Rany4all, It's N10m for carcass only, no single finishing.
Lintel chaining, post lintel and roofing are the major targets.
Windows are doors are secondary.

I even had the Architect reduce the original building size, it was bigger than this previously.
Seeing it on ground shows it's still bigger than I had imagined.

Na bungalow so it wouldn't be hard to complete.
There's technically no budget or timeline, it will be financed till completion.
I meant 15m for carcass only Sir, but let's see how it goes.

About N5.1m spent so far, bulk of it sitting as UNused blocks.

In my head, "planned" cost for carcass plus windows, doors & roofing should be around N10m.
Guessing:
- Oversite, side blocks, lintel, above lintel N1.5m
- roof, N2.5m
- doors n windows, N1.5m

5% of this earmarked for 'wastage' or losses eg external pillar design, community development fees, inflated costs etc.

Water should have cost between N250k and N750k, not checking this. I no wan cry.

10m? I think you may just be underestimating the size of the project you have undertaken Sir. That building is large.

Except you plan on terminating the columns at DPC level, not doing German floor, not chaining your lintel, not doing parapet and doing flat long span or cheaper roofing, I'd suggest you raise your budget to 15m plus or minus.

over 2300 blocks for foundation is a very serious red flag,that's enough blocks for a simple three bedroom flat complete, your costs are not making sense, I'll look into it later.
Not necessarily Sir. All 4 bedroom bungalows aren't equal. Some are larger and have more partition walls than others. It all depends on the architectural design of the building. I'm doing something similar and I can confirm my foundation took over 2000 blocks as well, while the superstructure took over 4000 blocks.

And before you say my builder has scammed me, note that this is a DIY project. I buy all materials and supervise everything myself.

A word can have multiple meanings, depending on the context in which the word is used. Both sides of the argument are sticking to their own understanding of the word "favour" and both sides aren't entirely wrong.

On one hand, to do someone a "favour" may mean to do something for the person that goes way beyond what the person merits, while on the other hand "favour" may just mean to simply show preference for the person's goods or services amongst other similar goods or services.

So, it all depends on the implied meaning of the word guys.

No ma, it's not, what he did is like calculating the perimeter of the room first by adding the horizontal lengths of all 4 walls, and then multiplying the result by the height.

I was arguing with the pop guy cos of the measurements he gave me.... I told him why is it more than the total sqm of the building and he said cos they multiply the total sqm of the building with the height of the building... Please how true is this?
I think what he actually meant to say was the total length of all the walls multiplied by the height, and not "total sqm of the building" by height.

Matte has the lowest sheen and it's cleanable.
The cleanability is due to a kind of membrane shield on the surface. The more the membrane the more the sheen and cleanability.
If you want low sheen that is cleanable, you would use matte.
The matte should have a low sheen. If it has no sheen and it's called matte, it's probably just a premium emulsion and would wash off when cleaned.
Satin and silk have higher sheen and more cleanability.

Ok that's good then, I prefer paints without any sheen, but cleanable with water. Apart from matte emulsion, what other paints have these properties (No sheen, but Cleanable), and which one amongst them is the most durable? Thanks.

You may use the premium emulsion for durability If the plastering is good. However if if plastering is poor, no paint can make it smooth..
You may pay ahead sir.

Good morning all. Please can someone help with quotation for the fabrication and installation of frameless windows, including net and protector, with black tower material and 5mm black glass for the following sizes of windows:

1000mm x 2250mm 8nos
990mm x 1700mm 14nos
700mm x 1200mm 5nos
900mm x 1200mm 1nos (sliding)

N/B: protectors should be aluminum material embedded with 12/16mm rods.

For a motorised drilling rig, you may spend up to 6 to 7 million naira, but you are not guaranteed to get good water, apart from Ninth mile, and a few pockets of lands around Enugu Urban, especially around streams and lakes, you may never strike good water for all your efforts.

For the manual borehole which I am currently doing, the average cost is N2 million naira. We are doing this for N1.9m, I got quotes for as high as 2.4m from other people who do this same work.

Na wa oh...borehole that we drill for just 60k in my neck of the woods, others are spending millions for. We are really privileged down here with regards to water, I swear.

Power shower comes in different form.

The wall hung doesn't require power but the already made with cubicle needed becos it comes with a pump and the pump needed to be power for good pressure.

It require electrical connect for the shower to work effectively . And you need to connect to Solar or inverter so that you won't have low pressure when using
Are you sure? Have you installed or done electrical connection for one before? Anyway, I think it's better to have the electrical piping in place just in case it's required. Thanks.

Thanks a lot. Doesn't seem to require any electrical piping like I thought. Just a hot and cold water line. These are probably the types that use thermostatic valves to control the water pressure or the pump is just battery powered.

Good morning my people. Please does anyone have any useful insight concerning the installation of these power showers (see image below)?

I understand they usually come with built-in water pumps to increase shower pressure, so I was wondering if they require both electrical and mechanical piping.

If you've installed them before, sell them, or have any idea about their installation, please kindly share your knowledge or post pictures of the piping or rear view of the showers. Thanks.

My engineer did the german floor without that DPM even though we had it at site. Claimed that his workers didn't see it. I was worried but he ASSURED me that there won't be any capillary action due to the nature of the soil in the area and the thickness of the Dpc and some other things I can't remember.

Pls from your experience how true is this?
The building is at the finishing stage now. Is there anything else that can be done in the event that the engineer is wrong?
Unfortunately, I'm very far from being an expert in the building space, hence I may not be the right person to ask this question.

@FEGEITOK seems to be quite knowledgeable in 'capillary action' and the likes, so you might want to redirect your question Sir.

The problem with this is the joint where the DPC would meet with walls. Those capillary joints are the real culprit in water logged areas.
They are microscopic and as such, the gradient pressure potential difference is highly exponential.
The best flooring is supposed to be one continuous piece all through.
But even when the concrete is continuous, if a DPM (nylon) isn't placed underneath, the continuous concrete alone may not be enough to prevent capillary action na.

Yes some artisans are witches, they can waste materials for no reason. Some can waste it so they will be paid for, as if they used the materials.
You are absolutely spot on. Same also happens when you pay "per bag of cement" for casting concrete. These ogoaja boys with deliberately reduce the quantity of sand and chippings, so they end up using more cement to cast same volume of concrete, hence they get paid more.

Paying for the Area covered sort of eliminates that temptation for Artisans to waste materials without cause.
