Usually when u put the water tan on the decked portion of the roof the hight isn't enough to get good water pressure for the top flats shower n water heater. So u add a tank stand on the decking of 5 to 6ft to solve that. And also tank on concrete decking Usually causes issues for the decking directly if there is any leakage of the tank. So it's best u lift if from the concrete.
Ok, got it. Thanks.

Central water heater is better compare to power consumption. Having individual water heater in each bathrooms will definitely cost you more in terms of equipment itself and power consumption. The only thing that can coat you more using central heater is just the piping to each toilet...

Thanks
This central water heater...is it different from the solar water heater that is usually mounted on tank stand? If it's different, where is it usually installed and won't it cause water pressure problems?

People do that... to increase height and pressure.
something like the pics
Not common in my area...definitely not seen such before. Thanks for the pics.

I believe what he means is.
There's a concrete space for tank already built on the roof... But they want to extend the height for more pressure... So they'll build the steel work and place it on the concrete slab.

grin grin grin
Yeah, that's exactly what I thought he meant, and I've never seen that before.

Would be mounted on a kitchen decking. Nothing special
I've seen water tanks mounted directly on decked portions of a roof, but never a water tank on a tank stand mounted on a roof.

You two might be using different mix ratios for your calculations.

Majority of those guys are too indisciplined to follow this worthy advice.

One recently used the money i paid him for a concrete flooring job to do child dedication, and couldn't raise any more money to pay his workers. A job i paid for in August just managed to finish this last saturday, lasting a whopping 4 months
Can you imagine? Child dedication that is not even a necessity.

Please help me review this quote for a 5ft by 9ft ... tank stand with 5ft hight ( to be be used to highten a roof tank)
Wait o, are you implying that the tank stand would be mounted on the roof of a house? That would be a first for me, if so. Would love to see a picture after installation.

I am wondering too.
Only thing I can think of really, is that he used client's money to pay his house rent, children's school fees or other personal issues. And if that's the case, then it shows just how unprofessional some of our artisans can be. A client's money should never be used for anything other than what the client paid for. In fact, every business man should always keep their business account separate from personal account.

If a business man needs money urgently to settle personal issues, he should go and borrow or source for the money elsewhere, but should never tamper with client's funds. That is the fastest way to lose the trust of a client and also all potential referrals from the client.

Gentlesoul83, thank you so much for a job well done. My transaction with you is worth mentioning here. This is to let other potential customers know that business vendors like yourself are still abound on nairaland. Quality product, timekeeping, good customer service, and willingness to deliver to the site before payment are some of the qualities I noticed in you. Thank you once again, and keep up the good work.

The same cannot be said of a particular interior designer on here who collected money from me and gave excuses upon excuses without rendering the services he was paid for. I am going to keep his name anonymous for now due to the claim he made that he lost his job.

I am giving him a few more days or weeks to pay up; otherwise, I am going to teach him lessons he will never forget in a hurry. I’m sure people will be eager to know this person’s name, but I want to believe he is telling the truth about the loss of his job, and I wouldn’t want to contribute to his trouble at this time, so let’s give him some time to pay up.
I don't understand how loss of one's job can prevent someone from rendering services already PAID for... huh huh huh

That’s exactly what I am saying. Buy why? Why must they build some slacks into cost of materials, after they have charged for logistics/transportation, labour fee?

One bad thing about them is that : they won’t add as low as N500 per piece that one can easily forego. Some start adding from N10k per piece of material, depending on that type of material.

I have seen where a product of N4k per piece was written (quoted) as N44k per piece. Yes. I mean it. And the artisan was to supply 40,000 pieces of those chemicals.
Why did we think most multinationals are leaving Nigeria? They are not leaving only due bad economic conditions. They are leaving because the way we procure.

Lots of our procurement managers roll in multi-million, stolen through padding, under-harm dealing in material procurements.

Same thing by our sales and marking people in their sales and ads campaign.

I witnessed when P&G sacked the whole Finance and Procurement Teams in Agbara in 2016/2017.
It’s one of the reasons P&G left Nigeria. Its COGS and Opex were always here than normal.

Engineers at companies and factories do their own.

Go and see what’s happening in 7up and other Indian, Lebanese, Nigerian companies.
Our people are not truthful. We blame everything on government.

My advocacy is to always go out and have updated info on quality and price of whatever they are buying for us.

Those that are buying it for us don’t have 2 heads. Some are even dul.ller than most people here. They could have some experiences in identifying materials. We too can identify them if we pay attention and find out more.

But with some little researches here and there and discreet information gathering, one would stay afloat of their tricks, may be not 100% but one would not sink.

Some of us form too busy or that I AM SENDING MONEY ON ERRAND.

A building project that costed someone N25 million, could not have probably costed more than N18million, if the project owner had paid due attention to material procurement by these people we talk about.
Even if you know the price of materials or buy them yourself, a fraudulent artisan can still swindle you by padding the quantities estimated. In fact the smart ones do not even pad price because that can be easily verified. They pad quantities because most clients can't estimate quantities themselves and hardly ever engage Quantity Surveyors. And when you're not around to supervise them, the extra materials are diverted and sold off or used on other projects.

Saw several of those frameless ones made with 10mm tempered glass on Jiji ranging from 150 - 250k.

That's very clear Sir. Thank you.

I have a 4 feet entrance, and in the drawing plan it shows that the entrance should be closed with a 4 feet sliding aluminum door.

Apart from sliding doors, is there any other design of aluminum doors that is combined with glass that I can use in a 4 feet entrance?
You can do a swing glass door (either framed or frameless)...

Nice job. But, if I may, in my opinion the gray bands do not sit well in my eyes both on the window hoods and the belts. I can retain the ones on the hoods but, for the belts, because of how seemingly close they are, I would have preferred them painted same colour as the body of the building but, if they were more spaced, then, the gray would have been very okay.

Just my own perception as to how I'd have liked it if I were making the choice. But, the job is beautiful generally.

Keep it up.
Beauty, they say, lies in the eyes of the beholder. Personally, I would even prefer a monochrome painting, as in everywhere painted white, whether it's the hoods, belts, grooves, pillar art, etc - all white grin

I already explained what happened?
I served you well and even recommended that you buy small scale from within your area since the supply wasn't much...the said person here as said all sorts of things against me even when I told him to expect his 35k balance immediately I get refund from the trucker who tyre got bursted.
He promised to ruin my reputation and that the money isn't important to him...
So if he thinks he can determine the fate of my business, I leave it to him or if he gets the 35k now...will he take back or delete all his attack on my business?
For me, I don't think the refund from your trucker should determine if and/or when you should balance your client. Your client made a deal with you, and not the trucker. So what happens if the trucker doesn't refund you? huh huh huh

You should have balanced your client from your pocket, while continuing to pursue the refund from the trucker.

My 2 cents!

Each sheet is 2sqm right?
If I'm not mistaken, I believe he mentioned they're 90 x 180, so that should be 90cm x 180cm = 0.9m x 1.8m = 1.62sqm.

Is there 5inches block? For the fencing, we used 9inches for the foundation then 6inches above the foundation.
I've seen a house being built with 4 inch blocks.

Adding extra coaches, without removing the parapet will not look nice in my opinion, and may lead to water pooling on top of the parapet and cause dampness on the external wall.

Where should the coaches be added. Is it on top of the parapet?
If I were you, I'd just patiently gather money and continue with the original roof plan, with maybe some compromise on the height of the king post and type of roofing sheet to reduce cost, since you've already done the parapet.
PropertiesRe: Help Me Convert My Building by Rany4all(m): 9:22am On Nov 13, 2023
Unfortunately, your external wall isn't high enough for a hidden roof design. You need to add another 3 or 4 coaches.

Same way it's done on a decked/suspended floor, I guess.
