Baba, you’re very correct BUT for this to happen you’ll need the following:

- Complete and fully dimensioned plans and section. (I really mean complete )
- Detailed specifications
- Rates of various items of work (the schedule of rate MUST be followed as far as possible and there must be thorough supervision of the project for this to work).

But I think, it’d be nice to hear from the horses mouth. QS dey here na.

Let’s learn about the following from the QS in the house:

- Contigencies
- And of course, how Bill of Quantities can help to deal with the issues of rip offs by suppliers which is always a major issue discussed here on a daily basis.

From my experience tho, QS aren’t always there to monitor costs o
Na we dey always complain to the homeowners/project managers before changes are effected.

I’ve been on a N5.5m project that the QS place contingency at 40k. It was not until we enumerated the numerous site challenges that the owner decided to change his approach.

First issue was accessibility. Trucks couldn’t get in for weeks and we had to transload materials to site. This cost about 8k per trip on a project where 40k contingency was allowed.

I can go on and on but let’s hear from the pros.

Contingency is 10% , the 40k pegged as contingency is an error on the part of the QS.

Budget is N24m.

It's a 2storey structure but the pent floor decking is not up to half of the first floor decking.
The pent floor has only the Masters suite and the pent floor doesn't increase cost. In most cases the cost of a storey building and that of a storey building with a pent floor is almost the same.

Guys, pls I need insights..what can one build on a 30 by 60 quarter plot of land in a very nice estate ? Information reaching me says it would require good space Managment and would be a duplex. Overview of what ild want is; 1 visitors room, living room, dinning and kitchen downstairs and say 2 or 3 rooms up.

Has anyone designed something for that kind of small piece or has any1 here by chance build something on similar pieces.

You can build a 4bedroom duplex with a pent.It would be a 2storey structure.

That way you would have enough space for parking and activities.

Below is something similar.
Did this for a client in Oshogbo.

But in this case the master bedroom would be on the pent floor.
