Thanks. I can move to another lender after the fixed 2 years. The name is Foundation home loans. koonbey: If they are the only lender offering this then the question is whether you can put up with it for the 2 years and then move to another one. You'll be able to access way more lenders then.
Bear in mind that house prices will likely keep rising (albeit at a slower pace in this economic climate) so waiting till later to buy might end up being a false economy. Also, you'll be building equity instead of paying rent.

As for affordability, I can. dubaiprince: Your point on the repayment being only £25 above your current rent is very valid and gives you comfort over the next 2 years during which I believe you income will have improved and like you said, property prices will keep going up and the market and economy is uncertain at the moment. One of our legends here will say 'rent money is dead money'. The rent I have paid in 3 years in this country so far is £50k+ (money i will never get back) and I have decided something must happen next year. So if your question was if the rate is high, I think it is. If it is a question of will the decision make sense in the long run, I think It most likely will considering you can afford the repayment. |

Thank you for this advice. I will seriously look into it. But the thing is, prices of house keep on going high. About 3 months ago, similar property cost 100k, now the least I'm seeing is 120k. I was thinking I can remortgage at the end of the fixed 2 years, by then my status would have changed coupled with the fact that my monthly rent is just £25 lesser than the monthly repayment. Zahra29: As others have opined, 7.4% is very high and a big chunk of your repayments will go towards servicing the interest instead of building equity. Might be better cost/ benefit for you to wait till you've resided longer and/or saved a bigger deposit so you have access to a wider pool of lenders and more competitive rates. |

I know it's high but they are the only one that offer to give cos of my status. I'm sceptical in going for it but at the same time; the monthly repayment is just £25 higher than my current rent payment. So I'm in a dilemma. dubaiprince: This one choke o considering u are even putting down 15% and it is only a 2 year fix. I think is high. from my research so far, (I am also looking at viewing properties soon) most fixed rates are currently between high side of 5% and Low side of 6%. Just look at the fine prints as the follow on payments after the initial 2 years might be crazy. |

Good day to you all. I am at the verge of buying a property through Mortgage. I am less than 2 years in the UK on skilled worker visa and wife is just 8 months in the UK.
I have seen a house of interest and offer has been accepted. I got a Mortgage in principle from a small lender through a broker who requested for 15%deposit as a result of my status of not yet lived upto 2 years in the UK and accepted my wife to be included in the application. My concern is this, the lender is requesting for 2 years fixed rate of 7.4%. Please advise. Thank you |

Then she turned to my wife and start to convince her but we'd already discussed and it was a NO. Fast forward to a month after, my wife was in their house sleeping, she then woke her up only for her to see the pot has been supplied, and they were already cooking with it for her induction and to use it. In the prescense of the supplier, my wife tried telling her we've already discussed this many times and we were not interested but she cut her and told her since they were already cooking with it, we cant opt out. She couldnt call me because she wasn't with her phone. She ensured all the paper works was done and DD was set before she let her near her phone. My wife has so much regard for her and that's why she couldn't say NO. Too much respect...
I got to know that day and i got mad at her, how can you let her lure you into a 4k financial engagement despite several discussions, she just dey cry and she was preggy....
I immediately told her to come take the pot but the supplier said no way, DD has been set and there's no going back)(dey don plan am.) Bleep up i did was, i should've rang the company directly but i just gave up because i dont want issues between me and egbon. Now, COS no get shift, there's no work in cardiff at all and all the load is on me. DD is 94quid per month and it's choking.
Here is my question, is there anything i can do to opt out legally? we're 6 months into the contract and it feels like forever, i dont mind losing 1k just to opt out, but i dont wanna do this no more... We can't afford with the all the bills and expenses we already have.

In addition, a property can be down valued by the lender and the estate agent likely wants reassurance that you have enough savings to cover the difference if needed.
Essentially you might need to show the agent proof of funds significantly higher than the 5% deposit to reassure them that you have a decent enough buffer to continue the purchase if the lender offers you less than 95%, or the property is down valued( as well as enough to cover all the legal and other costs involved in buying a house) |

My bank has offered me mortgage promise of £140k with 5% deposit. I have seen a property of 100k I likes and submitted every documents to the agent in charge of the property but the agent is insisting that I am not eligible to buy the property because the 5% deposit is too low. Why I would always love the Tier 4 Visa application thread, almost everyone who got their visa approved, returned back with details of what they did, when they went for their interview ...some with the questions they were asked, how they went about other stuff related to the application, the fasting and prayer sessions ....EVERYTHING they did along the way was shared discretely.
I chose my current school (MMU - before you ask me ) because of similar feedback, all of this is to help others move along. People are getting depressed and if out the abundance of your heart you could share anything or ideas to help people out ...please do with as much information as possible discretely. Give people hope they can also do it. No one is saying tell us the job title plus your employer or your remuneration...no. You are right bro. Tier 4 thread is full of info. Imagine if someone has said a Uni in the UK accepted 1k deposit, some of us would not be here we are now. I gave up on Uk when University of Salford was demanding for £5,500 as deposit not until someone disclose it that Sheffield Hallam accepts £1k deposit. |

This is because have not spent a year in the UK and one of their Mortgage advisor around March told me am eligible for about £109k with 5% deposit and when we calculate the percentage; I will be paying about £600/month. I later moved out cos the condition of the house was so poor but I was told I could have reported LL to the council. Thank you.
