We have a 200 Acre land overlooking the New under-construction Airport at Lekki Free Trade Zone.

That's the zone housing Dangote Refinery and Fertilizer plants. Also Lekki Deep Sea port. And other value added foreign investments.

PROJECT is for reclamation.

Investor will do the job and we share the land on joint venture with
Property owner.

The value as at now is N12 million per plot off plan.

But is expected to rise to N30 million or more per plot after reclamation.

I bought the land half plot at 4m ajah 2018 and fence it round with gate with about 700k dec 2018 and keep hustling .
I started the project of house June 2021, I have 10m ready and I supervise it my self with the help of my brother when am not available.

Out of the 10m I did foundation , you know Lagos is water land so the foundation takes like 2.5m with Germany floor all solid materials bought myself and setting of blocks don't take much till linted and finally decking , that consume like 4m because, plumber , electrician, carpenter, and welder will work .

That's one of the stage that takes much money cus I bought only iron like 1.5m .

After that stage you will set blocks base on your plans mine is 4bedroom , 2 palours , 4bedrooms , kitchen, store, dinny and all duplex need .
After setting of blocks u will so another linted and if you like you can include paraphet that may cost u nothing less than 500k or more .

The to the roofing another spending .
Since I used Gerald, carpenter will buy a lot of wood and it's must be hard wood cus gelrad is heavy and base on the square meter , mine is around 283 , all I spend for roofing was around 3m . So I spent like 11.5m to 12m to roofing , what I spent not someone's project .

I thought it's almost done but house nah long things ooooo.
Let me just note all once not to stress una with my English .

The obsession to "build" house and be called landlord or home owner is one of the major reasons many Nigerians are stagnant in life.

You toil for 10yrs and finally make your first 10 to 100million naira and the first thing that tops your agenda is to start building a house. Then you Bury all the money in the ground reverting to square 1.

That money is supposed to be your capital, you're supposed to put it back to wherever you got it from for profit or you can reinvest it somewhere else.

Then when your profit grows big you can upgrade your cars and maybe start building a house.

I currently own duplexes across 3 states mostly in Lagos and my home state, I didn't achieve that with my first breakthrough, I did it after lots of reinvestment.

If you want to go far in life, follow this simple logic, don't let the standards set by society control your money.

Don't insinuate what is not.

You have built several duplexes, right! OKay, the question is, kindly tell us about the first building.

What will you advice, there is a free 10 million naira construction loan in Jais bank for example which you can pay back in 10 years. Will you rather continue to pay 2 million naira annual rent or take the loan, build a house and pay up the loan in 5 years?

How much did the entire project cost? Did you take a loan? If yes, what was the percentage interest per annum?

You had lodgement of fund in your account which you didn't explain to the ECO. Try and prep your account and ensure you explain every other lodgement of fund other than your salary.

My problem is all these websites and apps don't last for 12 months, they will just disappear with your fund and when that happens, there is ABSOLUTELY NOTHING you can do to recover your money.

BTW they are thriving because of clueless CBN's monitary policies. If the FX disparity becomes less than N50, these websites and apps will automatically go bankrupt.

Hello guys, please I need help with wire transfer of fx to a UK company for the purchase of supermarket products.

The problem is, what purpose do I fill in the wire transfer form that will not be rejected by the fx review team? Getting form M will require NAFDAC number for such purpose and I'm not ready for that.
