibeju-Lekki and I got allocated last year December or so. A few months later, we got news that another RE company came to claim the whole estate. (This estate is covered with genuine global C of O).

Since then (March 2022), the company has been begging and asking for more time to either get the estate back or relocate us.

From March till now, nothing has changed, been intouch with all the major players in the company (MD, CTO, secretary and even their lawyer), yet begging and stories are what I keep getting.

Can anyone recommend a better approach to getting my refund or at least getting another land without going the legal route?

I have 2 cases in court already (LAG and PH), one from last year June and another from July this year and I don't like the progress at all (Too much adjournments and excuses from the sitting judges and registrars) apart from the money it keeps taking from me.

Is the court the only way here? (Actually told their lawyer I was going to serve them papers but he said it will only prolong the matter).

Make una advise me abeg, this country is giving me some serious double mind.

Anyone with similar experience and how was it resolved?

Not sure if I made a mistake believing in this country.

Since it is a real estate company, I am sure you will have a Deed of Assignment. Call their attention to the Indemnity clause in the Deed of Assignment. What does the Indemnity clause in the Deed of Assignment says about a defective title or an adverse claimant that has a better title than the real estate company who sold the land to you? That should be the starting point.

If the Deed of Assignment says you will be indemnified in case of an adverse claimant that has a better title, then that is the angle you should approach the problem from.

If you go through the refund route, I am sure they will say the refund is subject to a 30% or 40% deduction.

I just hope they have stopped sales of the land to the public pending when they resolve their issues.

I got to my site yesterday inside heavy rain. It's a block of terraces with all external work being done by the developer. I noticed several leaking points in the roof at the master bedroom in the 2nd Floor. They told us they used 0.55 aluminum but I highly doubt it. They were probably sold fake or something, cos I noticed the sheets looked light. I don't know what's the solution to a problem like this. My POP people are already molding downstairs ready to start fixing sometime towards the end of the week but with leakage in the roof, it's a major problem. I plan to put about 27 solar panels on this same roof later on. Is it advisable to change the whole roof (this has to come out of my pocket) or just try to fix the leaking points (I'm sure this is what the developer will suggest when I bring it up).

Sorry about this. Developer and doing shoddy jobs are like 5&6. Always looking for ways to get 100% profit. I suggest you call their attention to it and let them rectify the problem.

Contract staff in a multinational are treated like a piece of shit. Employees see themselves as god and are ready to use demeaning words on you. You will also be doing a lot of the work and be ready to take all the blame even when you are not at fault. You can also be sacked at any time. However, look beyond the cons because the company's name on your CV will help attract interview invites elsewhere. Learn as much as you can so that you can use the knowledge gained either to be converted to permanent staff or move elsewhere as permanent staff.

Working in a one-man business isn't for the faint-hearted. Be ready to do jobs outside what you are employed to do. You can be asked to wash the toilet or cut grass. Don't be surprised. Your salary is dependent on how the company makes sales. In some cases, the payment of salary is dependent on the wickedness or niceness of the owner. So expect a delay in salary. Deduction for various forms of offenses is also their way. At the end of the month, you might not get that 150k. No structure in place, things are not done according to international best practices and you might not gain enough knowledge to be able to compete with your peers who work in multinational settings.

So you need to seat down and see which of them aligns with your short-term and long-term goals. I pray you to choose rightly.

What you said here about moving subscriber's to another estate of equivalent value isn't what is written in Contract of Sale given to subscribers. Maybe you should refer to Clause 5b and 5c in your company's Contract of Sale.

The Company has done there research and are confident to an extent that the excision will be granted but if only the worst case scenario and the excision is denied, the subscribers will be moved to another estate with same value. So the subscribers money is safe.

What happens to subscriber's money if excision is not granted?

I can't agree less with your submission. I'm not married, but I can barely manage 150k for feeding and other small expenses. When you compare it to a family of 4-5, it's quite expensive to manage.

Nice one. If you can, make sure the part you are allocated isn't the part of the estate under litigation. Court cases are too slow in this country.

It will shock you and reality will hit you when you realise that theory is different from practical.

Even before accepting your useless 1.5m, they will need to size you up - the brand/type/kind of car you use, your refree/the person recommending you to the club, your ability to meet up with the club's events and social gatherings like a club member's daughter wedding for example - they will say the club members will be going to the event using maybe 100k or more cloth, a particular brand of car and if possible color, and mega contributions. That is where you seperate a lot of chaffs staying in lekki and all high brow areas from the seeds(the real men)
