michlins: personally even now, I hate climbing stairs. That's why this project is my ideal building. Tall and yet no stairs to climb Stairs are not for height though, they are to create more usable spaces in the "air". |

Focusmind: I understand but wouldn't want to have one in my build at old age. The same way I don't like step up or step down in any part of my living room. I like everywhere to be same and flat. There are other ways one could exercise outside climbing and coming down of staircase. True, step up/down even hurt young people when you're absent minded (happens to us randomly). |

FEGEITOK: Due to arthritis and kneecap replacement surgery, my grandparents ditched the higher floor for the ground floor. I think with old age life so drastically changes that one cannot but understand why focus.mind is making the plans he has outlined above.
I am talking people in their 80s and 90s
Let me not get started on all the modifications that had to me made even to the ground floor for their safety yes, those in the 80s and 90s should move to bungalows. 50 to 70 still need stairs to keep their bones active. |

Okay, I understand. Sure, when one get older, climbing stairs become a chore but medically speaking, homes with stairs help elderly people stay fit. ( https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6359596/) Focusmind: Nothing bro. Just personal choice. I am a minimalist to the core and like things to be minimal and modern. My current build is a duplex and it is because of family. The house is designed in such a way that it could be repurposed later into mini flats for letting when my kids must have taken flight off my care.
My bungalow would be a retirement house without the discomfort of staircase. Just for me and madam. Personal decision. |

BiigTee: I think for focus mind, it's more of a personal choice! From what he wrote he has had his fair share of duplexes but he doesn't seem to be interested in that anymore when he retires.. Not like there is anything wrong with it tho.. I know he's typing from his experience, I am just interested in his reasons. Who knows what lies in the story and may be worth learning from? |

michlins: simply say that he's not cut out for the massive cleaning and empty rooms when the kids move out. Just few rooms that will be fully utilized instead of having empty and dusty rooms If built when the children are still young, you'll enjoy it before they finally move out. Not talking about a family with 2 children though. |

Focusmind: I agree. My next retirement home is going to be a two bedroom bungalow with high head room like this one you did. I am done with duplex. Once I am ready, I will simply demarcate my current duplex into mini flats and self contained. I already designed it to be easier to be demarcated and converted to self contained for letting. What's wrong with duplex? |

dedons: I was born into an average family with my parents always doing their best to make us happy during Christmas celebration very year.
Unfortunately, I ventured into business this year but lost everything due to the evil employees I had. They intentionally wrecked the business and disappeared. I've been weeping since October till date and left with nothing.
I woke up this morning but couldn't say a word of prayers, instead I found myself weeping again. I do hope on God for divine provision and restoration.
It is well. We have a similar story. Mine happened about 7 years ago, but I'm back and better. Cheer up, you will bounce back as long as you have a clear plan and the knowledge to scale through. Your goodwill should help you stand and start over again if you have any. |

To those who practise what they preach, I wish you good rewards
To those who always know how others should do it but never able to do it themselves, may you find the light soon.
To those who knows how to use other's good job to pass as theirs, may you not be able to ever have anyone use your job to do same.
In my line of business, you get punished once you make errors instantly and you only have few seconds or minutes to make decisions, else you have to wait for another opportunity you're not of when it will come which is where I learnt patience and calm from.
People in my field can't be mediocre and expect to be successful.
Lastly, you can't sit on my money and think you will go Scott free.
Silence and calm are weapons I have learnt to survive in this abnormal society where criminals and con men play football.
I bait on. |

Mediocrity and quackery must never be allowed to run free.
We are always wondering why this country is the way it is, yet there are people who find joy in being quacks and mediocre because they know there are like minds ready to wave the "please na" flag forgetting how long it took the owner to make the money being thrown away.
If you're an apprentice, remain one, if you're not a professional, stay away from parading yourself as one.
By the time one or two quacks are punished the right way, others will sit up, it's a matter of time.
Angels won't make this country better if we allow rubbish to keep happening. |

Godisgreatest1: I still don't know why people still give out jobs because of pictures so-called artisans copy and paste on line. Some people are only good at posting beautiful pictures but when you give them jobs then 'sorry' will be your name. The real professionals do more work than they stay on line. I can go about taking pictures of beautiful houses, septic tanks, doors, windows, gates, roofing sheets and so on, after that I post them here, beat my chest and brag my head out.
It is Very easy to become an engineer 'overnight' in this platform.
Please let's be smart it is a modern day. Very true Real builders don't have the time for long epistle and posting multiple pictures. |

Dang. The pictures and long epistle gang have struck again. This is terrible, it has to be redone, but not by the same person. Jeff68: Please house, I bring this matter to this forum because I engaged this person on here, I am totally lost for words and seriously disappointed with work done by Alphamale Bio Digester. Apparently, he copies work done by others online and post it as his work! because this is what he did at my site! Photo & video attached, nothing close to what he posted on his Facebook page! I honestly expected what I saw online. unfortunately, that was not the case. I engaged him to do 2 of these, and from the start I had concerns, he kept saying “everything will be well, he has been doing this for 3 years”., he is not new at this” but when I got to the site yesterday, this was what I saw, I was so disgusted I can hardly stand, the other artisans on site were dying laughing at my reaction because they told him. Now to the facts, I have already paid 200k for 2 out of the 350k I was billed for 2. This was suppose to be casted, he used blocks, dug a hole and buried blocks to absorb the water, I told him I had doubts about that working, he said he will add some chemicals, he added some coconut shell! I am still owing 100k, but based on what I have seen on ground, I will have to start all over again. Honestly, the level of unprofessionalism is shocking for what he expects me to pay 350k for. There is more, but I am so pissed off! Please your opinion because he actually thinks he did a good job! |

UC92: The laundry and the kitchen having a strong relationship isn't right to me, can you move dirty clothes and probably kids messed up napkins through your kitchen to the laundry? Assuming you want to achieve a proper laundry then it should have a verandah attached to it, where you can hang some clothes to dry up during rainfalls.
The inclined wall just created a little unusable space, you can straighten the wall.
Finally, coordinate your dimensions. I just saw 939mm for door opening, 3664mm for bedroom, there ain't right.
Above all the plan works well.
Daalu. Ok sir. Will communicate this to the arch. Thank you. |

rotecch77: The drawing looks ok, No perfect drawing anywhere. I will only suggest that you can inter change the dressing room to toilet, so that the plumbing piping system will be simple and lesser in cost because of the distance to the second room toilet. ( upper floor ) Thanks I think the dressing room is to serve both rooms, so if moved to the other side, may likely not serve the master bed optimally. |

Zoharariel: It’s a pity. This is just a child’s play in comparison to what will engulf Nigeria should these brainless bastards in Government tamper will the fuel subsidy.
People, who hitherto were only able to feed once a day would resort to anything (Robbery, Kidnapping & Killing) just to survive if they’re further impoverished and their once-a-day-meal is taken from them.
Since the brainless bastards in Government are oblivious of the level of poverty, hunger & suffering in the Country, my sincere prayer is for them to push Nigerians further so that the Country can burn to ashes once and for all.
That terrorist bastard short man-devil Nasir El-Rufai and his stupid uncouth brainless deposed friend - Sanusi Lamido Sanusi are at the forefront of the subsidy-removal because they have stolen enough money from the Government to cushion the effects and so do not know what the average citizens are going through.
For 6 fvcking years, you failed dismally in all your responsibilities and couldn’t build a single refinery that would have made a lot of difference, but now looking for a short cut to put the consequences of your actions on the masses.
That other hypocritical satanic short man-devil of a fake pastor in Aso Rock who is only good at coming to speak useless English to the masses has forgotten all the empty promises he made during the campaign and how thin his giraffe neck used to be when he was drinking his 40Naira-satchet Milo with the Buhari at the Eko Hotel.
Tamper with the subsidy and we shall begin to hunt you and all your bastard children for food like the Kangaroos in the wild. You obviously think they're going to be affected? You are only going to kill your fellow citizens and can't reach them. Maybe you forgot Endsars, how many politicians died? Now, how many civilians and poor security men died? How many lost their livelihoods? Please think deeply before responding. |
