There is a thing called pre-purchase due diligence.. You do that before deciding on whether to buy or not, and how much to pay if buying...

Op has already agreed price with seller.. Seller might have taken her item as sold and shut out other intending buyers based on price agreed with op.. Seller has also possibly calculated the 4.5m into her Japa funds..
