abdulwastecx: The part where you said that the lintel he cast collapsed. I'm just surprised that any builder or engineer can do such I didn't say any lintel collapsed sir, I only said he did 2 bad lintels we had to remove. They were not resting on the blocks on at least one side. It was the owner of the Estate that brought it to my notice, I didn't see them during my visits. |

I know some of the elders here indirectly gave him thumbs down when I enquired but I know he won't go free from this without a severe scar if he doesn't refund me.
I told him on site that I'm a young man and young people don't forget or let things go easily. I can be a dove if I want to and I can be a beast if need be.
My work hasn't stopped because of the refund but I worked for that money and will get it whichever way possible.
I had to redo 2 lintels that he did anyhow.
The fins he previously casted fell, there and then did we discover there was no rebar used. Just sand, cement and granites.
He was made to redo those ones.
Wanted to build my security house without pillars, had to use unbudgeted money to make sure my PM put pillars there.
He also didn't do German floor for the SH, rather went ahead to erect walls without pillars/German floor.
There are other things not share yet which we have managed /currently managing and correcting. ( low budget electrical and plumbing pipes, low grade steel trusses).
The beginning was smooth and sweet until 97.5% of the funds got to him. |

QSFemi: At this point, I've a duty to set some records straight and establish the facts of the Trillion Park Building project belonging to my client, known here as Somehow.
There's an undeniable fact that there's already an ongoing dispute between the project owner and the contractor who happens to be a known member of this noble thread - @N3xt.
As a Professional Quantity Surveyor, I owe a duty of care to my client, the project and the contractor and I've sworn an oath to discharge my quantity surveying duties to the best of my knowledge and competence without fear or favour. That has always been my mantra and I've lived up to this expectations as best as I could. This is evident considering the myriads of clients that have patronised my services here on this thread, many of whom, I did not even know in person. Most of the clients I have worked for here can attest to my competence, sincerity and most importantly integrity.
For the record, I recommended Next Home and Builders, the company name of N3xt for the award of the contract anonymously after I have reviewed three quotations at my disposal. I made the recommendation without knowing any of the contractors because it was the client that sourced for them. It was after the contract has been awarded to Messrs Next Home and Builders that I get to know the personality behind the name. That means that there wasn't any bias from my end towards the award. For the record again, the tender sum of the contractor that won the award was not the lowest among the three. For those following my professional writings here, I've emphasized times without number that projects are awarded to the least responsive bid. The project was awarded to the contractor at his own tender price.
The scope of work for the contract entails the construction of the carcass of the building including the roofing. The contract was meant to run for just two months commencing from March to April.
In September 24th, I recommended the termination of Next Homes and Builders contract after the project has been overrun by 5 months and there wasn't any real action being shown towards the completion of the contract by the said contractor. After the termination, the contractor was asked to prepare and submit a handover notes and present himself on site for assessment of work done and undone in order to have a financial reconciliation. The contractor failed not only in submitting a handover note but also in presenting himself on the 28th of September which was the date I eventually visited the site for the first time. It should be on record too that the contractor failed to even send a representative.
As it stands now, there's dispute on the contract as to how much is due for refund. I've presented my client's refund amount due to the contractor which has been contested on several occasions with some reviews even done to accommodate some of his logical submissions.
Professionally, in dispute resolution, the following four methods can be applied, viz.,
1). Mediation 2) Conciliation 3) Arbitration 4) Litigation
From all indications, the contractor wants the client to go to any length that he cares even to the point of litigation because there's no iota of commitment on his part towards resolving the issue.
I have advised prior to now that an independent registered Quantity Surveyor be engaged to establish the amount due for refund but no serious action has been taken to effect that.
@N3xt, I put it to you here that you do not want to go the way of Arbitration, which take a considerably lesser time, to adjudge the matter at hand. In your own interest, I will advise you here to seek alternative means of dispute resolution to have an amicable solution.

I guess the QS didn’t inform you that I found some other holes in the last valuation and he agreed to do another review before you came in and said the approach is no longer working since I’m debunking fictitious claims.
Please kindly reconfirm this from the QS sir.
The holes I found were undisputed errors in the biased valuation report hence the reason for long and endless reviews. Otherwise, there won’t be need for reviews if the first valuation was fair and credible.
Nobody need my presence to do what’s fair and just. |

You failed to show up nor sent anyone.The QS @ QSfemi who happens to have picked your own quotation when 3 bids were tendered for the project came and did his valuation.I don't want to list the manner in which you kept insulting him while the valuation was ongoing. none of his valuations got accepted by you, you kept picking holes but never came up with yours for 1 month plus (Is this what someone who truly wanted this sorted reasonably does?) The last valuation remains the official valuation upon which I want my refund. the laughable "valuation" you sent in after I sent the ball back into your court can't even fly before you and I know you sent such just to buy more time then. I paid you ahead of time just for you to make sure you buy all the materials needed to complete the job, so you have no right to complain about the current prices we completed the jobs you failed to do after giving almost 5 extra months. Enough said. You have my verdict and warnings already, whatever you do with them is left to you. |

n3xt: No. 24th of November was when you reached out to me for a "resolution", a day before the first deadline. Then I told you everything must be sorted before month end (November). I didn't hear anything from you, I tried calling you, your number kept saying "on another call for days" I left you short messages asking for updates. You only left "Good morning sir" on the 29th and nothing again till 2nd of December stating you have been "incommunicado" since, then said you will "revert ". In 9 days, you said nothing about the refund, so what are you saying here? All I know is that my refund must come within 7 days (day 2 counting). This is a termination that happened since September 25th. Enough said. |

MRFIXER001: There are average house or land in Nigeria that worth more than #120m, have you ever heard of a popular location at Abuja called maitama. Duplex in that area worth hundreds of millions, some billions. I could remember a 7 bedroom duplex we built for a client there years ago was recently sold for #850m ($1.7m). Any land worth 120m is not average. Don't we know the meaning of average again? So how can a house worth 850m be tagged average? |

They are actually expensive. If they are detached duplexes, we can still argue the cost a bit but for apartments? Best price should be 50m to 65m max. Govt and their partners won't pay up to 20m per plot in that area due to their influence and one flat is not even sitting on a plot, rather multiple flats on a plot. A mansion like 4 bedroom building costs 22-25 million to build up to finishing. Go ask developers. Some are even on Instagram.
Add it to 40m...what do you have? 65m...but your government wants to sell Terrace...not mansion like building o...for 90m.
And the figure I posted had factored in casting which is needed for most water prone lands in Lekki.

In Lagos I can tell you this for free, even the so called government houses that they claim is affordable in average neighborhood like Lekki, Oniru, that where recently sold. 3 bedrooms flat are sold for 75 - 95m. I couldn’t afford one, people already paid 70% upfront 3 years earlier before on block is lay on the site. So please tell me doses that translates to our economy reality. imagine that. No, they're between ₦60m and ₦75m the last time I asked and these are the semi-detached wings. The apartments are a bit cheaper. |

Average two family home is still affordable to buy at $300k on montage. Compare to ordinary land that’s are selling in Lagos, Abuja and others places for 120m with no light, no central sewage, no central water system. ₦120m house anywhere in Nigeria can't be ordinary sir. A 2 family home should consist of what and what sir? Average house in Lagos that I know is between ₦40 million and ₦80m. (They range between semi duplex to detached duplex of a minimum of 3 beds). Bungalows are between ₦25m to ₦60m. An average $300K House of 2 family in America is ₦156,000,000. (₦156m using ₦520/$1) The amount above will get you above average house in Nigeria. Annual property tax on that $300k House in America will pay your power and other things within the same time frame. There's no way on earth an average house in Lagos or houses in Nigeria is more expensive than the US, UK and their like. |

sonnie10: Your house is a contemporary design, the very opposite of what stamped concrete represents. Stamped concrete is just the replication of gothic design but in less cost effective way. Real stone stucco would be more appealing, if stone look is desired. Tiles are more contemporary and would be more suitable for that style of building. Another angle but in the original design, only one place is to be bricked. The rest are more of paintings. Thanks |
