Did piping for a 4 bedroom bungalow with 5 toilets, 1 kitchen, 1 laundry and 1 dinning earlier this year with labour of 50k.

This labour fee also covered piping for 10 split A/C's, 1 heat extractor and 1 cooking gas inlet.

There is no 100mm and 50mm on the list, also, is your plumber using local fittings for you? The imported fittings is more expensive that what he quoted for. Make sure he uses thick tigre pipe for your water supply to avoid leakages .
I believe the 4" and 2" listed are same as 100mm and 50mm respectively.

Yeah I saw that before, but I wasn't referring to just that particular job. Most, if not all you've shared, that I've seen on this forum are outside-mounted if I'm not mistaken. The ones posted by other artisans are mostly outside-mounted as well. Even in real life, the ones I've seen in people's homes are all the same, including the ones in my own home.

Happy Sunday everyone.

Please I have an issue.

This time last year, we fixed bore hole in our house. After they finished, we noticed that white sand comes out of the water any time we pump water.

They said we should allow the water to flow out for some hours before allowing it enter into our tank so that the sand will all come out.

But after the stipulated hours given, the sand was still coming out.

The drillers said it's normal that with time, the sand will stop coming out.

So we bought a water filter to connect it to our pipes so that it can filter the sand and clean water can be coming into the house.

Also we had to still buy electric kettle for boiling water. Whenever there is light, we would stay up even till midnight trying to boil water for drinking.

It's really stressful.

This is what we have been doing for over a year now.

Yet we have borehole o!!!

I see people who have borehole in their houses who don't go through this type of stress while having borehole.

I see people who have borehole in their homes, who just wake up, take a cup, go to their tap and drink water.

But I can't do that even with my borehole

We had to raise money and do borehole because we faced lots of stress using well but it seems there was no point atall.

Till date, white sand still comes out of the bore hole when we pump water.

Please what can I do in this situation because I am tired.
Yours is even better than ours. In my location, our borehole water in most places is very rich in iron content (orange/red coloured deposits), so you can hardly see any borehole in the area supplying water directly to homes without passing through a treatment process, which in most cases is just a tank filled with granite chippings, charcoal and coarse sand or just coarse sand alone. Sometimes they also add some chlorine to the water as well, and this treatment has to be redone at regular intervals, duration dependent on how bad the water is originally.

I think setting up a similar treatment or filteration system should solve your problem.

Why is it that Nigerian blind makers hardly do inside-mounted blinds? Is it because most of your clients actually prefer these outside-mounted ones or you guys just don't offer the alternative as an option?

A neighbor spent over 2M on solar installation around 2 years ago, all the batteries are down and they've been required to cough out around 800k for a new set of batteries.

This is my reservation with Solar.
Getting the right products and the right specs for the load you intend to power, coupled with sensible usage can make it last much longer sir...but you must also bear it in mind that there is no man-made power system that can last forever without maintenance or replacement from time to time.

if he's doing it away from site, you need to find common ground with him but you will have to part with something. These things were supposed to be discussed from get go.
I always thought tank stands are usually built from ground up on site by the welder. I've never heard of one being built away from site, and then the client being expected to transport the stand to site and getting someone else to install...isn't that a recipe for disaster someday in the future?

Yet it's still cheaper in bayelsa than OGUN STATE, Lagos is the source of most of these building materials except granite and sands which we have in aboundant in OGUN STATE yet it's still on the high side here. 5tons granite is #65,000-70,000 here in Ogun state presently.

We also go to Lagos to buy bulk on our own from Ogun state anytime we feel like cutting cost yet the artisan here are more costly than bayelsa artisan if am guessing right. Imagine I recently paid 50k for artisan to set 320 pieces of 9" inches blocks above lintel level which cost 2 mason 2 helpers less than 2 days to finish.
Hmmm, 50k to set just 320 blocks? shocked Are you sure that's what obtains generally around there or yours is just an exception?

Not quite as cheap as you think o. Paying unskilled labourers may not be as costly, but paying skilled artisans is a different ball game all together, not to even mention cost of materials and logistics. For instance, when I did my roofing earlier this year, price of bond stone-coated sheets was 4.7k per sqm here in Bayelsa, while in Lagos, it was 3.9k per sqm...of course I got it from Lagos and still made some savings despite having to pay twice for logistics. Just a couple of months after, Lagos price had dropped to 3.75k per sqm while in Bayelsa it increased to 4.9k per sqm, instead of decreasing.

Location is Bayelsa State. Labourers here would be quite happy to get 5k plus per day for slab casting...we do N700 per bag of cement and a single labourer hardly does more than 5 bags a day.

I am doing my fence now on an uncompleted building i just bought and the bricklayer is saying i need 34 bags of cement for 2430 blocks?

Is this too much?

also, is there a method of calculating pay for bricklayers? he is charging me 150k for the entire fence - 2430 blocks.

Depending on the size of blocks and mortar mix ratio, 34 bags should be enough. Some may use less (weaker mortar), especially if the fence is going to have concrete pilars and beams (chaining).

As per the 150k, if he's going to pay his laborer, I think it's fair enough, otherwise you can negotiate like N50 per block for him while you pay his laborer like 2k daily.

Must be a very large house. Weldone Sir. I think cost estimate would depend on your choice of tiles, which you did not specify.

By the way, unit of quotation should be sqm, and not mm.

I do not have any pictures at the moment. I only noticed the leaks this morning when it started raining while I was at site. When you take a look from under, you only see water dropping from the roofing woods, but you can't see any points under the roofing sheets where light shines through, so it appears the leaking points may be overlying the woods.

No, in doors, the most important thing is making sure you get the door above tiles level, with a thin clearance so that the door can swing just above the tiles, without touching the tiles.

It's easier to place floor tiles, and then place door leaf to fit the floor, than fit doors and try to manipulate the tiles to fit the desired clearance.

But I see what you mean, some doors are also fit before the tiles are done, in such types of doors, a clearance of about 3 inches is left beneath the doors, then the tiler can work to fit the gap. It could be done both ways, depending on the type of door.
