Building from scratch is not only cheaper you will also be able to ascertain the quality of the materials used during construction. I have seen a situation whereby a stone dust was used as a coarse aggregate in concrete for foundation footing and lintel because it was cheaper compared to 1" of gravel.

12m can give you something of this nature but the site location will also play a major role because the cost of labour and materials are cheaper in some area.

I was also robbed at gun point at around 7:55 pm at my street in Benin city. They collected my SAMSUNG GALAXY PHONE, Hp laptop with some cash of about 10k. Those guys are terrible. May God continue to keep and protect us.
