Advantages of following legal procedure include the following: He cannot turn back and go to court and say he was wrongfully evicted, he cannot go and claim injuctive reliefs on the grounds that you tampered with electricity (which you have no right to do anyways) and more importantly, upon his things being thrown out, the bailliffs and sherriffs will ensure that he pays up whatever amount that is outstanding on the rent (which the law now recognizes as mesne profit) and also the cost of eviction.
