No bank is currently offering performance bond thats what my account officer said (zenith bank) i guess cos of consistent price change in building material , no bank will offer such service .

Insurance companies offer PB.

I was no longer resident in Lagos where all my accounts are domiciled. Hence the reason I first tried the alternatives which didn’t work out.
I have the option of going with a Jankara agent which I bluntly refused. I sent you screenshot of our chat then.

I just made a call to my account officer in GTB and he just told me they don’t issue Performance Bond.

He promised to revert with more info shortly.

I guess you read up that from the blogs.

I did the last one with my insurance company through my account officer at Trust Bond Mortgage Bank (then) after receiving letter of award detailing the contract sum and scope of work from my client.

I never discuss PB with GTB because I know better the type of service they render.

All the monies I paid you was to your GTB account
the PB you sought after was from a bank

Except you were just lying all through that period, tell the house why you couldn't get a PB for a week + or did I not request such from you?.

Wether its GTB or UBA remains irrelevant right now.

To get a PB, there are certain yardsticks you must meet, once you are being tossed around by your AO, just know you didn't meet the yardsticks.

there's no protection all those bonds or whatever can offer you other than for you to protect yourself against scammers like next. Even estates are being built with just a handshake deal. I know how many jobs I be ost because I try to be truthful and trust worthy. You clients don't value truth, next is really profiting for his scams because you clients deserve someone just like him. You fell for his pictures posting skills.. let me shock you big engineers don't post on social medi. Yes real certified coren or corbon men are too busy handling really important project that spans over 2years and when will they have time for nairaland. You see those ones like next, and one other one again,. That one went as far as having a media guy who runs his WhatsApp and Instagram they are all quacks believe me. I asked him the other day which one is he , an architect or civil engineer or builder. You have to be one of the three before I can even talk to you about building let alone handing you a contract.

This does not stop prospective clients from requesting for a performance bond and yes, with that you're covered, else the bank or insurance company get to pay you when whoever they stand for fails to deliver.

To even get a performance bond means the engineer has some form of reputation/goodwill with his bank or insurance company.

I greet all good and well wishers of this thread and Nairaland as a whole.

I have something in mind to shear here which I believed it will be of great help for both clients, build industry professionals,artisans, suppliers etc
Let me go straight to the point without waste much of our time.

The rate at which some good clients here are treated badly is alarming same applicable to some good build industry professionals , artisan, suppliers etc.

Some people will remember when this particular thread was almost gone few years back when some good people here ran away bcs of one reason or the others, I called back most of them then.
Now I can see that same thing is about to happen again.

Now this is my suggestion.
1– let’s create a well functioning disputes resolution thread to oversee any dispute that concerns construction and services related matters here.
This thread will nominate , home owners, elders, young and old minded professionals in construction field, a well biz guru etc to solve any issues that might comes up now or in future so that a good clients, professionals, artisan, sales men and woman will not be drag here without deep verification.

Because here a lot of biz to happens which requires good monitoring if am not mistaken
If you think nothing concerns you bcs you have not been duped or dragged here without proper investigation then when your own turn comes around it will be like a magic to you.

More suggestions are welcome in other to bring sanity to this section of Nairaland and Nairaland as a whole

A performance bond is what I think every potential client should ask from whoever they choose to execute their projects (After filtering known quacks/frauds).

I initially asked Bosun for this but he couldn't get any bank of his to answer him for days.

If you don't understand how performance bond work, kindly do a bit of research on it.

With a performance bond, you are 99% assured.

My next build (by God's grace) will surely be conditioned to this.

I think it would be nice if we can have a kind of escrow service here. It has been discussed before.
If the owner of the forum can key into this, they can make money also and give more credibility to the forum.
I suggest contractors and vendors having a certain minimum deposit with the handlers of the forum depending on the sector of building materials and services.
We know paint supply ranges from as low as N200k to 2m depending on the type and volume and a security in that range for such sector. Average cost for sanitary wares, tiles and other building materials can be determined and deposited as security to the owner of the forum or a very reliable escrow service provider same way banks have a certain fixed deposit with central bank.
Clients can get clearance for any transaction with the vendor after confirming they have active account and amount with them and they get a certain percentage on every successful transaction or repay the client from the deposit if they default.
Since supplies or contract could be done in stages, big service providers could have a much reduced deposit relative to the cost of complete project and clients would be getting clearance in stages.
It's not difficult to implement but getting a central account that everyone trusts.

Owner of the forum is not interested, he likes scandals because he makes more from it.

In 2014/2014, 2 staff crashed $3000 belonging to a client then, got to know very late because it was on a Friday and I was busy outside Lagos.

Discovered the next day but couldn't do anything about the losses until Monday.

Fired them thereafter.

Employed one few months later to replace the 2 but gave him just 10% portfolio of what was previously lost to see what he could do.

3 months later, we made nothing from his table, he kept the capital intact with no profit/loss but overhead cost and his weekly allowance wasted.

Had to let him go too.

Business in Nigeria is tough.
