I would categorize the people from which you can buy any parcel of land into three: An estate developer, an individual & directly from the family who claims to own the land. If you are dealing with an estate developer (buying within an estate), you should ask for the approved survey plan, approved layout, the power of attorney and the global C of O. If you are buying from an individual or company (one who has bought and wishes to resell), you should ask for the receipt, deed of assignment, approved survey plan and C of O.

Buying directly from the family who claims to own the land is quite tricky. This is because it is difficult to determine the true owners of the land especially when the documents showing ownership haven’t been processed.

Where the documents haven’t been processed, there are no documents to show authenticity and a prospective buyer has to really a great deal on word of mouth from the members of the community to ascertain the true owner(s) of the land in question.

When the documents have been processed, they should provide you with the approved survey plan, approved layout (where the land is a large one and is being sold on a per plot basis) and the C of O.

From my experience, families usually don’t go to the length of processing their C of O. Reason being that they hope to sell off their land in the near future thus only do the absolute minimum required to show authenticity, in this case the approved survey plan and layout, then passing it on to the buyer who would go on to perfect his/her title on the land.

NOTE: It is very important that you have a good property lawyer before embarking on land/property purchase. Reason being that your lawyer is the one who ensures that you don’t run into legal trouble with land/property documents after purchase. It’s your lawyer’s job to verify the authenticity of any title document backing the land/property.

Under the Lagos State Land Bureau:

Conducting a Search:
• Application submitted with affidavit of purpose (searches are conducted using the following criteria: – Name of Owner, Registration Particulars, Address of Property and Survey Plan.
• Letter of Authority (where applicable)
• Endorsement
• Bill for payment of Search Fees
• Tender Tellers
• Conduct Search

Work Flow for Registration of Title:
• Confirmation of all payment receipt (by Accounts Department)
• Collection of Form A13 from the Office of Registrar of Titles by Applicant – 1 day
• Duly completed Form A13 with supporting documents are submitted by Applicant to the Office of the Registrar of Titles
• A registration number & application number are issued to a certified application – 1 day
• Notice are prepared for interested parties signatures
• Reply to Notice is received and Draft Entries prepared
• An approved Notice is e-mailed /posted by registered post to applicant
• Prepared Notice are forwarded to Registrar of Titles for approval of issuance of Notice to Applicant
• Approval of Draft Entries
• Typing & Binding of Title
• Final Indexing of Title
• File is sent via the Deputy Registrar of Titles to ROT for signature
• Registered Title delivered to applicant

Work Flow for Registration of Deeds
• Submission of Application with relevant documents for registration of Deed by Applicants
• Application with accompanying documents are checked and endorsed
• Satisfied application/document are issued with registration number
• Application sent for indexing
• Applicant file is send to Deputy Registrar of Titles for signature
• File is sent to Registrar of Titles for second signature
• Registered Deed is delivered

Work Flow for Registration of Certificate of Occupancy
• Certificate of Occupancy is sent with a covering letter from LUAD to Office of Registrar of Titles
• The file is sent to the C of O room to add a file jacket to the C of O Form
• C of O is sent to the Deputy Registrar of Titles for signature
• C of O is sent to Registrar of Titles for second signature
• The details of registered C of O is entered serially in a day book
• The registered C of O is entered is a dispatch book and sent to LUAD for collection by applicants

Can one buy a land from a lawyer who had a documented MOU signed by the family mandating him to do layout and survey plan on their behalf while he takes 1 plot from every acre he works on.

The thing is that the lawyer has ask us to pay but layout and survey is still in process.
What documents will I request from him.

Don't forget what Jonathan said when he lost election. He said Buhari should not just be thinking only about jailing him but jailing other surbodinate that works with him. Your analysis is baseless and not wise enough.
How can everyone be paying into same account in this era of information technology. Even in your office almost everybody is doing and you while guiders monitors activities of participant to ensure they pay to the right person. Everybody can't compromise now. You need to sit yourself down and study the ideology before you come here to talk trash.

I just laugh when i saw some people writing rubbish without understanding the ideology of MMM. Please if you can't take risk or you are risk averse then keep quiet and watch the risk taker how they make their money. MMM is real and can never go down as far there is PH and GH over and over. Mind you there is no one that will make money on something and u will not go back to that thing. That circle will continue till Jesus christ come.

I saw the current MMM advertised by a friend sometime back and I quickly waved it off as a scam as with the HYIP and other ponzi schemes.

Given this topic that was on the front page today, I saw some comments by people and it was noted that ''There is no pool of money with the current MMM and therefore they can't run away''.

Given the nature of their business, with no investments and the fact that they have put in resources in place to allow for this trade to happen, it is pertinent that one day or another, they will close down, and they won't go through that stress without duping people of their money. Seeing the topic today, I had to register and checkout how the model works , and also brainstorm on the eventual way the MMM operators will dupe those that are in the system.

I am giving a scenario here and though it may not play out the same way, there should be no denying the fact that one day - which i wll term as ''the day of reckoning''. the MMM site will shut operations and will try to make as much as possible from your funds before that.



Now here is the scenario. As there is no pool as someone rightly said, I registered and saw the mode of operation. It is worthy of note that the same MMM site runs in several countries:-

Nigeria
South Africa
India
Colombia
Turkey


So from my postulation, the fold-up will happen in a month - The month of reckoning-- across all MMM sites on that month because anything short of that will send panic to other countries and they won't maximize.

The scenario i see playing out is that the handlers will have bank accounts or agents in all countries of operations and in the month of reckoning, as there is no pool of money, all the ''get help'' requests will be paused - Not paused perse, but no ''get help'' request will go through and will be pending as they won't publish it.

Now the ''Provide help'' will be allowed to work, but the account shown will be that of the handlers of the site (or their agents) and people will keep providing help, but it goes to the scam account. Now this will go on for a month as you have to wait for a month to use your Mavro. The first people that will notice the scam will be the ''Get help'' People as they will keep waiting, but no help will come. Then ''Provide help'' people will come to know after a while and they MMM people will release a statement saying the ''business model experiment failed and they are shutting down''

Be wise Nigerians....

We can't keep on blaming the govt at all time when some ppl are financing book haram, Niger Delta Militant, cattle hernsmen, National Assembly in disarray and lotting the nation. All these are distraction to this govt. Revenue has dropped drastically and the little money available is use to fight all these distractions listed above. No one will ever invest in an unconductive environment. So the ppl should hold their leaders responsible rather than supporting them when they are being caught shortchanging the common wealth of us all. Let's speak out and fight all these things now before it is too late.

Children have a teachable spirit; they are good listeners and are excited about learning new things.

To train their children about wise money management, the Jews will use five jars, each jar is carefully labeled and has an opening at the top; the jar is a keen to what in modern times we call a piggy bank or simply a home bank. The jars are labeled, TITHE, GIVING & OFFERING, SAVING, INVESTING and SPENDING. Every time a child is given 10 Shekels (Israeli Currency), the child is expected to put one Shekel in the Jar labeled TITHE, another Shekel in the GIVING & OFFERING jar, another Shekel in the SAVINGS jar, two Shekels in the INVESTING jar and the last SPENDING jar receives the remaining five Shekels. The child is then expected to open the GIVING jar only on Sundays, while the TITHE jar is opened on month ends. The SAVINGS jar is opened only on special occasions like when the family faces sicknesses, while the INVESTING jar is opened only when it’s full. The child takes full charge in deciding when and where to invest the money pool he/she has accumulated. The parent doesn’t intervene, even when the child is making a mistake, they let them learn from their failures. After all, failure is a good teacher. This way, their children learn to become creative in decision making and most of all take responsibility for their own decisions.


Research done has shown that the most difficult part in our lives is dealing with money. When you get this part right, all other areas in our lives are relatively easy to deal with. Jewish children then grow with a high sense of responsibility and experience more satisfaction and success than there other peers. For instance, the divorce rate in Jewish American families is 90 % less than the rates experienced in contemporary American families. Even as many Americans and Europeans struggle with Credit card debt, the Jews, who by the way are scattered all over the world continue to thrive in their businesses and personal finances.

So what happens for you and me who were not Lucky enough to have undergone these transformative lessons in our early lives? First, make deliberate plans to train your children; this is one of the best investments you can ever make to your children. Secondly, have a trainable attitude and begin the steps however old you are. It may seem to be a crazy idea, but it’s worth giving a trial. It may even be more fun when you do it separately but simultaneously with your children. You can even choose to ignore the lessons and continue with your normal routine, but ten years from now, we will be able to see the results. The simple diagram below simply captures in a nutshell what the whole concept is all about.

I have made this prediction before now it is coming to past. As at today dollar is 242/$1 Some people will be smiling to bank by now while some have loss alot of money by way of devaluation of naira. Wise ones will know that importation is not that attractive business any more cos the landing cost of imported goods have be overshoot with depreciating take home that can not take us home anymore.
Government should start focusing on local manufacturing of goods, agriculture and exportation. They should invest massively on these for the nation not to sink. If nothing is done, it might even go further to 300/$1 before the end of the year. Our money is now like pure water.

Come let us reason together. The fault of what is happening to our economy is partly traced to past leaders including Jonathan. I voted for him but he squander our resources big time. During is regime oil boom was at his peak and those money was looted under his watch. PMB inherited a failed economy as a result of Jonathan mismanagement.
Oil price is declining which he has no control over. He is working on recovering our money back to diversify the economy and reduce the cancaworm called corruption in the system. What else can a visionary leader do than that..
We reason on sentiment in this country rather than face the fact.
Guy if we dont kill corruption, corruption will kill Nigeria and Nigerians.
Wake up.
