Greetings landlords, engineers, architectures and all. I have a decent 3 bedroom, 2 parlor bungalow with all facilities intact that’s nicely seating on a secured plot with interlock and a beautiful seat out vegetation along the Benin/Agbor bypass.

I spend lots of money on maintenance, clearing, cleaning, security and (painting the structure almost on yearly basis) which is much for me and I feel the need for it to be occupied to cutout these expense because I have no current or future plan relocating or using the said apartment. All facilities are intact. I intend to rent it out at a very discounted rate so it can be occupied. Although I do not intend to collect AGENT/AGREEMENT FEE, but CAUTION FEE will apply

In as much as I don’t want the house to look depleted because of most tenant’s attitude, it’s also clear that some tenants are cultured when handling other people’s property.

I am so worried about lack of maintenance by occupant(tenant) as I based in Lagos and work offshore and rarely, do I travel to Benin or neither do I have direct family(ies) that base in Benin.

I need honest advice from landlords whom may have had similar experience.

OP have you thought that despite the prayerful nature of Nigerian christians, the country is getting worse daily. So why is atheistic countries like China, New Zealand which have considerably less christians than Nigeria progressing while we languish in Nigeria despite praying at any chance?

The issue is that irrespective of the religion, an average Nigerian is hypocritical in nature. Just imagine a person praying for Nigeria to get better for all being among those who is corruptly enriching himself or herself at the detriment of the country and some of them even give to their religious organizations out of their proceeds of corruption!

When you see most Nigerians complaining about those in position of authority, it is because they are not able to benefit from those corrupt deals otherwise if than can, they won't complain but will call it smartness or Divine favor.

In most cases, it is not how much you earn or have that matters but how you deploy it.

In your case, I guess you are probably living beyond your means! Or you are servicing loan(s) that makes it impossible to have access to greater part of your monthly earnings.

If you are currently not servicing any loans, then it is your life style that is the problem. You are probably living a fake life just to try to measure up to a particular standard.

You need to retrace your steps. First and foremost, know that you must not live your life to please anybody, not even your wife?

So, if your house rent is too expensive, don't renew it, rather go for a smaller one that will still adequately meet the need of your family while you invest and save towards buying a land and build yours. House rent is always the number one source of this kind of financial strain.

Equally look out for other areas of financial drains like clubbing, drinking, womanizing etc and eliminate them.

After the above steps, plan for and work out other sources of income as a side hustle.

Also, don't allow any external factors put any unnecessary pressure on you henceforth.

So, you are comparing Nigeria with Iran? You must be funny sha. Do you know how old Iran is compared to Nigeria? Nigeria just got independence in 1960 and you are comparing it to an country with ancient history. If Nigeria spend the same years as Iran it would be an Eldorado. Extremism is worse than the corruption Nigeria faces.

Forget how long? It is about how well meaning the people are not how long the state have existed. Do you know the share number of sanctions Iran is facing and yet still making developmental strides? If Nigeria faces half of it, it will become ungovernable.

The new Iranian President is a liberal Muslim that doesn't really support Sharia justice system but their 85yrs old supreme commander Ayatollah Ali Khamenei is the major problem.

We are almost in 2025!!! It is high time some of you know that it is not the system of government that matters but good governance. The last time I checked, Iran has a better governance system and dividends of it in almost all sectors (technology, manufacturing, economy, energy, infrastructure etc) than our so-called democratic governance here.

What is happening to his finances?

Is he a business man whose business is slowing down? If yes, try to factor out why and suggest ways by which he can revitalize his business.

Is he a salary earner who seems not to understand how his finances are dwindling faster than expected? Analyze his recent expenses or habits that are causing the financial drain. Advice him accordingly to clear his doubt and free his mind from that illusion.

It is obvious that the wife is the one who wanted out due to the current financial status of the husband. Her statement quoted below clarifies this. Therefore, no one can mediate their differences because the mind of one of the parties to get out of the union is made up!!
