From your explanation and the drawings, your architect's fear is justified considering the fact that the 3bedroom and twin 2bedrooms are not joined together in a block. That way, you will be able to maximise the space left after taking standard set backs. Consider that option and ask your architect to reflect it, though he will have to do extra brain racking in resolving the associated ventilation and circulation issues with co-joined flats, but a little increase in his pay should suffice. What is the Area of your Foundation, I am trying to determine the total area compared to yours for the Concrete Slap.

From my estimate so far We ll be needing roughly about 6,500 blocks alone. seems to be 3 times what you have in terms of Blocks.

I ll let other contributors say their bits and we ll take it from there.

The number of blocks also depends on the depth of your foundation footing. Make sure to subtract spaces in between the walls when doing your calculations. I guess you may have blocks left to continue the superstructure afterwards. Cheers.

Well, just did an estimate for a 6nos 2 bedroom block of flats, from setting out to dpc, just yesterday. Find below excerpts:

MATERIAL ESTIMATES FOR 2BEDROOM BLOCK OF 6FLATS FOUNDATION/GERMAN FLOOR.

Please note that the prices quoted are what obtains in Akure at the moment and they change almost every week, due to current state of the economy.

SETTING OUT MATERIALS
Pegs, Rope or Line, 1X2 profile wood, Nails etc. @N15,000

MASONRY
50tonnes of 3/4 inch granite @N4,200 per tonne =N210,000(tfare inclusive)

5(double)loads of sand @22,000 per load =N110,000

100bags of cement(5tonnes) @2400per bag including tfare =N240,000

2000 nos of 9inches blocks @220 per block =N440,000

IRON WORK
70lengths of 16mm iron rods @4500 per length =N315,000

36lengths of 12mm iron rods @2700 per length =N97,200

24 lengths of 8mm iron rods @1100 per length =N26,400

2 units of 50kg binding wire @6000 per unit =N12,000

WOOD WORK
60 nos of 1X12 wood @900 each =N54,000

70nos of 2X3 wood @350each =N24,500

1 bag of nail @N8,000

Damp proof membrane(DPM - waterproof nylon)@15,000

TOTAL = N1,567,100.

Laterite for filling would be estimated after the foundation footing has been done for precision. It is N22,000 per load in Akure.

Workmanship of artisans can be negotiated at appropriate time.

Please note that water is an essential commodity on site. So, it is expedient to either dig a well or sink a borehole if there is no place close by to get water. In addition to that, you will need to buy at least a 1000litres tank(geepee) for water storage.

NOTE: This is not a substitute to a professionally done B.O.Q(Bill of Quantity) by a Quantity Surveyor (Q.S)

For commercial purposes, you can have as much as 4nos 2bedroom flats in a block, 3nos 3bedroom flats in a block and if you go upstairs, can even be more. I just concluded the design of a block of 6nos 2bed flats for a nairalander on same size. All the best.

I have designed and supervised such building types as you desire. We call them raised bungalows. See pics below.

The building in the first pic is already nearing completion, while I have just finished the design for the second. The beauty and concept of this design is that you have a room/rooms in the roof, more or less building a bungalow with duplex facilities and with lesser cost.

Very interesting topic I must say. This is my input; Mr. Wilfred wants to build a house, he approaches an architect(first port of call) to get a building drawing(design). The architect interprets the client's desire and reproduces on paper. Architects are like photographers. They read your mind and draw a building plan for you according to specifications and codes. Architects are great people and professionals too, but they've got limitations.

Civil Engineers, It a privilege to have a professional civil Engineer design or build for you. Civil engineers are saddled with the responsibilities of designing and building Bridges, ports, Dam, Highways, high rise buildings e.t.c

Builder, saddled with the responsibility of building. He knows how to interpret building drawings and Structural details. He/she can be likened to an educated chief Foreman. He's the chief design interpreter. He also coordinates all forms of labour on site. The builder in my opinion is an integral part of a building operation.

Here's my opinion on who should supervise a building.

We don't question who should supervise high rise buildings like sky scrapers, 15+ storey building, do we?
We all agree that a Civil Engineer should be in charge.

Then when it comes to ordinary duplex or 3/4 storey building, we're asking who should be in charge? Which is more complex a sky scraper or a duplex? A civil engineer breaths building. He understands the soil, underneath the soil and above the soil. He knows what will make a building stable. It is a rare privilege to have a professional civil engineer build your dream home. This IT age with softwares such as Autocard, Revit, Google Sketch up, Archicard helps just anyone to draw or design a building, but certainly not to detail(structurally) a building.

I beg to differ. Architects don't have limitations. They still superintend in the case of skyscrapers and all, simply for the fact that, they designed it in the first place and know how best it should work. Do your research on megastructures such as the burj in Dubai.(Tallest hotel in the world)

Architects are not chief builders but chief consultants. In order words, they are 'thinkers', who have the responsibility of working out the entire process, based only on the inputs of other professionals, which includes but not limited to the civil engineer. This means if the architect wants the building to twist 360degrees, its his instruction and the structural engineer MUST be obliged to work it out, as long as that is an interpretation of the client's brief. Whatever calculations or drawings done is based primarily on the architectural.

That answers the fellow who doesn't notice architects on site. You may not see them on site, but you will sure notice their instructions referred to as 'The Architects Instruction' delivered to other professionals through his resident architect. Therefore, everyone who works on a site, only does, or are supposed to, based on the architect's supervision. It is the reason a newly employed government architect, has and will always superintend site meetings over other professionals, on higher levels any day, any time. Visit any government ministry to confirm that.

For architects worth their salt, there is even a limit to a client's interference, because at the end of the day, the building subtly bears the architects name(reputation) and the client is just the 'financial owner'.

Good you sought for advice early enough and from what I have read so far, I believe you know it is best to consult an architect. We are trained to design, and that's why we are referred to as the chief consultants.

All other professionals work based on the architect's instruction. That said, my observations are as follows:

1. Lobby not lit and ventilated.
2. Store wrongly positioned, not lit and ventilated.
3. Bedroom 2, not cross ventilated.
4. Kitchen position, a bit awkward
5. Guest convenience missing.

Suggestions:
1. A redesign is required
2. A MLP(Material and labour cost) should be done by your new project consultant, if you can't afford to pay for a professionally done BOQ by a quantity surveyor.
3. New consultant should be a 'Design and Build Architect', who has experience in building and knows what is realistic on site and not just paper works.

Regarding your budget, the MLP will give you an idea but if it is just about getting your building to habitable standards without the luxury of great finishes like expensive tiles, stone coated roof tiles, turkey doors etc and depending on the location of your site, we can help you SACK YOUR LANDLORD to that extent, with about 4.5M and you get your roof done but with long span aluminum sheets, locally made(but strong and fine) iron doors for entrance and exit, locally made(but fine) wooden doors for interior spaces, aluminum sliding windows.

Only God knows how long it took him to raise finance to produce the movie then, just as I have faced with a story I believe will change the world. Movies can be a very powerful tool of mass education if properly done and its impact can as well be timeless. I haven't seen the movie, but with these reviews, I think it has to be taken to the cinemas again, if it wasn't then. Looks like its a timeless piece. Congrats to Muyiwa Ademola, kudos to the cast and crew for doing a great job and many many thanks to the Pastor for following God's leading to reward ingenuity.

I'm in urgent need of a contractor to build my house next month. The house is a family house for me, my wife and 2 children, I need a rough cost quote for the specification below. I have already purchased 1 full plot of land in the Lagos area towards Ajah. The plot size is 650sqm, please advise what size house footprint is suitable for this size of land i.e 250sqm, 300sqm etc...

The quote must be for a fully functional finished house ready for my family to move in without the need to do anything than just furnish.

Basic design concept

2 stories

4 bedroom ensuite (UPPER LEVEL)
STUDY ROOM ( GROUND LEVEL)
1 ground floor Toilet room
1 large kitchen
1 medium dining area
1 large ground floor communal living area
1 medium upper floor communal living area
1 storage area ground floor
Entry reception area

Ground floor
Large kitchen - The kitchen will be center of the house and one of the main features, with use of long walls and high ceilings the kitchen will almost appear like a backdrop displaying all of its features in one go. Natural sunlight from a large window space will allow the kitchen to always be in the spotlight. The kitchen will be an open planned area with no doors but could strategically place a stud wall to demonstrate its independence but having naturally flow into the dining area and then so into the large communal area.
Medium sized dining area - The dining area is also open planned and just a mere extension of the kitchen however will be an area that will allow full view to the whole ground floor in its entirety.
Large lower floor communal living area – This area will be the largest in the whole house, with high ceilings and long walls the room will give a sense of freedom and space. This too will be opened planned and will be the first sight upon entrance of the house.
Storage area/room – This will be a novelty area, open space with closed walls hidden towards the back of house.
Utility room – This a very small area for storage for solar batteries and inventors
Small Toilet room – Toilet and wash basin
Entry reception area.

Upper floor
Bed room 1 Master – Large simply open room with medium ensuite
Bedroom 2 - medium simply open room, small ensuite
Bedroom 3 – medium simple open room small ensuite

medium upper floor communal living area –This space will naturally come from the extension of upper floor bedrooms and will be an off-centered meeting point/landing/balcony. Will overlook the ground floor. Use of 1-2 large windows in this area will highlight the amount of space.

Please note and this is for all potential quotes, at this point in time until drawing plans are complete I need to be provided with intelligent estimate, this could come from previous experience of building 4bed houses in Lagos, and current cost of materials. I understand accuracy is compromised without full drawing plans but take my home as being no bigger than the 4-5 bed detached we conventionally see in the Lagos area.

I need to know will I be spending 15M-20M 20M-25M 30M-35M 40M-45M 45M+
