Adedward: sir, I am not agreed with u, if I said I want to carry my tools down to mainland but force den, he will be thinking that I don't want to come on time, I obey his team that said we should keep it there, we talking about almost 1m tools, You only presumed he would think that way Sir. If you had insisted on going with your tools, citing apparent lack of security at the site as your reason, and he still insisted you kept them, then I believe that would have absolved you of all responsibility for the missing tools. |

raymondFirstborn: There's also a possibility that adedward has been to the site to take his tools while we were on Christmas break. Because ADEDWARD told me he has been handling other projects aside my own project.
Please ask adedward which tools he has been using to execute other projects. Only if you can prove it Sir... Would the estate security allow him to carry a generator and an aluminum cutting machine out of the estate without permission? |

You don't get it. We have offered to rent tools pending when we are able to raise funds. He just doesn't want to carry on You guaranteed security for his tools Sir, so you're partly at fault. |

Final decision on keeping your tools there always rested on your shoulders. Knowing what had already occured 3 times before, and still decided to keep the tools there, means you are partly at fault Sir. |

Materials got missing from a supposedly secure site on more than a couple of occasions, and both of you still decided to store more materials and a couple of expensive tools at the same site over a festive period? Not a smart decision in my opinion.
I think this is a matter of both of you making a serious mistake that has unfortunately resulted in huge losses, which in my opinion should be shared by both of you.
@raymondFirstborn has accepted to replace missing materials which he rightly should. Now the issue in contention is who takes the hit for the missing tools? @Adedward you knew fully well that the site wasn't secure, inspite of reassurances from raymondFirstborn, yet went ahead to keep your expensive tools there over an extended period, so I belief you have to also take some responsibility for the missing tools. I think both of you should share the cost for the tools. Both of you just need to discuss amicably and come to an agreement on how to achieve this.
In the mean time, raymondFirstborn's offer of completing the job with rented tools might not be such a bad idea.
Just my thoughts!!! |

ChybuzzDD: If they buy empty bags, how about his signature? Will they forge it and he won't know? I think what he was implying is that they'll use the client's cement to refill the empty bags they bought and then return the client's empty bags with signatures to him. So they can sell the cement in the bags they bought as opened or half bags, while still returning the client's empty bags with his signatures. |

sonnie10: My brother told me he was spending about 20k daily on petrol before he decided to switch to LNG and was spending about 13k daily. But now, he spends nothing anymore. He even told me how gen was always breaking down and mechanics were having filled days. I spend 25k every 3 days on fueling and running a 4kva gen for just about 8hrs daily, and he's talking about budgeting 50k monthly for a 7.5kva gen. Guy must be out of touch with our current reality. |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Rany4all(m): 5:54am On Jun 16, 2024 |
michlins: most 7.5kva generator will take 7k fuel for 24hrs daily. Now you will have to add the cost of the noise, the cost of the maintenance and the best part of it, the generator even with best servicing history can decide one night not to start. You will have to wait until the next day to get a mechanic.
Start your journey with the available 2ml and keep increasing the batteries and panels as days go by. You will get off the grid in no time
I don't have solar (yet) I cannot use 5ml on generator at all. I will rather use it to set up solar and budget a six months upgrade until I get what I want.
Last year,a friend of mine went off grid in Enugu. Like completely for a little over 4ml. It was a DIY project You're even grossly underestimating the cost of fueling that gen. 7k gets you less than 10L of fuel, which isn't even up to half tank for that size of gen and half tank can only run continuously for just about 6hrs. |

twinskenny: 50k on petrol monthly Maybe you are putting on the gen for just 30 or 45minutes Or maybe he has a different and cheaper source of petrol from the rest of us in this Naija. |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Rany4all(m): 5:43am On Jun 16, 2024 |
diordaves: A decent complete off grid solar system will set you back 10-15M. The initial cost is the issue. This set up cost makes it not fit for purpose, not cost effective. There is no savings to be had. At 10M, the unit cost per kilo watt is very prohibitive. It may take you 14 years to match a genset user who spends 55k a month on petrol.
So, ideally, a hybrid system is by far cheaper by a country mile than complete off grid solar. Spend about 2M on a solar set up and get a 7.5kva generator for about 500k. That's a total of 2.5M. Have a monthly budget of 50k on petrol for the genset.
Run the solar by day, run genset by night. The numbers add up for an average family home. I don't think you live in this same Naija wey we dey so. Or maybe you haven't bought fuel for quite a while now. A 7.5kva gen has a 25L fuel tank and a full tank can run non-stop for only about 12hrs. In today's economy, that 55k you mentioned can get you just about 70L of fuel, which translates to about 3 full tanks on that 7.5kva gen, hence you'd only be able to run the gen for just 3 x 12hrs (1 and half days, if run continuously). |

ajabani4allah: To the Ogas here, pls how does biodigester soakaway system work? Is it better than the normal convectional soakway? All I can tell you is that only your toilets will be channelled to the biodigester soakaway. All other waste water, from showers, floor drains, wash hand basins, sinks, washing machines, dish washers, and so on, must be channelled elsewhere. Another thing is that you must never use your regular off-the-shelf toilet cleaning liquids to wash your toilets. |

Godisgreatest1: Ok Sir, for this type of door in 3 places, while the others are the 3ft type of same material but without glass. Thank you. Steel doors with glass panels, right? If so, installation will be done and dressed with mortar, so screeding should come after in order to achieve smoother finish around the doors. |

erico2k2: I think Screeding B4 tiling as these screed guys are way too messy That's still ok. I made the arrangement that way because I'd prefer to have my screeding and painting done at the same time, by my painter and with screeding putty, rather than with POP or black cement. Industrial cleaning after painting will take care of any mess thereafter. |

Godisgreatest1: Ok Sir, Thank you. Please will there be any consequence of fixing doors after Screeding? Depends on the type of doors. If you'd have to install the doors with mortar, for instance steel or aluminum doors, then it's better to fix the doors before screeding is done on the mortar dressing. For doors that can be fixed without mortar like wooden doors, you can do them after screeding without any issues. |

Billions123: Please bosses, help me arrange these in the order they should happen
1. Tiling 2. Doors 3. POP ceiling 4. Fittings (closets, wardrobes, cabinets) 5. Wiring 6. Screeding 7. Painting This is how I would do it: 1. Doors (especially for entrance steel doors). Advantage of doing this first is to secure the site, which can then accommodate workers and serve as store for materials. 2. Wiring - if your site is secure, doing wiring before POP is usually preferable. It's easier for the electrician and also prevents accidental damage to your POP ceiling by the electrician. 3. POP ceiling 4. Tiling 5. Screeding - some may prefer doing this before tiling, and that's still ok. 6. Painting 7. Fittings - some may prefer painting last, but I prefer fittings last to prevent paint stains on my fittings. Any dirt on the paint can be easily cleaned off esp if paint is cleanable or washable type, however paint stains on fittings can't be easily cleaned off. |

gbadexy: Not screeding is saving cost and from the paint typed to be used. I think tenants would expectedly pay more for a screeded wall with quality paint finish. It would look odd to do pop ceiling, tiles and aluminum windows and have bland plastered wall with budget emulsion. There are so many other things that tenants are usually willing to pay more for...I don't think a screeded wall or paint quality is one of them though. You'd be surprised, some tenants would even paint over your quality paint with a different colour of their choice, unless you restrict them beforehand. |

gbadexy: If the plastering is smooth, a thick emulsion primer may be used for matte application. We have done it even for satin for rental property but nothing still beats screeding to give better smoothness. I'm not arguing about smoothness here, but cost compared to the value added as per return on investment. |

gbadexy: I don't agree that one coat of satin will do just fine, even if there is color uniformity, there still needs to me a minimum film coat thickness. Well I can't argue that one with you, because that's your bread and butter, but are you also saying that the combined cost of screeding and painting would be cheaper than painting alone without screeding? |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Rany4all(m): 5:34pm On May 27, 2024 |
gbadexy: If you don't screed, you won't need to use matte or satin. Cheaper emulsion is used. Exactly, and that's good enough for a rental property in my opinion. |

erico2k2: you know you can add colour to ur screed, on external walls. Plus you might just get away with one topping if you screed .You will be shocked to find out the difference in 50ltr of screed and that of Sartain paint is really small!I just did mine hands on Jan just gone so I am talking from hands on experience! Whether you screed or not, one coating of satin will do just fine. For emulsion however, you need 2 or 3 coats, but emulsion paint doesn't really require screeding anyway. And why would I even use satin for a rental? |

fnglng: Hello House!!. what are the advantages and disandvantages of screeding a house before painting?. Note: This is a commercial building (rented apartments) and the contractor is pushing for screeding the internal walls because according to him, it will last longer. Your professional inputs are welcomed. Thanks In my opinion, for a rental building, screeding is just an unnecessary luxury that will add little or nothing to the value of the property. For a private residence, yes I'd absolutely go for it, but not for a commercial property. Just make sure the plastering is done with range, and you're good to go. PS: Not every plasterer knows how to do range plastering, especially Nigerian ones. Togolese masons are quite good at this. |
