Dubemcapital1: Honestly, I am good with this submission but on the other side, if he was committed up to 97% to secure materials in advance and he didn't, I think it's quite suspicious and questionable I have asked him countless times to post pictures of the materials he left on site and even the status of the building then. I have done my obligations here. I spent way more than 2.45m completing his job and correcting errors but the QS didn't include them all in the valuation just because some weren't captured in the original bill. |

sonnie10: You guys would hardly get anywhere with the back and forth. The reason is these. In a system where the regulatory system is not functional, people which define their own standards (clients and contractors included). It always play out two ways. When a building project is given out on contract providing material, you get just the standard. When the client insists on providing materials, they contractors would request for the highest possible materials needed, almost close to waste. They might be few exceptions, but I personally have never seen any that is different.
At this point, all I see here is a disputed difference of about #1M.
Is it possible that you guys come to a compromise on that difference and leave the details out. The details is causing more problem than solution.
On a side note, I like the house. Both the financier and the builder tried well well. I am even beginning to think is all this is to attract more ‘clients’ Sense no go kil mi! Please this is not the time to joke. I once wasted 1 weeks wage paid to the PM because he was on site and contractor and his people didn't show up. |

If no, who paid for the materials used for the fins in the picture. It’s definitely not you and not him but me. You have posted the pictures of the fins you did which was after you broke off the bad ones you did. You were doing woodwork ( for just 3 fins) because you wanted to reuse the woods to do others and this was only for the down sides before you were sent off. From the 60k you sent him, we can see how much went to labor and what the labor did. Are you saying your 60k completed the fins as against what he said here? So how did you pay for the completion of the fins or did he lie against you? Check the date of the chat.

The only block I bought from outside are 6 inches block because the quantity required is not worth the stress. Put a figure to the blocks you left on site. The blocks we bought has been captured by the breakdown from the QS. Prove otherwise. |

The coppings were casted, (iron, cement and labor paid) both for main house and security house
The roofing of both buildings were done and also felted
The big slab besides the fins was casted (L shaped) The rest of the fins were casted (L shaped) Block work was done from lintel to roof for security house
I made provision for the pillars for the security house since he claimed wasn't part of the 1.4m
We did the German floor for the security house
If you check the top floor of the main house, you'd see some block work we completed that won't be found on any of his pictures prior to 25th of September.
We repaired the trusses that was badly installed.
We bought and installed the atrium glass roof.
Everyone can see who is getting agitated already having been shown the difference. |

Anyone who know me knows I do milestone based payment. The only reason we had to accept advance payment was because of the I crease in cost of reinforcement the very first day the project was to commence. You were duly informed and I explained the implication of not stocking up to you. Your QS confirmed the rise in cost of reinforcement and approved the upfront payment for reinforcement.

Can you at least mention the materials that were not readily on site? Let me see if you have anything to share sir.
Just feel free to share the extra things you bought that I’ve not provided. Please note we walked this route during the review and I asked you and the QS to provide evidence that you paid for certain things. I even atrached pictures to show you when I provided those things.
For someone who doesn’t visit site but only rely on what he was told, I don’t expect anything less.
Remember I attached the correspondence I had with your supervisor to show that I gave him money for all he needed for the job.

I’m only providing refund for the roofing sheet that has not been installed, the coping yet to be poured and other accessories that comes with roof installation. Nothing more.
That you spent money on trusses is not my worry because the trusses has been delivered as at April 2021. I’m also 100% confident you’re not asking me to provide a refund for blockwork.
Need I remind you sir that I’m also providing a refund for the atrium glass that got broken on site due to the fact that we delivered it earlier than when it’ll be ready for installation. I’m sure insensitivity led you to ask for a refund for that which I’m happy to give back.

Tell the house when you got the first and last Batches of payment. Tell the house why you have refunds to make if you actually bought the materials and left them on site as at May you got paid 97.5% Lets see who's lying here. And please show with proof what you left on site as at 25th of September. Pictures as at November 2021, less than a month after he was disengaged. Lets compare his own pictures before 25th. sonnie10: What other materials did he need for building carcass? What else did you want to see on ground? Have you considered that the building was at roofing stage in about two months? Do the maths. A contract of about #15M. Let’s even agree that the balance left is #2M. Therefore #13M was actually used. Isn’t that about 90% completion before termination? The issue here is about what is left. Don't assume wrongly here. It wasn't also about 2 months but from May to September. It was not just roofing that was left undone, read further. The QS will post how he arrived at his value haven been part of the project from the start and haven also visited site when the contract was terminated to take pictures and see the current state of work. I also have invoices of all jobs done expected of N3xt which can be verified physically and otherwise. |

vanbonattel: Oga, always vet ppl before giving them your money. N3xt was defrauding people since 2007. I heard he had cleaned out 14 victims before and shamelessly returned for more. Everyone mentioned here got recommended by reputable people here except him, unfortunately his "packaging" got him picked by the QS in his own word. While we have the issues here, I still haven't stopped the process I put in place. So we will wait to see him refund the correct amount. He has 1st week of January to do that. He wasn't sacked today, he was sacked 3 months ago, so if he wanted this sorted since then, he would have provided his own "fair" valuation we requested for then. Waiting for @Qsfemi to post the breakdown of his valuation here. |

He kept coming to me for advance payment citing rumors of rise in cost of materials. We were working with a payment schedule drafted by him at first before the gimmicks. I actually did the same thing with @Twinskenny and I have never had any reason to regret. Same was done to the plumber @Olaleye, AC vendor (abeit partly) and both didn't fail me. Still did something similar with @Michlin. |

I paid 97.5% in advance for a reason
To buy all the needed materials for storage on site to avoid rise in cost.
Questions everyone should ask him is
If he truly bought materials needed and kept on site, why then am I here asking for my refund?
The reason he asked for payment in advance at every stage has been defeated and can be tagged as deceit.
He deceived me into releasing money in advance without buying all materials as expected.
Now I ended up using my own money to buy materials at the current rate to complete the jobs he abandoned for months.
Yet telling the house he's only going to pay at the rate at which the funds were released to him 7 to 9 months ago.
Who does that? |

Is it possible to bring in an independent QS? Anything that gets me what he made me spend to complete his job. I have given him my official report based on what a qualified QS (same one that picked him) submitted, so the onus lie on him to do likewise. This would have been solved earlier on if he submitted his handover note/valuation when he was asked. If he had sent his own QS then, both QS would have solved the whole thing as professionals but he never did because he was planning not to pay me as at when due going by how he kept coming up with objections without providing his for months. There are alot of things I had to redo which weren't even captured by the valuation and you can bear witness to this having been to site. |

Somehow have invited his own QS to value the workdone on site and he has submitted his report based on what he met and workdone so far. I believe the QS was fully involved during the tendering stage and have the full knowledge of the scope awarded to N3xt.
@N3xt you promised to give us your own QS report based on the value of workdone too. I believe that the two QS used the same contract boq for this exercise. Pls let's have the two valuations and compare apple for apple, then we will get to the root of this matter. Pls N3xt let's have your QS valuation. This I have asked for since September 25th but here we are still running in circles because he failed to show up to handover and take stock nor sent his representative to do this on his behalf. It points to one thing, he already planned everything from the start thinking by withholding my money with him, the project becomes stuck and then he can feel good. Unfortunately for him, this has further added to his negative reputation which was one of the things I hoped my project would have helped clean a bit. Everyone knows my stand now and what my competent QS came up with. So we can now see who has been dragging just as he dragged the project by 4 months. |

n3xt: As I’ve shared with you and the QS sir, the building is yours and you’re free to spend whatever sum you like to get the job done. It’s not an issue for me.
I remembered paying the a QS 200k to prepare me a BOQ that was eventually thrown out for a bid that I ended up securing with my non-professional Bill of Quantities. I own the money and chose what to do with it. What I won’t do is to pass the cost of the BOQ to my client because he didn’t ask me to spend such money.
That’s why I won’t be in such a hurry to fire a contractor in an ongoing project. If eventually that route will be followed, I’ll ensure we reconcile all accounts before doing anything on the project to prevent conflicts and disagreements. Did you read what you wrote? Can you read the last part of the contract you prepared? Let me post it here so that you can interpret it to the house So May to September is in a hurry? Everyone can see what is coming out from his mouth. Let him post the picture of the building as at May and then the pictures as at September, let the house see what he actually did for 4 months when no issues for that long delay came up. You were asked to come to site for handover and stock taking, you refused, nor sent anyone, yet you have the audacity to type this? You have my figures already and have my account number with the time I gave you for a refund (even though its supposed to be instant since you're with my money). multikolour: Let me set this straight, @somehow is in this mess because he refused to listen, learn from other people mistake and he trying to show he is smart and wise.
Earlier this year @Mmito brought the issue of next and it took almost 25 pages, I was among those asking her to let it slide that who had enough and we want to talk about other issues, somehow saw them and he did not learn. We have passed the "you see" stage sir. At least, the current development will only attest to the fact that things haven't changed with him 6 years after. |
